but not to include site design or civil engineering Provide Floor Plan, Ceiling Plan, Interior elevations of restrooms to illustrate ADA compliance (not to include accessibility provisions for the exterior of the building), Door & Finish Schedules, and Wall Type Details Provide the Owner's equipment supplier, and other related consultants with floor plan backgrounds in AutoCAD format Specifically excluded from this Architectural Design Proposal are the following: Mechanical, Electrical, & Plumbing design, loads and calculations (heat loss / heat gain) and related drawings which are required to be sealed and signed by a registered engineer Fire Suppression Information & Fire Alarm Systems design services are not anticipated and to be provided by others if deemed necessary Services typically rendered by an Interior Designer; Construction Administration was not in our contract but provided at no additional cost when it was evident that construction coordination was failing. The project started with [redacted] Construction who did not complete the work, finished by Terrance, another contractor. Architect worked to coordinate with each contractor on a timely basis.
ARCHITECTURAL services do NOT include electrical box/fixture locations nor sewer plans. Mechanical, Electrical and Plumbing (MEP) was completed by a separate engineering consultant. Cross reference of all drawings was required in the field by the General Contractor. This was a very simple set of drawings, 2 architectural sheets, 3 kitchen design sheets, and 3 MEP sheets.
This building was not a "white box". It was formerly a mercantile use selling purses and jewelry. The architectural drawings covered the technical aspects of the change of use of the space. The Architects saved the client money by convincing the City Plan Reviewer to allow the current restroom fixture locations unchanged rather than updating to current ANSI standards for accessibility (a requirement in change of use situations).

Health department requested two separate hand sinks for the kitchen. Architect responded with two solutions before being accepted by Health. Efforts by the architect were to save the client money. Owner was not familiar with submitting documents to the Heath Department which caused delays. Architect advised owner on procedures at the Heath Department multiple times. Owner seemed appreciative at the time. Heath department review and approval is a common situation in this type of project and 9 days is shorter than most projects going through Health department approval. Selective demolition work could have been completed on the project during this review/revisions/approval process.
Architect went beyond the scope of his work described in his proposal to [redacted] Barbecue. Architect did not charge for extra work completed beyond the scope of work in the accepted proposal. The accepted proposal is as follows (and attached):
This proposal is for architectural services to:
1. Provide all necessary architectural permit drawings pertaining to this project
as required for acquisition of building permits per the City of Florissant
Building Department Drawings will meet the 2009 International Building Code
& the latest ADA codes. All design work will meet the requirements of
applicable City of Florissant ordinances and regulations. The City of Florissant
requires sealed and signed architectural drawings in order to obtain a building
permit. Drawings are also required for review by the St. Louis County
Department Health Department.
2. Provide Building Design Data as required by the City of Florissant Building
Department; but not to include site design or civil engineering.
3. Provide Floor Plan, Ceiling Plan, Interior elevations of restrooms to
illustrate ADA compliance (not to include accessibility provisions for the
exterior of the building), Door & Finish Schedules, and Wall Type Details.
