Complaint: [redacted] I am rejecting this response because: the lease agreement states that pest control is the responsibility of the tenant This means I was in no way obligated to inform Just Rentals of the issue I was required, as in the terms of the contract, to handle the issueThis was done by contracting a pest control service, of which I have proof of their treatmentThe company does a disservice by not properly inspecting as the owner can Verify the existence of cockroaches at the residence and therefore should honor our pest control and refund the moneyAs for the condition of the house, it was relieved filthy and we were assured it was not our responsibility to clean it to standard as the company received the house in bad conditionThe house was left in acceptable condition, a vast improvement from the condition in which it was leased to us Regards, [redacted] ***

[redacted] [redacted] *** First let me state that Just Rentals always has the best interest of our owners and our tenants in mind In this complaint, the tenant starts out by stating that Just Rentals was going to replace the tub inside the apartment when they moved in Just Rentals never agreed to replace the tub in writing nor verbally There was a preexisting repair in the tub which was done by the owner prior to the [redacted] moving in Our contract states that any cosmetic issues are accepted “as is” unless agreed to in writingYes, Mrand Mrs [redacted] have put in multiple work orders for this property since they moved in on the 31st of March I assure you that all work orders that affect the health and safety of their family have been taken care of! Since the date of this letter, the light switch in the kitchen has been repaired as well as the kitchen sink, bath room sinks,and the air conditioner When we received the work order about mold being inside the unit, I went and inspected the property personally and could not find evidence of mold, precipitation, or leaks in the unit that may be causing these residents to have these issues So frankly, I have no idea how mold could have formed on their shoes in the back bedroom closet other than maybe the window was left open or something was spilled in that closet We don’t want the tenants to feel that we are making their children sick or affecting their healthThe lease for the [redacted] has been on a month-to-month agreement since March of They can terminate their lease by giving Just Rentals a 30-day notice Again, I appreciate you giving Just Rentals an opportunity to rebut the complaint Sincerely, [redacted]

In regards to waiting to call to address the AC issue; we have had multiple problems with the AC unit in times past and the guidance that has been given to us when the unit is set at degrees but the inside temperature reads 78/is to set the temperature to degrees higher so that the AC unit would not have to work so hard to cool the home down throughout the dayOnce my wife realized that the house was not getting cooler but was in fact getting hotter, the next day, had reached a max temperature of degrees, and she had saw the extensive damage to the outside unit, that's when she called again after sending me the picture of the damageI then called the emergency number to inform the company of the issue and was advised that my wife needed to shut the system down immediatelyBefore the phone call had ended with the gentleman on the emergency line I was instructed to submit a work order to insure the problem gets rectifiedAs soon as the phone call ended I did just thatObviously it was after business hours hence why the work order was not received until the next business dayAs I usually do, I called to ensure that the work order had been received through the company and it in fact was In regards to lawn care; evidently my previous message was not read in its entirety: I was on emergency leave in California due to the death of my brother therefore the lawn was not going to be mowed/cutI have lived at this current address since December 01, for a total of daysIn that time period the grass has always been mowed/cut even while on a 12-month deploymentMind you, as stated previously, the mice issue has been going on for quite some time so to place that issue solely on the fact that the grass was not mowed day out of the days that I have occupied this residence a representative is asinine Now we have run in to yet another issueMy automatic payment is setup to be paid the company on the 1st and the 15th of every month for a total of $Today is the 15th of July and RentTrack has posted a payment of $1,That’s month rent to include another half month’s rentThere is obviously something not right about thisUp until this point I have had minimal issues with this company but now this is getting out of handRegards, *** ***

I am rejecting this response because:
*** agrees that the tenant is responsible for pest control The tenant payed pest control the entirety of his stay at the residenceThe issue with the cockroaches was recurring due to water sourcesThe primary water source which attracted the cockroaches was the pooling water from the fridgerator This was observed by Terminex and treatedThe tenant's required multiple work orders in regards to the refrigerator If Just Rentals wished, they could contact Terminex to inquire as to the extent of infestation they were called to handle within months of moving into the houseAs they are "experts" in identifying pests, they could provide insight into how long it would have been infested This would demonstrate that the condition was pre-existingJust Rentals clearly displayed one picture of an area that was overlooked while cleaning I cannot refute thisWhat I can refute is the amount charged for cleaning versus the extent of uncleanliness One picture is not enough to paint an image of the state of the house on move in, which was filthy versus the state on move out which was levels cleaner I see Just Rentals does not include pictures of the bedroom walls, the baseboards, or the sunroom connected to the master bedroom which was covered in cobwebs and dirt This selective picture taking allows Just Rentals to take advantage of soldiers who, due to SCRA, typically move and cannot dispute the charges effectively when stationed around the worldI think what bothers me most is the fact that *** tried to be so personable and reassuring that there would not be difficulty with acquiring the property or moving out but found excuses to keep nearly the entirety of the Security Deposit This, as can be observed through other Revdex.com complaints against this business, is not an isolated issue with this companyIt is clear that they prey on the soldier market in Fort Hood and should be blacklisted I regret that my Uncle chose to be represented by this company, that I have been subject to working with them, and hope no soldiers fall victim to their shady practices hereout

First, let me say that Just Rentals does not take advantage of military families and does everything we can to assist themAs in the case of Mrand Mrs***, their property had been neglected for several months before they hired Just Rentals to manage it. Also, Just Rentals is a gross
management feecompany. This means that Just Rentals does not start collecting fees until the property is rented as a sign of good faithBelieve you me; we want the property rented just as bad as they do! This still does not dismiss the fact that the sellers signed a year legally binding contract with our company. So, if you terminate our contract before we get a tenant, there is no way to ever recover advertising fees, trips to the property,time spent scheduling repairs, utility connections … not to mention paying employees to handle these issues. In the management agreement there is a $early termination feeIt takes money to run a company and it is unfair to provide work and never get a chance to be paidThat simply means that Just Rentals, LLC is absorbing the costs.
As Mrand Mrs*** point out that they had talked to a military lawyer who does not deal in civilian matters and he informed them that Just Rentals had breached the contract. Just Rentals has never been in breach of the contract and all repairs were approved and paid by Mrand Mrs***. I don’t know how Mrand Mrs*** feel Just Rentals “ripped them off” when Just Rentals has yet to collect a dime in fees. All repairs scheduled for Mrand Mrs*** are the exact amount the vendor’s invoiced for. Again, I don’t see the”
taken advantage of” statement coming into play at ANY time. The yard was dead when Just Rentals received
the property so I don’t understand how that is our fault since we received the property with a DEAD yard. I would suggest MrAnd Mrs*** get some quotes on sod and see that they will be hard pressed to find someone to install Bermuda sod, tile up the yard, set up temporary sprinklers, and connect utilities all for $870. AGAIN…in good faith we were trying to get
it done for them at a reasonable price in order to save them money. In regards to the water, the city of Killeen charges for water at the end of the billing period, not up front so this takes us up to days to get the bill to the ownersBlaming Just Rentals for a year of vacancy prior to our management is ludacris! I would assume the owner would know the condition of their property over the course of a year after having it listed for sale with multiple real estate agentsAs stated by the owners, the repairs were done after receiving our professional advice to meet the standards for rentals in this areaSo with that being said, it would be safe to assume that the property was NOT in peak rentable condition. Also, back in March
I had discussed with Mrs*** that the $rent that they were trying to receive for this property was above our market valueMrs*** had stated to
me that she would not “just give her property away.” If a property is overpriced it does take considerably longer to rent or sell. Our policy of checking out keys to potential tenants is the business norm in this area. What Mrand Mrs*** don’t understand is that the FtHood area is very different from other markets such as Austin, Dallas, and Houston where clients are shown rental propertiesBy checking out keys it keeps management fees to an affordable amount. Companies that show rental properties have to hire additional employees to do thisSo to cover these costs the property management companies charge the landlord a hefty leasing fee every time a new lease is signed which amount to hundreds, even thousands of dollars. I can guarantee they will be paying these extra fees to their new management company. Here is the problem with this in the FtHood area, 99% of our clients are military and protected under the SCRA which allows them out of a lease for military orders, so we have a high amount of tenant turn over in our areaThis results in charging the owners expensive leasing fees multiple times in just a few years. Again we strive to work with our military owners AND tenants…..NOT against themWe are saddened by the Revdex.com review that the ***’s have written since we have done everything possible to help them. We are sorry that the ***’s feel that we have wronged them but, I can assure you we have not. I hired Just Rentals to manage my property while I was PCS'ed to Hawaii for 3 years. After a while I saw the scam that this business runs on both owners and renters. They always take the deposits to "fix" things for ridiculous prices. One time I was charged $60 for a plumber to ring the door bell and leave. They constantly charge late fees to renters when they shouldn't be charged and take it from the rent money first from owners so they are always owed back rent. They always hire their "associates" to do any work on your house and run up utilities and have barbecues with alcohol at the residence. I was charged over $400 for electric with beer cans and chicken wrappers in my trash after my place was painted by Justin's associates. I would highly advise to never rent or have your property managed by this company. Justin and his employees are extremely disorganized and unresponsive but they always take their money from either party.

First let me say that Just Rentals does have all of our tenants best interest in mind and do all that is humanly possible to make sure that our tenants are taken care of....Case in...

point I received a call on our emergency phone line on July 5th at 5pm from Mr. [redacted] stating that his wife had heard a loud noise come from the AC unit and it quite working.   I arrived at Mr. [redacted] residence at approximately 6:30 pm the same day to assess the situation with the AC.  I found that the condensing fan motor had ripped off and the blades were shredded. Unfortunately, I do not have the licenses nor the knowledge to repair an AC with that much extensive damage so we placed a work order with our AC company Ellis Air.  Ellis air showed up the next day to assess the situation and yes they had to order a part for the ac unit.  Ellis air installed this part on July 7, 2016 and the AC is now up and running.  It is unfortunate when AC's break because it is hot in Texas and this was not a simple repair yet we had the AC fixed in less than 48 hrs.  Mr. [redacted] states that the AC had broken on July 4th so I am still confused on why the entire business day of July 5th passed with no work order placed with our company to fix it?  It was not until 5:00pm on July 5th that an emergency work order was placed and expect it to be fixed immediately which is unreasonable. Upon inspection of the property on July 5th the grass was as tall as the outside AC unit which the yard upkeep and lawn mowing is the responsibility of the tenant.  Keeping the yard mowed and "handled" will help prevent field mice infestations.
