Review: [redacted] Realty wrongly charge and with hold Move Out Security Deposit money. They charged tennents living in a house for more than 2 years for paint, the cost of painting and supplies they are responsible for replacing such as batteries. They are breaking the law by doing this. Do not rent a house in the San Luis Obispo or surrounding area from them. They will not be honorable to their security deposit returns.Desired Settlement: I would like my full security deposit from the house I rented returned. They have no right to keep the money they have kept from me.

Review: Bjerre & Garcia was the property management company of a home we rented. Upon moving into the home we realized that the home was very dirty. Its really hard to tell the cleanliness of a home from seeing it one time before renting. We Paid to have the carpets professionally steam cleaned and the house professionally cleaned upon move in hoping it would help with the dirt. Since that did not seem to help we then asked if we could paint the walls to cover the old dirt stained paint. Nothing we did really seemed to help, the carpets are around 12 years old and has a fist size hole in the downstairs carpet. After living in the house for approximately a month we noticed a green substance around and in the hole in the carpet. Since it seemed like mold We took pictures and sent them to the property management company. Not only were they not concerned or willing to fix the issue after a few conversations they told us if we are not happy then we are welcome to move out. We were shock that instead of working with us to fix the carpet they would rather have us move out. We asked them one more time and again they told us we are welcome to move out. So that is exactly what we did. We still provided a 30 day notice and made the house available for showings. They found a new renter before we were even ready to move out so they did not lose any rent. We actually ended up moving out early so the new renters could move in. At time of move out we again had the home professionally cleaned. Once we received our security deposit they had taken out $950 for breach of contract fee (which the contract says nothing about this charge) and $350 for carpet and house cleaning (again no where in the contract does it state house needs to be professionally cleaned which we did anyways). The contract says home to be as clean as when renters moved in. This home was way cleaner then when we moved in! We only lived in this home for 4 months and we spent over $300 in paint and $300 in cleaning services.Desired Settlement: I have contacted this company multiple times to try and resolve this issue. The contract states please start with mediation before any legal action is taken however they have not replied to the emailed letter I sent giving 14 days to respond. I want a full refund of deposit. California law states if a carpet has a rip or hole the rental company is responsible to fix it. Not only is it dangerous that mold might be present but the hole is a dangerous tripping hazard.
