Our office was in receipt of the request on May 1, and responded on May 1, The request for repairs have been submitted to the associations Board of Directors for action and decisionBonanza Realty operates as a facilitator of the Board of DirectorsWhile we can act to remedy common
element damages or repairs of an emergency nature, the damages being reported fall within the bounds of the "unit" and as such we cannot make repairs without further direction of the BoardThe association has contracted for repairs to the common areas with repairs to be completed by end of next week

I am rejecting this response because:There is a glaring issue here, that you are not in touch enough with residents onsite to manage a property you are being paid to manageWe are your customers, please help us get involved. You deflect all responsibility to the board of directors but since they’ve been non-participatory for nine months, it’s time for you to address that issue (not continue to use it as an excuse)I counter your assertion that "you do your best" to inform me of scheduled or canceled meetings. In the time I’ve lived here I’ve never been “informed” about a board meeting being scheduled OR being canceled. I call your office repeatedly until I get a live person, to find out when things are happening or when they canceled. (Voicemails are never returned). No newsletter was ever sent. I’ve received no meeting minutes because there have been no meetings in the nine months I’ve lived hereSo how are you getting the information you need to manage the property? How do homeowners get to participate and know their concerns are heard? In your complaint response, you said you’ve done a reserve analysis and dues are adequate. I have multiple emails I’ve sent to you, identifying maintenance concerns (decrepit fences, dead/overgrown trees & foliage, exterior paint chipping off all main walls, water main buckling the asphalt in multiple driveways… just off the top of my head)These all cost money to address. How can you do an accurate analysis without relevant information to assess financial risk? There was no walk-through or maintenance need analysis in 2017, and you’ve held no board of directors meetings since 4/I am absolutely NOT comfortable that you have the information required to issue accurate financials. Bottom line: How will you move our conversation forward in a more customer-oriented and productive way? Please, be a problem solver here! I do reflect that your account has a $30.00 balance forward.
This is a result of dues balances forward from several months.
The association has changed the due date from the 15th of each month to the last day of the month in which the assessment is applied. This may have...

caused confusion with the change of the statement dates and when the payment is due. Because of this we have waived the $30.00 of accrued late charges.

I am rejecting this response because:Bonanza Realty is the self-proclaimed intermediary between Malibu Meadows homeowners and their HOA board members.  They provide no other way for a homeowner to access board members outside of required board meetings (which Bonanza has not held in over nine months).  Continued refusal by Bonanza to address and resolve the resulting lack of transparency is unacceptable.

There may be a fundamental misunderstanding on what our contracted services entail. We provide collection of monthly dues, assist in seeking legal action on deficient owners, contact vendors to review the property for needed maintenance, advise the Board on repair necessities (outside of the Board's walkthrough) and complete financial reports based on these and an engineer based reserve study that is completed every 3-years. I can assure you, the 2018 budget and reserve are fairly reliable beyond fluctuation in market. The repairs you noted are on a fixed schedule for repairs. The painting was touched up in phases in 2017 and will continue in 2018/19. The water main line was repaired in 2016 with additional patchwork completed in 2017. Trees are scheduled for upkeep in 2018 as directed via email by the Board in addition to maintenance of flower bed areas and other areas of overgrown vegetation. We also had several sections of fencing and entry steps repaired in 2017. As stated previously, we will issue notice for the annual meeting as soon as a date is settled.

To further review what occurred would you share with me the association you were attempting to purchase into?
Many times an association will be "project approved" through HUD (FHA/VA) and AHFC but may have items that prevent the sell from qualifying at the time of the...

transaction. The individual transactions qualification for a specific lending program can only be determined through your lender. Bonanza can only inform you if the project has approval through FHA/VA or AHFC. This information is also available publicly through the HUD and AHFC websites.
If at the time of qualification, your lender determined that one of their requirements are not met, they should inform you of such.
In regards to the lender information you notate, once I know what association you were working to purchase into I can track down the transaction to determine where the delay is and correct it. Most of our lender interactions are electronic and there may be a systems error or incorrect email that needs to be corrected. \
