[redacted] [redacted] *** [redacted] *** [redacted] Letter Received 8-7- Revdex.com Letter Received 8-21- Ms***, Thank you for your letter and the service of the Revdex.comI am a partner and owner of several companies and I take any complaint very seriously In regards to the complaint letter that we received from you with your ID [redacted] I would have to say that I have been very disappointed in Ms [redacted] and her handling of this situationShe had been a very good tenant and if she ever had any issues we immediately rectified the situationI will address the issues that she has outlined in this letter so that you know the truth in the situation Ms [redacted] stated in her letter to you that she had to leave the property due to safety and health, this information is entirely false! She also has accused us of trying to “bully” her into paying for repairs that she says were a problem from the beginning and this again is entirely false! Ms [redacted] has also said that she is being harassed by text message and in a grocery store which is again entirely false Ms [redacted] came to us in desperation and we were able to rent her a property that we had availableI have known her for many years and thought that she would be a good tenant and she was, until August of There had been a few issues that Ms [redacted] had brought to our attention which were promptly repairedWhen her daughter fell down the stairs we made sure to place a second hand rail in the stairway for additional safety, but we cannot be responsible for a tenants clumsinessShe also referred to the stairs blocking a bedroom, but that is the design of the property and she knew that when she moved in and chose to rent the property on her own free will Ms [redacted] has always been financially challenged and had to pay her rent late and we worked with her every time to allow her to pay for her car, Christmas presents for her children, school supplies and other needsWe were very accommodating to her situation and took pride in being able to provide her with a nice place to live which she once told me “she liked and planned on staying there for a long time” Then in July 25, she contacted me to let me know that she had found bed bugs in the property and that one of her children’s daycares had an outbreakShe was sobbing and said that she could not pay for the fumigation and didn’t know what to doShe said that she had spoken with terminix and she provided me their phone number and informationI informed her that this was her responsibility, but that we would work with her to make sure she was able to pay for this first then our rentI then suggested that she check for the materials to exterminate the bed bugs at a local hardware store and if she was comfortable doing the extermination herself she could save some moneyShe said she was going to go to the hardware store and that was the last I heard from her Then on 8/7/I received the attached letter in our mailbox with the keys for the propertyMs [redacted] never called to notify us that the basement flooded or that she was having any further issuesThere was an issue with the foundation at the beginning of her lease with water coming in the basement, through the foundation, however this was repaired and was not the issue this timeThe most recent flooding that Ms [redacted] is referring to was the result of a heavy rain to which water backed up against the property and went in the door and down the stairsBy the time she notified us (by placing the letter in our mailbox on 8/7/2014) the water had been in the house for more than a week casing damage to the property Ms [redacted] never notified us of the most recent issue, which was a new and different issue from any other issueMs [redacted] left the property because she couldn’t pay for the bedbug infestation and left us with a problemShe also violated several sections of her lease requiring her to give us at least 30days written notice prior to leaving, paying utilities in full, maintaining the yard and removing personal items from the property among othersShe has violated her lease and left us with a mess to which she will be responsible for and we will enforce the lease to the full extent of the law and signed lease agreement After receiving the letter from Ms [redacted] I did text her and asked if she had anything to say for herself and to let her know that I was disappointed in how she handled the situationI was texting her to give her the opportunity to remove the rest of her belongings from the property and to at least empty the property to save her from having us charge her to do soIn regards to the grocery store incident she is referring to, I was leaving a grocery store and she was at the end of the checkout counterWhen I saw her I stopped and asked how she was doing, to which she replied “fine”I then said that I was very disappointed in how she handled the situation on walnutMs [redacted] then turned around and left the store and I continued on my own separate way as well not to see or speak to her againI have not been harassing MsStraush or bullying her, only trying to save her additional money that we will be assessing to her and give her an opportunity to make the situation rightShe left many personal items in the property including furniture and refuse, which we have since cleaned up, along with not mowing the yard and not paying the utilities in full.We have always taken the health and safety of our clients very seriously and will continue to in the future Ms [redacted] will be responsible for all fees, damages, and work that we have to perform associated to her violation of our lease agreement and damage to the propertyShe has asked that I do not contact her anymore, and I have not and will notWhen we have all the fees collected, we will have another member of our team contact her and if she refuses to pay the amount due our attorney will be contacting herI understand the importance of the Revdex.com and we greatly respect your organization, however this situation is a dispute between a tenant and a landlord over the tenant violating
