I am closing my condominium services due to health issues and issues with vendors.  I first submitted my resignation in June 2016.  The board of directors declined my termination and asked I continue serving and they would help with obtaining vendors.  Unfortunately, I lost track of...

what financial reports were sent to the board and the June, July, August, and October reports were not sent on a timely basis.  I did email those reports on December 23 when the mistake was brought to my attention.  I know they were received because Kiersten responded to the email that same day.  Regarding the 2017 budget, I felt I was not in a position to prepare the budget because I have not been provided information necessary to prepare it; I am unaware of the snow removal contract terms and I am unaware of the terms with the new property manager.  If I prepared the budget it would have been a copy of the 2016 budget.  Regarding the snow removal contract, the association has used TJ Construction for over five years.  They have always communicated with the former president (Bruce Miller) despite the letter sent to them informing them I am to be their contact and phone calls stating the same.  So in 2016 it didn't register that I didn't receive a contract from TJ Construction and I assumed that they were continuing their service as they have for over five years.  (Bruce Miller had sold his unit in 2016 but was still in contact with me if he received anything regarding the condominium.)  When the first snow fell and I received messages that the snow was not cleared I called TJ Construction and left a voice message.  TJ Construction did not return my call.  Kiersten informed me that she called and they returned her phone call.  Regarding the final bill for my services, the 2016 budget authorizes the payments of $200 per month per the terms of my contract.  The additional $10 was for postage and copies of any additional mailing that was not part of my normal services.  I informed the board of directors of this additional charge in an email on December 19.  Kiersten did reply disputing all charges for my services for December.  I did email a copy of my final invoices the same day I took payment.  I first emailed the December financial report then I emailed the invoice in a separate message.  Kierstan has been emailed the monthly invoices for my services and only once has she ever responded with an approval.  Approval was never necessary because the contract states I was to be paid $200 per month.  It was approved as part of the 2016 budget.  Nine times in December I provided services to the association; they are all listed on the invoice which Kiersten acknowledged receiving.  Regarding the transition to the new manager, I had to call the new manager (Pointe Association Management) and request the time and place we were to meet.  Don Doran requested we meet on December 23.  Don informed me that the association was changing banks so I closed the current accounts (checks payable to Sunset Road Condominium Home Owners Association, Inc.) on the morning of December 23 and released all paper records and electronic files to Pointe Association Management.  As already stated I provided services in December and I provided the financial reports.  I am not returning the $210.
