When you moved into the property you received a move in inspection form to fill out and list the current condition of the property, this form was never returned to us, and neither were any maintenance requests received. The property had no defects and was in...

perfect rent ready condition. Our fiduciary responsibility is to the homeowner. Our move out inspection was completed and the items you mentioned were found damaged by the tenant. Pictures were provided with the statement you received with the damages. Your roomate [redacted], even showed up at the rental property after move out while we were making the repairs, concerned of what the damages would cost. Concerned Tenants don't show up to properties after they move out if they know they did not create any damages.
 
The home had hundreds of nail, holes with anchors and screw holes  throughout the house [redacted] *),  For Example: the dining room had over 50 holes. We had to remove anchors or nails , patch and sand down each individual hole in ALL ROOMS,  and then re paint ALL ROOMS in the house to get it back to rent ready condition. These holes were not present during move in. Actually cost to  Remove Nails/and or anchor, patch ALL HOLES, sand &  paint and the effected areas in the home $738.00. 
 
The garbage disposal was cracked and beer bottle cap was found warped inside. Actually cost to replace $238.00
 
The Home was fairly clean except the stove was filthy and closets were filthy. These were the only items charged for cleaning at $65.00
 
Upon Move in You were given:
 
Gave tenant [redacted] on 12/21/12:Front Door Key x 1Garage Door Key x 1Garage Door Remote x2Masterbedroom Door Key (at house in door) x 1Pineridge Guest Pass Car Hangers x 2
 
 
The 1 garage door remote and the 2 Pineridge Guest Pass Car Hangers were not returned and therefore you were charged $45.00 to replace these items.
 
 
When we spoke on the phone yesterday, I let you know that this outstanding balance of $359.00 was from moving out mid month on the 21st of Feb and only partially paying the rent. I let you know that a full months rent was charged on Feb 1st. The $359.00 was the remaining amount due for February's rent ($1436.00). As you can see from your statement, you made two payments one on 2/5 for $478.80 and one on 2/7 for $598.50. $478.80+$598.50 + $359.00 = $1436 (total rent due for Feb.) However, you moved out on the 21st. Your ledger has given you a credit as well, which I explained on the phone yesterday of $335.16 for the remaining days of Feb after you moved our (Feb 22-28th). I also emailed your statement
 
I have resent your statement, which shows no such charge, and also attached it here for your convenience. You have responded and confirmed you have received this statement.
 
Also attached is the move out inspection, as you see many items were found needing attention, however not all were found damaged by the tenant.
