We bought a new home a few years ago from Black Diamond HomesThe first isssue I ran into with them was that right after we moved into the house I noticed the floor in front of the refrigerator was extremely unlevelI contacted the owner about this issue and was basically told he wouldn't do anything about it, because it involved too much work! I just put new hardwood floors in this house and I had to buy a self levling floor compound to fix the issueTo give you an idea of how bad the problem was the size of the area of the curedd floor compound was an ellipsesbout feet long and feet wide!
Now when we went to sell the home the inspector found water throughout the crawl spaceThis is obviously due to a poor design of the house (note that the landscaping around the home is all sloped away from the home (i.eso the rain/storm water runs away from the foundation))I have had a contractor quote what itvwould take to fix the problem and we are hit with a bill over $5,000! These contractors also noted that the vapor was very tore up and needed to be replacedNote, like most home owners I hardly ever went into my crawl space so it wasn't me that caused the tears in the barrier - it was originally this wayThe contractors said they would need to trench all the way around the foundation and put a sump pump in Also note that two of our neighbors in the same neighborhood had the same problems with their homes built by Black Diamond HomesWhen I contacted the owner of the company this time about this he basically said "you're house is out of warranty so I am not going to help you."
I am working with the other home owners now to pursue possible legal action with this company- to get retribution for poor design work
Thus, buyer beware! If I were you I would make sure Black Diamond Homes trenches your crawl space and puts a sunp pump in for you!
