Dear Sir, Ms: Please be advised that I represent Bon Vista Villas LLC and I am in receipt of your letter to my client dated September 15, I apologize for the delay in responding but I was out of my office the entire week of Sept14, First, I have spoken to the office employees of
my client and they deny that they were rude or disrespectful to Ms***They did acknowledge that she called with a request that she be permitted to rescind the lease in question (a copy of which is enclosed) to which the employee responded by stating that they could not permit her to rescind the lease but under certain circumstances, she would be permitted to sublet the apartmentPlease note paragraph of the enclosed Rental Agreement; also please note that Ms*** initialed this paragraphSecond, I prepared this lease (a revision of an earlier lease I had prepared) 12-years agoParagraph with respect to subletting has been a part of the lease ever since and was possibly even part of the earlier leaseSo this is standard procedure by my client and has been for many years.I have represented this client since and can assure you that they are not treating Ms*** any differently than they have any other tenant over the years who has been in the same or in a similar situationIt is now and has been the position of my client that the tenant is responsible for the monthly payments under the lease until termination of the lease or the apartment is sublet, whichever comes first. As you know, I represent Bon Vista Villas LLC and in response to your fax of Sept. 30, 2015, I would again direct your attention to paragraph no. 25 of the Lease/Rental Agreement. It clearly states that the $200.00 fee is to defer the costs of maintenance...: which said costs shall include but not be limited to the following: Inspecting the apartment; cleaning the apartment; repainting the apartment; and various administrative/clerical costs...". Nowhere in this paragraph or elsewhere imposes an obligation on the landlord to find someone to sublease the apartment.This is now and always has been the obligation of the lessee. Thank you.

Revdex.com:I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.While I acknowledge and agree that there is a section in the lease that pertains to subletting the apartment, I do not see in the lease where it specifically states that "if the tennant break the lease, the subsequent consequence is that they then become soley responsible for subletting the apartment." To me the lease implies or suggests that if the renter is interested in subletting the apartment, they would refer to that section regarding the $200 subleasting fee, etc. Again, I don't see where the contract clearly states that the renter becomes responsible for subleasing the apartment, nor does it specifically state that the renter may not break the lease.Regards,[redacted]
