I will be returning $received from complainant on 3/7/15, for payment for November, December, and January, February, It will be sent certified mail June 8, I will stop payment of check #sent to complainant 4/22/Please note my first response to complainant dated 3/17/@ 8:31AM, "Am in OklahomaWill be home 3/23-Please tell renters to allow access to back yard & all will be wellWe can communicate when I get home." I landscaped the complainants back yard in July of and began maintaining front
and back yards in August of @ $per visitIn October of the tenants set up a haunted house for Halloween, so I worked around it(no problem) weeks later when I went to mow the backyard I picked up more than piles of dog droppingsI neatly piled the droppings off the lawn, did my work and leftweeks after that when I went to get in the backyard the entrance was barricaded with big cardboard boxesI did manage to carry my lawnmower into the yard, but I had to shuffle in sideways and shuffle out sidewaysIt was obvious the tenants didn't want me going into the yardI knocked on the door and rang the doorbell one time when a black mustang was in the driveway, but nobody answeredI figured they would have to let me in sometime or notify the landlordThe landlord tried to contact me on March 12,2015, but I didn't get the message until March 17, I did respond to her on March 17, Attached are copies of communiques between complainant and Blanco Landscape ServicesSincerely,

I am rejecting this response because: A company with common courtesy and good business practice would contact the person who hired them, the landlord, myself, if they are having difficulties completing the job they were hired to do They would not continue to collect money for work they were not performing That is the definition of fraudOnly after a third party notified me the work wasn't being done and I notified Mr Blanco did he admit this and instead of having integrity and doing what any good business would do, he immediately quitA decent business would have acknowledged this and offered to perform the job ASAP after I could guarantee them accessBlanco Landscaping not only deceived me for weeks/months, taking money for work they didn't perform, they refused to ultimately do the job and refused to refund the amount they took dishonestly.

Review: Blanco landscaping continued to bill for full services but I found out through my realtor months later that he was only doing half the yard - the backyard was overgrown and delayed sale of the home until I could get it taken care of. When I approached owner Joe Blanco about this he gave immediate notice and never came back. When I asked for a refund for doing half the agreed upon work but charging full price he refused to pay.Desired Settlement: $300 - for 6 months of charging full price and only doing half the work. ($100 normal charge - I am asking half that back for the 6 months he deceived me.)

Only after a third party notified me the work wasn't being done and I notified Mr Blanco did he admit this and instead of having integrity and doing what any good business would do, he immediately quit. A decent business would have acknowledged this and offered to perform the job ASAP after I could guarantee them access. Blanco Landscaping not only deceived me for weeks/months, taking money for work they didn't perform, they refused to ultimately do the job and refused to refund the amount they took dishonestly.
