In response to the complaint files by [redacted] myresponse follows:My niece referred me to her friend and neighbor [redacted] ***.I discounted my set up fee and reduced my monthly real estate fee for therental [redacted] was a single woman who was going to get married and move out ofstate to be with her husband, [redacted] ***The contract to manage the house wassigned on January 23, [redacted] mailedme the keyThe house was vacant until the tenant moved in on March 12, In March, 2015, the tenant informed me that they had boughta house and would like to move out earlyI contacted [redacted] & [redacted] aboutfinding a new tenant and was informed by [redacted] that although he did not have ajob, they were going to move back in to the house from out of stateInegotiated a termination for the lease between [redacted] & [redacted] and thecurrent tenantsOver the course of the years that I managed the property, I had tenants, dealtwith problems at the house as they arose, provided rent increases and performedthe move in’s and move outsI received an email on April 9, that ***’sparents had called her and the garage cabinets were gone out of the houseIchecked my initial move in report and there were no garage cabinets notedIthen contacted both of the tenants and asked them if there were garagecabinetsBoth indicated that there were none and both indicated that they hadpurchased their own shelving and took them with them when they each purchasedtheir new homes.I believe there were no garage cabinets when I tookpossession of the propertyThere was a full size washer and dryer just insidethe garage man doorThere was also a refrigerator [redacted] had a large garagesale since she was leaving the stateThere was also a keypad on the garage forentry[redacted] & I emailed about the garage cabinetsI asked himwhat he thought would be fair after I explained that I didn’t think they were therewhen the first tenant moved inHe said he’d like $which included $for16-hours of labor to assemble the cabinet at $30/hrHe said he thought itwould be fair to split itI thought that $30/hr to assemble a garage cabinetwas excessive for the market, and 16-hours was completely out of line, but Iagreed and sent them the $ ***then decided that he wanted more money ***sent me an on-line [redacted] coupon dated which shows a price of$ I explained to him that I hadgiven him $towards a year old cabinet [redacted] wanted to purchase a muchlarger set from [redacted] which was $since the model was no longer instockHe now wanted $83/hr for assembly for 16-hours of labor Websites provide for people to commentfeedback for easy/hard assembly wasI explained to [redacted] that the large [redacted] garage cabinet version provides assembly is an afternoon, not 16-hours oflaborI gave [redacted] 85% of a year old cabinet and 51% of the larger brand newcabinet that he wantedI gave [redacted] and [redacted] the $because of good-willIappreciated the business and I appreciated the referral for ***’s cousin, but [redacted] wanted more [redacted] threatened me that if I did not give him what hewanted, he was going to turn me in to the State, provide bad reviews on mywebsite, turn me in to the Revdex.com, all of which he has done.I am disappointed that [redacted] & [redacted] did not appreciatemy reduction in my set up fee, my reduction in my monthly rent fee and all ofthe hard work that I provided over the yearsThere is no way possible in hismind that the garage cabinets were not there when I took possession of ***’shouse

Complaint: ***I am rejecting this response because there was no solution offered by the business to resolve this issue. The property manager was negligent in their duty to perform a complete and accurate inspection of our property (as required by section of the contract) and my wife and I expect to be compensated in full for the loss. The settlement we proposed was more than fair. *** & *** ***

Complaint: [redacted]I am rejecting this response because of inaccuracies on multiple points and I would like to provide clarification on what I requested as a settlement, as I believe it is being misrepresented.My wife (then fiance) moved out of the house less than 12 hours before the first tenants moved into our house on 3/12/11.  My wife and I agree there is no way to dispute that the cabinets were not in the garage since we have receipts from purchase, have third party verification the cabinets were installed and present prior to her moving out on 3/11/11, and the fact that there are molly-screw holes where the cabinets were hung.  [redacted] says she "believes" there were no cabinets there when she performed her initial inspection, but [redacted] did not take pictures as part of her inspection process, which would have eliminated any dispute as to which tenant stole them.  (I have a hard time understanding why a property management company does not take pictures as part of their initial inspection process.  Inspections are contractually mandated.) Her calling each tenant after-the-fact and asking them if they stole the cabinets was not helpful.  Did she actually think whoever stole them was going to confess to doing it?Below is the language of my final email to [redacted] dated 7/10/15, which clarifies my settlement request.  As you read the email and compare to [redacted]'s response to the Revdex.com, you can see [redacted] is either mis-interpreting the details of the email (which seem quite clear to me) or she is mis-representing my request in an attempt to make it sound like I am desperately trying to get more money out of her.  My wife and I are Christians and consider ourselves very honest folks and would never attempt to collect compensation that does not rightfully belong to us.My email to [redacted] dated 7/10/15:"[redacted],I read the letter you just sent by email and you are again mis-interpreting my original email dated 5/07/15.  Here is the quote from that email:  "I think it would be fair to meet you halfway between what we paid ($609) and what replacement value is for the cabinets ($999+tax) at $800 + installation labor of $480 = $1280. "  AsI stated in the original email, what I thought was fair was to meet youhalfway between the purchase price of a new replacement cabinet would be (999+ tax) and what we paid ($609) for the original cabinets.  Halfway would be $800.  I then added the installation labor on top ofthat to get to $1280.  I never quoted you an $85/hr labor rate, which is what you say in the attached letter. I quoted a $30/hr labor at 16 hours.  Based on the Angie's List article I just sent you last week quotes for handyman are $50-$100.  My request for labor of $30/hour was more than fair.I don't appreciate the tone of your letter(s) and the implication that the settlement we've requested is somehow unfair.  Sinceyou've refused to send us an additional $520 and settle this issue in amanner that is fair and acceptable to us, I will be submitting negativereviews and complaints via the channels I outlined in my email last week.  [redacted]"We hired [redacted] to protect our asset and under her management we experienced a loss due to her broken and negligent inspection process.  Our expectation is that she restore the property to its original condition, including purchase and installation of replacement cabinets.  If [redacted] is willing to settle this matter for $520 I will consider that a satisfactory solution and will make every effort to remove all negative reviews on her company.Thank you for your efforts in helping us resolve this issue.Sincerely,[redacted]
