Blankenship Roofing Company, Inc. Reviews (5)

Review: I hired Blankenship Roofing Co. through [redacted], the company that manages my property at on [redacted] in [redacted] I signed a contract to cover removing and disposing of the existing roof, installing new decking to the entire roof, installing ice and water shield to the entire roof, and installing new drip edge and pipe boots. I paid one half of the amount up front. After the roofers started, they claim the existing roofing material was more than the original bid. Blankenship did not call me or my property manager to provide a price for this alleged additional work or to get approval for moving forward at additional cost. The roofers moved forward with no approval from me, the owner, or from my local agent/representative. The price charged for the removal of additional roofing materials (which were visible and had been seen prior to the bid) was exorbitant - almost 30% of the original bid. Had I or my agent been notified, we could have made other arrangements to conduct the work. However, we were not given the opportunity to either approve Blankship doing the work at additional cost or find someone else to do the work. Blankenship Roofing is now threatening to file a warrant in debt and a mechanic's lien on the property. In addition, while installing the new roof, the workers punched a hole through the kitchen ceiling. They denied that they punched the hole through the ceiling, even though the property manager knows they did. I incurred additional costs to repair the hole in the ceilingDesired Settlement: Estimates received after the fact for the removal of additional roofing materials were 1/3 what Blankenship charged. I am fine paying a fair price for additional work. I am not fine with paying for work that was not approved by me or my representative and with no attempt to contact us prior to moving forward. It appears that Blankenship Roofing was taking advantage of a situation with an out of town owner. Further, when I sent in the final payment for the original contract amount, I marked the bill and check as "final payment," which Blankenship accepted and cashed.

Response:

I have received your letter as to the complaint filed by [redacted].I have never met nor have I spoken to Ms. [redacted] prior to or during the time the work was completed. I had been told by a representative at the property management firm, [redacted] ([redacted]) from [redacted] , that he managed this property that Blankenship Roofing Co., Inc. installed the new roof on.When I met with the property manager in March of 2016 about the existing metal roof that was on the house, he stated the owner wanted the metal removed wanted new decking and shingles installed.Per our contract, which I am providing you a copy of , which Ms. [redacted] signed, the first sentence says “Remove and dispose of existing metal roofing". I explained to the property manager that it was possible there may be other roofs under any metal roof, before we contracted this roof for replacement.A contract was provided to the management company and it was signed by Ms. [redacted] and returned to Blankenship Roofing Co., Inc. along with her deposit. The work was scheduled and the new roof installed as to the contract. The day the roof was started, it was discovered that the roof did in fact have 3 layers of shingles underneath the metal roof. I immediately called [redacted], the management agency representative and left a message, it was several hours later when my call was returned. I indicated to him what we had found and what stage of the job we were at. He told me he may have a hard time reaching the owner because she lived in [redacted]. He did ask what the cost would be and I gave him the extra cost figure which was $1,680.00. This is for removal of the extra 3 layers of shingles and the disposal cost. I wasn't told to stop the job or do anything different. The 3 layers of roofing had to be removed in order for Blankenship Roofing Co., Inc. to fulfill its contract obligation. This roof was out of building code having 4 roofs on it. I explained all of this to the management representative and he said, well we have no choice but to keep going with the job.All of the work was completed to our contract. After doing my walk around of the job on 4/14/16, I sent the property management representative a photo of the roof being completed. I told him everything went well and the roof looked great. He replied and I quote "[redacted] sure does".As to the hole in the plaster ceiling in the kitchen of the house. I am unaware of any way our workers caused this hole. There were numerous areas this roof had leaked prior to the new roofbeing installed. We provided a separate invoice for the additional 3 layers of roofing that was removed and disposed of. This is a fair amount and was calculated by the amount of squares of extra roofing that was removed. Our office has made numerous calls and sent emails to the management agency regarding payment, and the only answers we could get was I will check with the homeowner and get back to you and that the owner couldn't swallow paying for the extra work done. We never were contacted back. Out of good faith we deducted $200.00 for the plaster repair, which reduced the bill to $1,480.00.It appears obvious that Blankenship Roofing Co., Inc. was not going to be paid for the work done Until we contacted the management firm letting them know that our intention was to file a mechanic’s lien and a warrant in debt if payment wasn't received by June 15, 2016. It wasn't until then that this complaint was filed with the Revdex.com.The scope of work was completed by Blankenship Roofing Co.,Inc. and there are no problems with the roof in any aspect. We think we should be paid and this matter will be resolved.[redacted]

Response:

I have reviewed the response offer made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

His version of events does not match what my property manager told me. I do not believe a contractor should continue work on a property that will cost an additional 30% of the original quote without approval from the representative or owner. I have never encountered such a situation. Contract and quote should have stipulated that should additional roofing material be found, it will need to be removed in some manner (whether by additional fee to the roofer or by some other manner). It did not. I paid them, so I am sure they don't care. I just want others to be aware of how they do business. Don't do unapproved work and expect to be paid for it - but be sure to threaten to take the owner to court. Nice.

Review: This company was contracted through [redacted] to put a roof on my house. The roof was installed 12/19/14. [redacted] had called within the week to ask if the job was satisfactory. I let [redacted] know that the back roofs drip edge was buckled up in places and in fact upon inspection was the same old drip edge originally on the roof. The contract clearly states that new drip edges were to be replaced. There had been water problems in these areas that was one reason I was replacing the roof. [redacted] contacted Blankenship, I had a return phone call within an hour saying the installers had went out and looked at said "problem" and there was nothing wrong. I then got my ex husband involved who came and inspected it himself(he use to do roofing many years ago), he said absolutely it was not a new drip edge, he called [redacted] himself. Through many phone calls back and forth, finally members from [redacted] came out last week 1/29/15, inspected the roof, took video of the roof and HE agreed the drip edge was not replaced. I get a call today 02/2/15 from Blankenship again saying they were going to come "look" at the roof, he felt like there was problems with the wood not laying right. My question if something wasn't right then why did you just go ahead and put a roof down on top of it instead of alerting [redacted] or myself that something was wrong. Anyway he had said he would come out 02/03/15 to "look" at it. In the mean time I called my ex husband and asked if he could be there when the guys came. He took the number to see if they could possibly come out today since he was off. Evidently him and [redacted] had words on the phone, he admitted to him that they had not changed the drip edge and they don't fix structural damage. He then told him he wasn't fixing it at all and hung the phone up. We have called and let [redacted] know what happened. [redacted] is now going to use a different installer. Also there were several leaks in the roof, damaged wood was suppose to be replaced, can't get a straight answer out of [redacted] or the installer as to whether this was done.Desired Settlement: I just want the roof right, almost seven thousand dollars for a roof and this is what you get. I don't want Blankenship roofing to have anything to do with this anymore. Hopefully [redacted] will not use them as contractors in the future.

Response:

This letter is in repose to the complaint filed by Ms. [redacted].Blankenship Roofing Co., Inc. is an "Installer" for [redacted]. Our contract is with [redacted] and not Ms. [redacted] directly. On February 2, 2015, [redacted] contacted Blankenship Roofing Co., Inc. in regards to Ms. [redacted]'s issue. On that same day, [redacted] contacted Ms. [redacted] and scheduled an appointment on February 3, 2015 to take a look at her issue. Not to long after that conversation, Ms. [redacted]'s ex-husband called [redacted] and asked why he had to come back out and look at the issue. [redacted] proceeded to explain to her ex-husband, however he became very belligerent on the telephone. After that conversation we immediately contacted [redacted] and explained what Ms. [redacted]'s ex-husband had done and due to safety reasons we would not keep that appointment for February 3, 2015. The [redacted] representative completely understood our concerns and the representative told Blankenship Roofing Co., Inc. that they would take care of this issue with Ms. [redacted].Later that afternoon, Mr. [redacted] came by our office and was making threats and was very belligerent in our office. Salem Police was contacted and a warrant was made for his arrest. We sincerely hope that Ms. [redacted]' issue is resolved and are are very sorry that we were unable to help her, however we have full confidence that [redacted] will resolve her issue, if they have not already done so.Sincerely[redacted]Vice President

Response:

I have reviewed the response made by the business in reference to complaint ID [redacted], and find that this resolution would be satisfactory to me. I will wait for the business to perform this action and, if it does, will consider this complaint resolved. Just for the record, my ex husband was not arrested, not condoning his behavior. they make it sound like they were cooperative which was not the case. [redacted] had to contact this company on several different occasions and had no response. They do below standard work and that is what I want the public to know. I want people to see that someone has had shoddy roof work so they can pick a company with a better track record. No this response is satisfactory to me , I would expect no less from these folks. I would never let them come back to fix my roof.

Review: Brand new roof installed last year. Over 10000 spent on roof and gutters. Hard rain caused leak. Roofer blamed gutters which were replaced with roof by his contractors. He claimed they adjusted them. Rain followed and leaked again. Called roofer and he said he will contact his gutter guy. Gutter guy never called us, so I contacted roofer again who claimed he called him but would try again. This was two weeks ago. Tried roofer and the roofers office who take my message but I get no answers. All I want is the leak to stop so I can repair the room with water damage or prevent mold. I have three children and mold is the last thing I want. Insurance adjusters swears it is a lack of flashing between two roof eaves but the roofer blames the gutters. I just want my brand new 10000 roof and gutters to not leak. Frustrated.Desired Settlement: I want flashing applied and gutters adjusted so roof does not leak anymore. I need this done so we can repair our room and prevent mold from growing due to the water damage from the roof leak.

Response:

In June of 2013 our contract for the new roof was with [redacted], and not [redacted]. We also replaced the existing gutters and downspouts. On September 28, 2015 our office received a call from Mr. [redacted] that he had a roof leak. I called and went to look at his issue as a courtesy as we installed this over two years ago. I mentioned to Mr. [redacted] that he may want to think about having oversized gutters installed on the front of his house to help prevent over flowing during hard rains. It appeared this may be the issue. We have a one warranty on our labor. As I stated earlier this roof was installed in June 2013.The last time I spoke to Mr. [redacted] he was satisfied with my advice. If you have any further questions, please do not hesitate to contact me.Sincerely,[redacted] Meador

I have reviewed the response offer made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

The contract was with my father in law which doesn't change that over 10000 was spent on gutters and a roof. My uncle, who is a contractor out of PA, came and took a quick look at the roof and found several potential "culprits" for the leak. The answer [redacted] gave me for my roof leaking was I needed oversized gutters for that particular stretch of roof due to the pitch. So if oversized gutters were his recommendation why weren't they installed in the first place? It was his gutter guy- so he should have inspected his work after they were put up. The man never took the time to get on the roof and inspect the particular area, he just instead looked at the gutter from the ground and deflected to the gutter installer which he had contracted out. The real issue which I finally corrected on my own due to the lack of urgency or care from Blankenship was a nail head protruding from a low spot in the roof, lack of sealant between the "j" channel and shingles, and a lack of sealant between the aluminum trim and siding. If [redacted] would have taken the ten minutes to hop on the roof and inspect things he would have easily found these issues instead of placing the blame on his gutter guy and the lack of oversized gutters. Truthfully according to the shingle manufacturers specifications with a pitch grade of 4 or lower he should have installed a rolled roof on that portion of the house anyway. I'm disappointed in the way the entire situation was handled and disgusted with what a lack of customer service the Blankenship team gives their customers after they've paid their bill. For as much money that was spent I would have expected better.

Review: I had a new "lifetime" roof installed. The whirlybird on the roof is now off the roof less than two weeks after my roof was installed. [redacted] initially told me he'd remove the whirlybird and cover it because they often create issues. However, he had my old ones placed back on the roof. When I talked to him today, 6/22/15, asking for assistance, he stated on the phone he noted an issue with one particular whirlybird, which I would assume is the one that blew off, but he never let me know there was a problem with it.

I trusted his professional guidance when he told me to remove the whirlybird, and trusted him when he said it'll be ok with the whirlybird on it. I have no idea what to believe. Now I have a hole in my roof and he recommended I find someone else to fix it. Essentially, from my perspective, he knew there was something wrong and even tho this part may not have been in the contract, a professional would have corrected the problem and addressed it with the customer.Desired Settlement: Take corrective action that should've been addressed in the first place.

I have reviewed the response offer made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint. For your reference, details of the offer I reviewed appear below.

I am aware of what was in the contract and what it reads. However, I was advised by [redacted] after I reached out to him 12 days after the roof was installed roof that he noted an issue with the turbine when it was reinstalled. If a known issue was made aware during the process that is related to keeping everything inside the home dry, it should have been addressed and recommended to get fixed even if not in the contract. There is a hole in the roof and he made no attempts to make it right by the customer. I would have gladly compensated him for fixing it. This is unprofessional behavior and consumers should know how he treats them when he receives payment after the job.

For example, if a consumer takes a car in for a routine oil change and when changing the oil an oil leak is discovered. A professional with the customer in mind will let the customer know there is an oil leak and recommend that it get fixed. The mechanic wouldn't tell the consumer after the car blew up, oh ya, you had an oil leak. Still the consumers problem, as it is mine, but consumers should be aware their interests aren't looked after with Blankenship Roofing.

Review: After the contractor replaced front porch roof, water started coming through one of the columns on the front porch. The water is now started to spread to other places and is causing the paint to peel back. I have tried to contact the contractor numerous times in the past three and a half weeks, but he has failed to respond to any of my messages. I never had any water issues with the front porch prior to the contractor putting on the new roof.Desired Settlement: I would like him to fix the issue.

Response:

On June 25th 2014 [redacted] with Blankenship Roofing and [redacted] with Blankenship Roofing, met with [redacted] at his residence and looked over the work performed by Blankenship Roofing. We did get on the roof with Mr [redacted] and looked at his roof, siding and flashings located in the same area as work performed. There was a small hole in the caulking, [redacted] and Mr. [redacted] both felt like this could be causing his problem. [redacted] asked Mr. [redacted] if he could send one of our employees to repair this on 6/26/14 and he agreed.

One 6/26/14 we sent the same employee that looked at this area with [redacted] and Mr. [redacted] .

Keep in mind that this project was only replacing the roof on the front porch of this residence. This is two story residence. This house has been worked on prior to us installing the new porch roof. It has hidden gutters that need repairing and has existing flashing issues. Blankenship Roofing had given Mr. [redacted] a price to repair these areas when we priced the roof. If he continues to have issues he may need to consider making the necessary repairs to keep from experiencing ongoing leaks.

Blankenship Roofing wants Mr. [redacted] to be happy and we are willing to work with him.
