Thank you for your email.Yes, Mr*** was a seller on a real estate transaction with his siblings. On 11/07/2017, Molly E***, from my office emailed two complete seller packages to Mr*** and his brother. I have the original email, with attachments, to forward for review
if necessary, to show that, in fact, a deed was included. A copy of the email is attached. The email included specific instructions which read in bold “please email and/or fax a complete copy to *** for review prior to overnighting the originals back to our office.” Additionally, ALL SETS of seller documents come with our standard instructions which also read in bold and italics “you must FAX OR SCAN a set back to our office for review in advance of returning the originals. This way, we can avoid finding delays at the table.”Note, Blue Sky Closing Services handles 400-closings/year. We have created the set of instructions to assist any person selling real estate who cannot physically attend the closing. We realize that it is difficult to complete paperwork of which most are not familiar and we took that into consideration when preparing said instructions years ago. They are written as specifically and clearly as to satisfy anyone who can read. On 11/09/2017, Mr***’s real estate agent said that he could not print the documents because he did not have a printer. She asked if we would, rather, overnight the set.The original set, with our standard instructions, was overnighted on 11/09/and guaranteed for 11/10/2017, an immediate response to the agent's request.Mr*** ignored the closing instructions and did not scan and email or fax a set back for our review prior to returning the original set. When the original document package arrived back to our Bethel Park office, there was no deed. Of course, we called him and made immediate plans for a deed to be returned as we cannot perform a real estate closing without a deed.Please read the complaint carefully. Mr*** says “the next day I got a call saying that I didn’t include the deed and I told them it was not in the original package to begin with.” But then, further down, he states “I know that it was in the envelope because the notary is the one who suggested that she include it in the package for reimbursement.”Additionally, Mr*** never called my office to discuss a reimbursement before filing this erroneous complaintWe are sorry for the inconvenience that people experience when they do not follow instruction or make a mistake on their closing documents. We realize, also, that people are sensitive during real estate transactions and we do our very best to accommodate every situation, every family as delicately as possible. In this case, however, we do not believe that Mr*** is being honest and would appreciate an immediate removal or retraction of his complaint.Sincerely,Katie M***, President

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
Everything that Blue Sky Closing said is a lie. Also there is no need to insult me by stating that it "was written to satisfy anyone that can read". Totally uncalled for. I believe that shows the class of individual I have had to deal with. And while we are on the subject of reading comprehension, perhaps they should heed there own advice. Blue Sky stated, "Please read the complaint carefully. Mr. [redacted] says “the next day I got
a call saying that I didn’t include the deed and I told them it was not in the
original package to begin with.” But then, further down, he states “I
know that it was in the envelope because the notary is the one who suggested
that she include it in the package for reimbursement.”I wish someone had "read the complaint carefully". Do you understand the difference between a deed and a receipt? Obviously not. No, I think I will keep this complaint open so others will see what they may have to deal with.

Katie M[redacted] is the best kind of perfectionist and when you have something as important as home ownership on the line, you want someone who is dedicated, passionate and works until the job is done. She has caught problems with surveys and incorrect parcel recordings and there's never a last minute 'oops we found a problem on the title' because she does her work immediately, so there's time to correct previous errors. I surround myself with the best professionals to make myself look better as this is a team effort. Knowing this part of the transaction is in good hands and should run smoothly is a comfort to me. I always recommend Blue Sky and Katie [redacted]. She works WITH YOU not just for herself. Plus she adds a little humor and kindness to her closings and makes both buyers and sellers comfortable.

I use Blue Sky Closing Services exclusively as a Real Estate Agent. Trust me, I get many offers for sporting events, dinners, even kick backs and it wouldn't change the team I've grown to trust and depend on for the last 10 years.

Although the act of 'closing' is sometimes challenging now...especially with the new TRID laws, Blue Sky has made sure that they are trained and ready with the up-to-the-minute software and knowledge to get the job done.

Working with Buyers and Sellers can be tough but thankfully, the closing is NEVER an issue.
