All residents are responsible for taking good care of their apartmentsThey notate the condition of their apartment upon their move in so they are not charged for pre-existing damageShould a resident leave an apartment dirty or damaged upon their move out, they are charged for cleaning or
damage replacement that are deemed necessary after unit inspectionThis is stated in the lease agreement, and residents are reminded of this in the move out guides we send residents to help them mitigate accruing charges. We understand that residents may not always agree with the charges, or that upon additional consideration the charge may not be accurateThus, we have a dispute process and tell the residents how to submit a dispute when we send them their final chargesCustomer submitted her dispute at the same time she sent this complaintUpon review of Customer's dispute, the unit condition form submitted, and pictures of Customer's unit during inspection, the bookkeeper decided that the bathroom cleaning fee was not accurateThe cleaning fee was removedHowever, the carpet replacement charge was not removedThe carpet had large bleach stains after Customer moved outThese bleach stains were not notated on Customer's unit condition form when they moved inThe bookkeeper sent Customer a notice of the charges removed, explanation for why the carpet replacement remains, and photos of the carpetSince then, Customer has spoken with bookkeeper and made arrangements to pay off Customer's balanceWe believe this issue to have been resolved
