Revdex.com: I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # [redacted] Bird Dog Home Inspections made a promise on it's web site to make the very best effortVermiculite is a very well publicized issueEspecially as it relates to old housesIt's seriousness has prompted states to initiate several laws protecting the public against exposureThe cost to abate is in the thousandsAs you can see from the attachmentsI have also sent pictures/ and emails that show it would not have been hard to seetheses picture are from the insulation company and abatement companiesWhat good is a home inspection if it does not protect prospective buyers health and safety, and allows outrageously expensive issues to go unnoticed ? After all isn't this why they are hired? Yes old houses do have additional issues as he has stated and this is one of themAwaiting more estimatesUnfortunately the suggestions made by Bird Dog Home Inspections are very expensive which may be why he so adamantly proclaimed in his email to me"Therefore, Bird Dog Home Inspection, LLC will not be paying for any vermiculite removal at your [redacted] property" Regards, Valorie Pennington

Good Afternoon Revdex.com,I have just received complaint ID [redacted] via mail.  I have forwarded the email which I responded to the client on 9/25/17 and attempted to provide her with some avenues for resolution. The bottom line here is this is a case of vermiculite which was not visible during...

the inspection as it was located BENEATH insulation.  Our home inspection standards of practice are very clear that we are not required to remove or disturb insulation.  This client took it upon herself to make her own interpretation of the standards of practice.  She has also made her own interpretation of my "Historic Home Fee" which is very common for most home inspectors as older homes typically have more defects so the inspections take longer to perform and the reports take longer to write, the fee helps cover that additional time required.  The fee does not in any way imply that it is for an added level of inspection due to more hazards, hidden defects, etc. and all inspections are performed to the SAME standard of practice for general home inspection.  Furthermore, ALL of my clients electronically sign a Pre-inspection Agreement Prior to my even allowing them to schedule the inspection.  The Agreement includes a link to the InterNachi Standards of Practice for a General Home Inspection as well as other legal language that set forth the ground rules of the inspection process.  I have attached a PDF of the inspection agreement as well as a screen shot of the acknowledgement from the client in the [redacted] software. Please let me know if there is any more information which I can provide.  If there is any other process I need to pursue to eliminate this unfounded complaint on Revdex.com I would appreciate more information on this.  If the complaint remains and I need to initiate some formal response to the complain which omits the clients information please let me know and I would be happy to do so.Thank you,~[redacted]

Revdex.com:
I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # [redacted]. Bird Dog Home Inspections  made a promise  on it's web site to make the very best effort. Vermiculite is a very well publicized issue. Especially as it relates to old houses. It's seriousness has prompted states to initiate several laws protecting the public against exposure. The cost to abate is in the thousands. As you can see from the attachments. I have also sent pictures/ and emails that show it would not have been hard to see. theses picture are from the insulation company and abatement companies. What good is a home inspection if it does not protect prospective buyers health and safety, and allows outrageously expensive issues to go unnoticed ? After all isn't this why they are hired? Yes old houses do have additional issues as he has stated and this is one of them. Awaiting 2 more estimates. Unfortunately the suggestions made by Bird Dog Home Inspections are very expensive which may be why he so adamantly proclaimed  in his email to me"Therefore, Bird Dog Home Inspection, LLC will not be paying for any vermiculite removal at your [redacted] property.
