If I could give a negative rating I would.
Catherine sold me a property in Memphis and ended up helping me manage the property. She advised there was $10k of rehab and so I paid it. She was great and super responsive when she was trying to sell me the property and rent came in fine for the first few months.
Then the tenant moved out suddenly and she said that she needed to find a new tenant and more rehab needed to be done. And for the next 5 months she was not able to find a new tenant.
In the end she found someone to move in. But this is where the disaster starts.
For the next year instead of collecting rent, I was advised on continued things that needed to be fixed for the property. Every time I was due to collect rent payments, there was something that needed fixing. When I finally called her out on it, she said there would be some rent due in a few weeks.
Then it was an ongoing nightmare trying to get in touch with her. Missed calls, no return calls and her secretary kept saying she was busy. Her company did send me an email once to say a check would be sent to me in a week. But then I waited for 3-4 weeks and still no check. When I finally rang back, I was notified that she was filling for bankruptcy!
I tried various ways to get in touch with her and one day when I called from a different phone number she picked up. And told me that there were a lot of issues with personal life and also her staff had been stealing from her... blah blah blah. In the end, I was not able to get anything from her and moved to a different management company.
I realize that some of it was might fault for not being on top of things and being to trusting. But I hope this review will stop people from dealing with someone that's dishonest. Save yourselves the hassle.","neg-1

My lease was transferred to another ([redacted]) company in Oct. And they did tell me right off nor did they send my security deposit $550.00 we moved outThey ran off with my security deposit I lease the house for almost 3 years. They didnt tell me or [redacted] any about my money. The home flooded & me/my babies had to emergency evacuation home. So [redacted] doesnt have my security deposit blueriver never send it to them.I would like my money back asap. We have called I have by their office it empty.Desired Settlement$550.00 cash if possible I dont trust them. Their are good business people.

Over 9 months of rents not paid to landlord Blue River was chosen to manage a property I purchased from them over 9 months ago. Since the purchase I was notified that repairs needed to be done on them and it would be deducted from the rents I would have collected. Since the time of purchase until today I have not received a single dollar from them.I've been chasing it up and have been told numerous times that a check will be coming in my mail but to no avail.Recently, I was notified that they are planning on closing the business. Desired SettlementTo provide and settle all outstanding accounts and terminate our agreement immediately.

Blue River refuses to pay back a deposit in the amount of $800.00. I received a clean record after vacating the leased property. On May 18,2012, I signed a 1 year rental agreement with Blue River for premises located at [redacted] Memphis, TN XXXXX. On April 30, 2013 I terminated the lease to its natural expiration date of May 31, 2013. The property was returned to Blue Rivers on May 21, 2013. A employee of Blue River did a walk through and all keys were returned. On the same day I received a message that my deposit in the amount of $ 800.00 would be returned within 3 weeks. I was also thanked for being such a great tenant that took such good care of the property. Per rental agreement: "The deposit will be returned to tenant by Agent, within 21 days after tenant has vacated the premises, returned keys and provided Agent with a forwarding address." All these requirements were fulfilled on May 21. The deposit was due on June 11. I called the office of Blue River on June 11 and spoke to their employee [redacted] She told me that [redacted] (the owner) was on vacation and would be back the following week Tuesday. I called back the following week on June 18 and again spoke to [redacted] She told me that [redacted] would cut checks that day. On June 20, I called again to follow up and was told that [redacted] would cut check on that day as she was leaving early and would not be back until the next Tuesday. I called again on Tuesday June 25 and Holly stated that [redacted] would cut checks by the end of the week. After the last phone conversation with [redacted] on June 25, I directly emailed [redacted] and asked her to immediately return the owed deposit money to my new address. I did not receive any reply back from her. Today is July 2, 2013, not only have I NOT received my deposit back, I can't even get a reply from that office. I have been a very good tenant. Paid my rent every month on time, dropped it off in person. The property looked better and was cleaner than when I moved in. Blue River has no reason to withhold the deposit, nor have they approached me with any issues that would make the deposit plausible. I am getting married in a few month and I had planned to use this money for my wedding. I am very saddened that I have to take this route to get what is leally mine. I truly appreciate any help. Blue River Properties is not paying me the rent that they collected from my tenant. They owe me 6 months rent.I contracted Blue River Properties to manage my rental property in Memphis. Been in business with them for over 5 years. For the past year or so my rental checks from them got delayed by a month, then 2 months and finally was delayed by 6 months, i.e. they collected the rent from my tenant but just failed to pay me. I vacated my tenant couple of months back and am still waiting for my 6 months due from Blue River Properties.I have sent numerous emails and texts to the owner of Blue Rivers -- [redacted] and all am getting are excuses and false promises of paying it next week. This has been going on for the past two months.If you can please intervene and convince Blue Rivers to pay my ~$6k rent that they collected from my tenant I'll greatly appreciate it.Desired SettlementTo pay me the 6 months rent that Blue River Properties collected from my tenant; ~$6,000.

Failure to refund security deposit within 4 weeks. Failure to reimburse rent for days without running water.On the morning of June 4, the water to my apartment had been cut off. I first called Blue River Properties (BRP), who knew nothing about it. I then called [redacted] (provider). After being passed to a few different people, I was able to determine that my water had been running through a separate unit. When that unit had cut off utilities, therefore, my water was also disconnected. I called BRP and explained the situation. The girl there said they would check on it. I called back a few hours later and had to explain the situation to [redacted] who apparently had not been told anything about it. She called [redacted] and called me back. They had decided to have the line split so each unit would have its own water supply. While this was a reasonable move, they also chose to leave off the downstairs utilities, leaving my apartment with no water for 10 days. [redacted] implied to me on that first day that we would somehow be compensated/refunded for the days we would be without water (it was originally expected to be 3-4 days). I did ask [redacted] why they weren't simply turning the downstairs utilities back on in their name in the meantime, so we would have water, and she said they were not doing that. The water pipes were altered and water was turned on to my apartment on Friday, June 14. On Friday, July 1st, I spoke to [redacted] in person.She said that [redacted] had to figure out how to do it and it would be a few days. I asked for her to call me when she knew how it would be handled. No call was returned. I called on July 8th, speaking to [redacted] again, and told them I needed to hear from them in the next few days or I would seek other resources to help recover my rent. No call was returned. (XXXX) TCA XX-XX-XXX governs the situation of a landlord's "failure to supply essential services" necessary to "health." If running water isn't necessary to a tenant's health, I don't know what is.We had to haul 10+ gallons of water over and up the stairs from a friend's apartment each day just to be able to drink water and supply a few toilet flushes. This is not the way one treats any tenant, especially one paying $835 in monthly rent. The daily rate for June was $27.83. Multiplying this by the 10 days we were without water by decision of BRP, we are owed $278.30.Let me emphasize that, were there not any simple solution, I would not place so much blame on BRP. The facts are, however, it could have turned the utilities on in its name for the days in question and the entire, despicable episode would have been avoided. The water we would be using for those days would've hardly made an impact on the bill. It did, though, make quite an impact on me as I made multiple trips up the stairs with gallon jugs for ten days just to have enough water to flush the toilet a few times and have a little to drink. I've not even attempted to calculate the increased costs we incurred by eating out, rather than being able to use our kitchen.When I turned keys in on July 1st (the 30th was a Sunday), I was told security deposits are generally refunded in 21 days. Today is the 27th, and of course, we haven't received a dime.We would appreciate any assistance the Revdex.com can provide.Desired SettlementFull security deposit of $700Full refund of rent (x10 days) of $278.30

Blue River Property Management paid rent checks late with a bounced check.I have had Blue River Management manage my property since February 2008 and have repeatedly needed to threaten legal action in order to receive my rent checks when they were months and months late. No rent checks, rent statements or expense report was mailed to me after June August 2012. Every time I have called, they would claim that they must have the wrong address listed for me, so each time, I would update my address as though they had gotten lost the time before. On August 9th, I visited Blue River to clear up our accounting which had been neglected for 12 months and we agreed on a sum of money that was owed to me: $5348.72. I was given three checks that would cover the amount, but I was told that I could not deposit the check until Thursday or Friday of the following week. Out of courtesy, I waited until Friday August 16th and called Blue River. [redacted] picked up the phone and told me that the checks now couldn't be deposited until Monday. I told her that I needed to talk with [redacted], but she told me that she wasn't available. I told her that I needed to know why it wasn't available and was given no reason. I asked [redacted] to have [redacted] call me back and I never got a call back.I then waited until Monday August 19th to deposit. One check for $2520.00 did not clear and I was charged by my bank for insufficient funds. I then wrote an email to [redacted] and [redacted] on August 23 to tell them that their check bounced. I've received no reply and no attempt to send me a check.Desired SettlementI am terminating our now breached contract and I require the $2520.00 and the $1250.00 for rent in June/July minus their 10% management fee. Since they have not done any maintenance or repair between June and July, I require my 90% of the rent checks owed. I also want the $300 deposit that my current tenant paid when she moved into the unit.Total: $3945.00

The company sent me a check dated 09/09/13 for rent money owed to me for July 2013. That check was returned to me by my bank due to "insufficient funds" in the company account, charging me a $10.00 return fee, of course. I informed them of this, The "owner" sent my wife an e mail on 09/23/13, and said that it would be rectified. Since they have not replied to any correspondence. I sent them a 10 day notice to pay, and I still have not received payment. That was for July rental money. The company now owes me approximately $1900, rent money for July, August and September 2013. Since signing the contract with this company to manage my rental house, they have been inconsistent/erratic with payments to me. Their account keeping is in total disarray, they do not answer e mails, or pay their debts. The company is collecting the rent from the tenant and keeping it for themselves, whilst allowing me the privilege of paying the mortgage. The company is putting me under considerable financial pressure, because I am now paying 2 mortgages permanently, due to their theft. The company also does not indicate it's status as an LLC anywhere, (It is listed as an LLC with the TN Secretary of State)and is shown as a partnership with Revdex.com.Desired Settlement1.Complete payment of what is owed to me, promptly. The alternative will be to force me to take legal action.2. On 10/10/13 I sent the company a termination of contract notice. Due to their inefficiency (breach of contract many times over during the past year), to put it politely. I require them to accept the termination of the contract as of that date, and refund the current tenant all deposits etc, that they are holding for her. The alternative will be to force me to take legal action.
