Accusatory, unhelpful, blanket refusal to fix non-emergency maintenance issues, rude, abrasive and condescending.
They were fantastic when they were waiting for our money. Then hate and threats and accusations started. Complete nightmare. BLANKET REFUSAL to fix ANY maintenance issues except absolute emergencies. They won't trim the hedges at our property, they won't clean the windows, won't fix paint chips in the stairwell, refuse to fix the broken parts of the swimming pool and the list goes on. They even refused to allow us to put up an American Flag on our rental property - a violation of the The Freedom to Display the American Flag Act of 2005 (Pub.L. 109-243, 120 Stat. 572, enacted July 24, 2006) is an Act of Congress that prohibits real estate management organizations from restricting the display of the flag of the United States on a property. Thomas Tommy B is the owner of the Century 21 Franchise and he's the one spearheading it all.

Any modifications to the property we are staying in require an architectural review board form to be submitted. Thomas is refusing to submit ANY ARC forms on our behalf. We cannot submit them ourselves.

He is also point blank refusing to fix any maintenance issue in the property we are living in except if it is a true emergency. There are issues such as paint chips everywhere, the hedge in the back of the house is dangerously leaning over and he refuses to have it trimmed until at least October. The windows are filthy and some are so dirty it's difficult to see out of them. He's refusing to have them cleaned.

The pool skimmer inlet is damaged and could be a safety hazard due to sharp plastic. He is refusing to have it fixed.

The front door handle and the door numbers are DISGUSTING and are 15 years old. WE have the replacements. WE have paid for the replacements. He is refusing to submit the ARC form to allow us to change them.

The tree in the back yard was hit by lightening and ended up in the swimming pool! WE paid to have it cleaned up and hauled away. We did. Now he's bullying us and saying that he is going to make US pay for a replacement tree!!!!! That's unacceptable.

We have ALL of the email communications and will be happy to share them with the Revdex.com.

He is trying to bully us

Desired Outcome

Start acting like an adult. Stop bullying us. Carry out reasonable maintenance on the house. Complete the ARC forms for the items that WE have paid for. There is NO reason for him to refuse to compete a form for an item that WE have paid for. It would be unreasonable for the owner to not pay to have house numbers replaced at a cost of $9 total in a house that costs $5,000 a month in rent and utilities, but to refuse to do it when WE are paying is past unreasonable. We are happy to speak with the media if necessary regarding the refusal to allow an American Flag just before our nation's birthday.

The complaint below is from *** and *** who are tenants of ours at Blue Sky Property Management Services, LLC. Since move in on 4/28/18 they have submitted 46 maintenance requests. 33 have been completed. The remaining 13 have not been completed due to scheduling and parts being ordered. We do not see this a "Blanket refusal" to fix any maintenance issues.
Mr. and Mr. communicated in their complaint that we "won't trim the hedges at our property" This is not true. Weekly lawn Service is included in their rent and has been performed each week by our lawn company. The Hedges Mr. and Mr. are referring to are in the back yard along the fence. The weekly lawn service trims these hedges every week to about 8ft. Mr. and Mr. wanted the trimming to be higher. This is an extra cost from the lawn company and we had to get approval from the owners. Owners approval has been confirmed an Mr. and Mr. and been informed that this work is on the schedule to be done.
Mr. and Mr. communicated in their complaint that we "won't clean the windows" We have told them that window cleaning is not included in their rent, we have also informed them that we will have the home pressure washed when the home shows signs of pressure washing being needed or when we are informed by the home owners association.
Mr. and Mr. communicated in their complaint that we "won't fix paint chips in the stairwell" The home was proficiently painted before move in. All the paint issues that they have brought to our attention have been determined to be damages done by the Tenants.
Mr. and Mr. communicated in their complaint that we "refuse to fix the broken parts of the swimming pool" Mr. and Mr. first brought this to our attention on 06/21/2018, since then the pool company has been waiting on parts to come in to fix the issue. Mr. and Mr. are aware of this and have been kept up to date through the process.
In reference to us not allowing them to put up the American Flag, once again this is not true. On 6/28/18 we informed the tenants of changes that they made to the home without permission from the home owners association, one of these issues being the flag pole and the hardware used to display the pole that was mounted to the home. We informed them that this must come down. On 7/2/18 I emailed them with examples of how they could display the flag with out using the hardware that was not approved by the association. They did not choose to abide by the rules of the Home Owners Association and still to this day have the un approved bracket attached to the home.
Mr. and Mr. also stated that I am the owner of the Century 21 and I am not. I am a licensed Realtor with Century 21 Blue Sky Realty Group, but this issue has nothing to do with Century 21 Blue Sky Realty Group as the home is managed by Blue Sky Property Management Services LLC which is a completely different company.
Mr. and Mr. also stated that "He is also point blank refusing to fix any maintenance issue in the property we are living in except if it is a true emergency" As stated in the addendum signed by Mr. and Mr. and the owners of the property " Emergency repairs will be addressed within 24 hours. Examples of an emergency repair are AC issue or water leak" and "all other repair requests will be addressed in a timely manner by Blue Sky Property Management "Once again they have submitted 46 maintenance requests in the last 108 Days. We have addressed every maintenance request with them.
Mr. and Mr. also stated that "The front door handle and the door numbers are DISGUSTING and are 15 years old" This may be their opinion, but the door handle and numbers are in compliance with the home owner's association. Mr. and Mr. changed the numbers and door handle themselves without approval of the home owner's association and have been asked to put the home back to the way it was when they moved in. They still have not put the original door handle back on.
Mr. and Mr. also stated that "The tree in the back yard was hit by lightning" We found out about this 6/26/18. We informed Mr. and Mr. that we needed the information of the company that cut down the tree for the insurance claim. Mr. and Mr. would not give us this information and still to this day have not. We are asking them to replace or pay to replace the tree due to the lack of information they were willing to give us. Also, the home owner's association requires approval for all tree to be cut down. Mr. and Mr. did not obtain permission from the Home owners Association to cut the tree down nor did they notify Blue Sky Property Management.
As Mr. and Mr. communicated in their complaint, they were happy with our services when we were waiting for their money but then when they didn't pay, and we tried to recover the money owed they are no longer happy with our services. Since move in they have made 2 non-sufficient fund payments made for Julys rent (7/3/18 and 7/11/18), 2 Late rent payment (for the month of July and August, late payment of $150 each, still has not been paid) July rent was paid after a Notice from landlord to tenant- Termination for Failure to pay rent notice was placed on the property on 7/14/18. Mr. and Mr. also have an outstanding balance of $6,092.20 for flooring that Mr. and Mr. agreed to pay, and this is also in the Addendum to lease and signed by the Tenants and Owners. Mr. and Mr. have been aware of these charges prior to there move in and could also view the charge on there online tenant portal. (The charge was added 6/21/18 after they still had not paid us by check in the office)
We are in the process of Evicting Mr. and Mr. for Noncompliance for Matters other than Failure to pay rent. The 7 Day notice was placed on the property on 8/06/18.
