In May, 2016, said resident(s) went on a month to month" rental basis for 3 additional months. Then in August, 2016, they requested and signed still another 12 month apartment lease, which remains in effect until July 31, 2017.On March 1st, 2017 the apartment keys were dropped offat our offices with a letter stating that they had in fact vacated the apartment. The apartment lease signed by said residents (still in effect) clearly states that...Residents are to provide written notification to Landlord, The Morris Investment Company..." before moving out. In fact, We received no such timely written notice.On March 2nd, 2017 (the next day after the unit had been Vacated), I personally Completed a physical inspection of the vacated unit and found that in fact, none of the radiators in the apartment were in any danger of sinking through the hard WOOd floors. The air Conditioner Supplied in this unit as well as all other units in the building, is for the Sole purpose of Cooling one room only.REAL ESTATE INVESTMENT EQUAL HOUSING OPPORTUNITY Page 2 Residents have been told this along with the fact that should they themselves Want to purchase a secondary unit, be certain that it does not exceed 6,000 BTU. Many other residents have bought an additional unit in order to Cool off another room in their respective apartments. The bathtub which did show mildew around the caulking, is the result of poor house keeping on the resident's part. Most apartment dwellers know that upon Completion of a shower and/or bath, it is common to clean the tub and tile areas to prevent build up of mildew. In my opinion, this was not happening.Our office has photographs taken by myself the day after the subject residents moved out. The photos will substantiate my statements as described.[redacted] claim regarding 2 letters for eviction due to suspicious activity" is unfounded. As a property manager, I am in charge of any/all eviction matters; I can find no record in my office of what he refers to.As a property manager for over 50 years, I ask the following...Logically, if [redacted] were so unhappy with the apartment and our services, then why did he request still another 12 month lease after having lived there for 15 months before?The Morris Investment Company has an obligation to attempt to re-lease the Subject apartment and in fact is doing so. In the meantime, due to the fact that insufficient Written move Out notice (as stated in the Apartment Lease) does apply in this case Coupled with the fact that there is still the remaining lease term (thru 7/31/2017), The Morris Investment Company plans to proceed legally and appropriately in Compliance with any/all Landlord-Tenant guidelines.Respectfully submitted,James S.Property ManagerThe Morris Investment Company
