I had an inspection done in March 2019. While I knew there were galvanized pipes, I've had 2 different plumbing companies come out. Both said the galvanized pipes were connected directly to copper pipes, which is a big no-no as the 2 do not mix. Connectors were not used. I was not made aware during my inspection. Additionally the shower faucet has a leak, which the inspector should have looked in the panel located in a bedroom closet. He would have seen it. The dishwasher hose is not up above where it should be. The 2nd stage compressor on the air conditioner is faulty. The toilet has calcium deposits. It is so bad the toilet needs to be replaced. Again this was not pointed out to me. If I had been informed, I would not have purchased the house as it is a cash cow. I cannot with good faith recommend this company to anyone.

Mrs. was informed in her home inspection report to have a qualified contractor come and take a look at her plumbing additionally a home inspection is a is a visual inspection, we are not allowed to remove panels, A leaking shower head behind a wall sounds like something that would have been discovered if she had someone take a look at her plumbing as recommended. A missing inverted loop on a dishwasher is not a major defect by any means in fact new dishwashers have them built in and are not visible unless you remove the dishwasher from the cabinets, again outside the scoop of a home inspection. We also informed Mrs. that we were unable to test her AC unit because it was to cold outside and that we could damage the unit. We recommend to her to have a HVAC tech come and take a look at the system. A home inspection is structural and mechanical and a dirty toilet is cosmetic. We are sympathetic to Mrs. and the issues she is having; however she was informed about this in her home inspection report. Sadly, it sounds like Mrs. Conner failed to take the recommendation of her inspector and that a plumber is trying to upsell and find work. If you would like a copy of the full report showing you that Mrs. was informed please let me know she has provided us authorization to share it with you. If not I trust that this erroneous claim will be removed

Nick did a fantastic job. He walked us through each level of the home including the exterior and identified items that did not meet code, and offered suggestions on ways to increase the life of different parts of the home. He was not able to access the attic at the time of inspection due to the current owners items blocking his easement. He suggested upon his return to retrieve the Radon detector, he be given access and was allowed to inspect it at that point. We really had a positive experience and appreciate the professionalism displayed. We had the report emailed to us by that evening.

They were very thorough and gave us suggestions on what we should do to correct the problem in writing. My husband was unable to meet with him during the inspection, however he agreed to meet with my husband the next day to go over some issues. Very good service. We are very happy. Thank you.

Nick was great during our home inspection! Very thorough, explained things well, and very personable. Report received in less than 24 hours. Inspection included additional incentives which was a nice bonus.

As first time home buyers, it was fantastic how thorough Randy was at explaining everything to us, showing how everything in the house works. Nick was my inspector who was very professional and knowledgeable to the level of expertise. He shared information and tips to assist and educate me about my house. The warranties and services provided by Blue Crab is exceptional. They don't advertise it, but they do offer a military discount. I would HIGHLY recommend them to my friends and co-workers.

We had a potential home we are interested in purchasing inspected by Blue Crab Inspections. The inspector did a good job identifying all the issues the property had, as well as addressing our questions and concerns. We received the results from our inspection the next day.

did my homes inspection when I bought my first home October 2016. My main concern is when doing my home inspection my father and I questioned *** concerning my roof. In the attic the panels in the roof were stained from what appeared to be water damage. *** went into the attic and assured my father and I that the water stains were old. He stated that the roof was roughly two years old and that the stains were from a previous patch job. He also stated that there was no need to be concerned about the roof. His suggestion was to monitor the dry stain only because my father continually expressed concern.A part of my package with *** was a residential warranty service which included the roof. In July due to a severe storm I had three leaks all in the areas were the original stains were. I reached out to *** and he advised me to utilize the warranty. After several weeks of going back and forth with the claims representative from the Warranty services. I reached out to *** stating I still had no response. *** then called the company to "expedite" my claim. However, my claim was denied due to *** stating in the inspection report that there was moisture penetration in the main attic. The warranty company however did not give me any formal documentation with a claim number and or denial. I received an email with no address, signature, or formality. I expressed my concerns to *** and he again reached out to the warranty services. They approved the claim however charged me a $500 deductible for each leak which there were three. I strongly believe that this warranty service is fraudulent. I also believe that I should not be held responsible for the cost of the roof when my father and I both express concerns of the roof and *** assured that the roof was in good condition. I paid over $6000 in damages to have a roofing company review and repair the entire roof after learning the roof was over 10 years old.

Refund My desired resolution is the refund of the cost to repair my roof. Had this been properly inspected the seller would have been liable to repair the roof prior to the sale.

Blue Crab Inspections performed this home inspection September 3, 2016, and prepared a written report for Ms.. On page 2 of the report there are several photos of stains in the attic which were dry at the time of the inspection, and we recommended monitoring. Page 8 of the report is the roof section, and we reported the material as asphalt shingles, and the method of inspection (from the ground with binoculars) and that 70 percent of the roof was not visible for inspection. This is in full compliance with the Maryland State Mandated Standards of Practice, specifically section .06.B: B. "A home inspector shall describe the roof covering and report the methods used to inspect the roof." This mandated Standard of Practice also states: C. A home inspector is not required to: (2) Walk on or access a roof where it could damage the roof or roofing material or be unsafe for the home inspector; (4) Determine remaining life expectancy of roof coverings, the presence or absence of hail damage; manufacturers' defects, exceptions, installation methods, or number of layers of roofing material. Ms. was not told the roof was in good condition; in fact, she was told to inquire with the seller regarding the age of the roof.

Blue Crab Inspections provides a warranty from the third party licensed warranty provider as a complimentary added value with its inspections. Ms. filed a claim with the warranty company regarding roof leaks about 10 months after the home inspection, after a major storm which quite possibly damaged the roof. The warranty company paid Ms. $1,500 for roof repairs, which was less the deductibles as is standard with any warranty provider.

Blue Crab Inspections fulfilled its duty to Ms. per the contract she signed, and the Maryland State Standards of Practice. In fact, Blue Crab Inspections provided a complimentary warranty which paid her for repairs, which is above and beyond what is required by the state of Maryland in the performance of a home inspection.

I had an inspection by *** from Blue Crab Inspections in June 2017. I bought the home on August 4, 2017. The back part of my house had a rolled roof. I was not informed by ***, the inspector that a rolled roof was not up to code and I would not be able to continue with my home owners insurance. I obtained home owners insurance from *** before I purchased the home and when *** inspected the home after my purchase they informed me they could not continue to insure me and my home owners insurance would end October 4, 2017. I had to shingle the back part of my recently purchased home to make sure I continued to be covered with my home owners insurance. Blue Crab Inspections should have told me a rolled roof is not up to code. Shingling the back part of my roof was not an expense I anticipated paying to be able to keep home owners insurance.

Refund I would like a refund of my payment of $390.00 on 06/14/2017, which was the inspection price, because I was not told a rolled roof was not up to code and my home owners insurance would not continue to cover me.

May I suggest asking Ms. if she followed our advise to have a roofer come out to the property as part of her real estate transaction.

Hello,
On page 9 of the inspection report it states: Porch and Surface Material: Rubber- cracked caulk and open seams, a qualified roofing contractor is recommended to evaluate and estimate repairs. The Inspector never stated it is against code to have a rolled roof over living area. The Inspector only stated that the roof needed to be sealed. We believe we should have been informed the roof needed to be shingled and was not insurable otherwise. An Inspector should know a rolled roof is not up to code and we believe he should have told us that. If we had been informed that the roof would not meet code we would have requested the seller shingle it before buying.

From what I researched a rolled roof is not acceptable over a living area or on a roof with little slope. For an insurance company to inform me my home will not be covered because of a rolled roof, I believe that indicates it is not in the guidelines for home insurance coverage. I do have photos of the roof being properly shingled.
