Response from Bolen RE Appraisals;The first thing that must be known is that Mr *** was not the client nor intended user ofmy appraisal reportLegally there is very little information from the report that I can share as itwould be a violation of USPAP (Uniform Standard of Professional Appraisal
Practice) to which Iadhere and take very seriously.Mr *** has an issue with my measurments of this home, however, I utilize ANSI (AmericanNational Standards Institute) standards for measuring homesIts likely Mr *** believes thesquare footage I came up with should more closely match the County AssessorCounty assesorcalculations are approximatioons at best as tthey round to the nearest foot (12") and they donot have access to the interior of a home, they would not know actual garage depth or shapenor would they have a clear picture of the second story.In addition, this home was actively listed for sale with a square footage of sfThe realtoradded the square footage of a garage apartment to the actual house square footage, but froman appraisal standpoint, this is completely incorrectThe actual house is the primary value,everything else is an accessory to the houseThe garage apartment was given value in aseparate location of the report.Mr *** claims that the lender "submitted proof of actual square feet"I'm not sure what"proof" that would be other than inaccurate County Assessor information, which was neversubmitted to meIt was some time ago, but as I recall the lender did call me regarding the issueto which I explained that a seconndary, accesssory unit was added to the square footage by therealtor, and that the County Assessor information was not correctIf my client (the lender) hadrequired me to return and remeasure I would have had to do so, but this never happened.I'm sorry Mr ***'s home is substantially smaller than he anticipated, this is relativelycommon in the appraisal industry and I have had to deal with it numerous times, althoughnever had Revdex.com complaint.1I have included documents with this response, the County Assessors house sketch as well asmine which includes the accessory unit.In short, the only individuals who can make any claims against my appraisal are the owners ofsaid report, the lender and Department of Veterans Affairs.Sincerely, *** ***Bolen RE Appraisals
