April 3, I received a call from *** stating she would be late on her rent. I thanked her for calling and let her know she would have fees to pay, “no problem”. According to our lease, if residents don’t pay by the 10th we file for evictionEach and every resident is under
the same ruling due to Fair Housing. Residents may pay this off at any time and the eviction is negated or they have the right to go to court Late Letters are sent out on the 4th or 5th informing residents of their delinquency. I have attached a copy of the late letter. Attorney files the eviction with the courts, and is delivered by the constable to the door of the resident. I have called the court and in fact it was delivered. Thursday, April 13, Ms*** called the office and spoke to the Assistant Manager, Bailey G***. Bailey sent her an email, April 13th with the delinquency amount. (see attachment) Ms*** paid in checks on the April 14th and they were processed immediately.
