Don't waste your time with callingIt is a rip off They offered my mother 15% of the tax value of her landTheir orange card they send you says a fast and fair price They're fast but far from fair! I hope the Revdex.com lowers their rating to one they deserveFFF!

They got my name and address from public land ownership records so I thought I would go to their web site and enter my information to see what they would offer I entered the tax assessed value as well as what I thought I could get They made me an offer that was less than 20% of the tax assessed value so of course I will not be doing business with themI think the term for them is "bottom feeders"

We have follow our contract that Mrs [redacted] signed and agreed to Mrs [redacted] has even acknowledge multiple times we had the right to cancel our contract after our final due diligence was performed (which makes what she is complaining about a non issue) We performed our due diligence (which by the contract we had the right to do period) and decided this was not something we would be able to move forward with We notified Mrs [redacted] by mail well in advance of the close date on the contract that we would not be able to move forward with the purchase At this point we have done everything by the book and as the contract that she agreed to allowed We believe Mrs [redacted] is upset that she has not been able to sell the property, we understand that and wish her the best of luck in the future We consider this matter closed

After we did our research and due diligence on the property unfortunately we were not able to move forward with the purchase During the phone conversations that are mentioned we thought we would be able to close but after all the research was completed we were not able to move forward
All real estate contracts have contingencies in them and allows the buyer (us) to clear title etc We simply did our due diligence and could not close on this property and informed the seller We sincerely apologize for this but this is how real estate is handled every day

We continued researching and performing due diligence on Mrs***’s property over the stated time period, including evaluating it as an investment, and in this case we determined that it was not a good investment for usWe’re sorry for any inconvenience to Mrs***, but we also
stated up front in the agreement with her that we wanted a contingency to cancel the contract if we determined that we could not go through with the purchaseWe would not go through all the trouble to research this property only to cancel it after all that work had been done, and we did not intend to aggravate Mrs. ***I understand Mrs*** wants to sell the property, but after doing our due diligence (which the contract allows) we are unable to move forward with the purchase. We let Mrs*** know about this in writing, and we wish her the best of luck selling the property in the future as we hope the real estate market will improve

[Provide details of why you are not satisfied with this resolution.] I very much appreciate all the help of the Revdex.com and do not expect anything further from this business, but I think their responses have been incredibly unhelpful, curt, and disrespectful to the purpose of a Revdex.com inquiry Each response was about sentences long and basically said the same thing each time I do not think they took this complaint very seriously That said, I do not want to waste any more of your time At a minimum, though, I do hope that you can publicly post my concerns with this company so that others do not get hurt by their deceptive business practices, i.e., reaching out numerous times expressing interest in buying property and then holding the property off the market for almost months before announcing they no longer are interested in the purchase What an abysmal way to run a business

After 5 years of receiving Post Cards from Blue Ridge Property Buyers , I thought why not give them try. The Family property in Va. we had wished to sell was 15 acres . we first requested 20% less than the taxed
value. And finally made an offer of 45% off the taxed
value. Got a call from the CEO who said that "no way would he pay that" and offered 10% of the property value. Sounds like old fashion CARPET BAGGERS to me .

We get some initial information about the property from the seller to make them an offer on the property. After that there are a number of due diligence steps that are taken on the property, this is standard practice in any real estate transaction.  We are afforded that opportunity to do this based on the contract.  These items can not be researched before we enter into an agreement.  After that we are given the option to move forward or cancel the agreement per the terms of the contract.  We are not able to move forward to purchase the property at this point and have the right per the contract to make that decision. The seller knew those terms, agreed to those and is now complaining that we are following those terms of the contract.  We are not purchasing this property and wish them the best of luck in selling this in the future. We consider this matter closed and will no longer respond to anything further concerning this matter.

Review: On June 6, 2014, I received a letter from Blue Ridge Property Buyers[redacted] offering to purchase property we owned in Wintergreen, Va. The letter stated that : "after doing research and analyzing the specific characteristics (i.e. location, size, access, utilities availability, improvements, etc) of your property, I am willing to offer you the follow price for your property $17,054.97"... The letter attached a Sale Agreement for Vacant Land signed by Mr. [redacted]. We did not accept the offer at that time. In a subsequent letter from Mr. [redacted] dated August 22, 2014, Mr. [redacted] stated: "Due to a previous mistake in our research we have taken a closer look at your property and have revised our offer...to $19,137.67". We were away at the time and did not contact Mr. [redacted] by the required Sept. 5 deadline. I did follow up with a phone call to Mr. [redacted]'s office leaving a voicemail saying I was interested in selling the property if his offer still was valid. On September 26, 2014 I did receive a letter from Mr. [redacted] with a signed contract offering to purchase the property for $19,137.67. The letter asked that we execute the contract and return to Mr. [redacted] by October 8, 2014 (postmark date). I did mail the signed contract to Mr. [redacted] on October 5 and he subsequently called to say the closing would take place on or before January 7, 2015 as stipulated in the contract. On December 22, 2014 (less than 2 weeks from Mr. [redacted]'s proposed closing date, I received a letter stating that: "after going through our due diligence process, we have determined that this property as an investment would not work out as we had hoped. After performing more detailed research and discussing several ways to approach this as an investment with the rest of our team, we ultimately decided not to go through with this transaction. We hope this news is not a big inconvenience to you..."It was, in fact, a major inconvenience because I did not pursue other possibilities to sell the property. I called Mr. [redacted] on December 28 and left a voice message indicating that I expected him to follow through on his contract commitment or I would take further action. To date he has not responded. While I recognize that Mr. [redacted] included the following statement in his sale agreement: "Buyer retains the right to cancel sale agreement at anytime for any reason", I find Mr. [redacted]'s business practice deplorable. Mr. [redacted] purposely mislead us into understanding that he would purchase our vacant lot in Wintergreen so we did not pursue other avenues for sale, leaving us now in the winter season making sale extremely difficult. Mr. [redacted] initiated contact with us, sent a second letter offering a higher price, indicated that he had completed his research and analysis to support his offer, and once we signed the contract telephoned to confirm the sale. There was no other indication of a problem until less than 2 weeks from his proposed closing date. At best, this is a very deceptive business practice resulting in harm to individuals like us who entered into the contract with good faith.Desired Settlement: I want Mr. [redacted] to execute the contract he submitted and purchase our vacant lot at the price he stipulated. In addition, I strongly urge the Revdex.com to inform consumers of Mr. [redacted]'s suspect business practices so that other individuals are not negatively impacted. I did my due diligence and researched Mr. [redacted] business prior to signing the contract, and did not find any published complaints. While it takes time to pursue, I think it is extremely important to inform the public of deplorable business practices. I very much appreciate the work of the Revdex.com and thank you for any help you can provide.

Review: I have a signed contract for a real estate purchase that the company has now informed me 4 months later that they are defaulting on. The settlement was to be on or before April 7 and I received a letter dated April 8th stating their intention. I have had 2 telephone conversations with [redacted] confirming the sale and was assured every thing was fine.Desired Settlement: fulfillment of the contract.
