Revdex.com, Thank you for sending the complaint via emailI would like to clarify that [redacted] were not our costumersThey were the sellers of the homeAll of my inspections begin on the exteriorI introduced myself to Mr [redacted] who answered the front doorI explained my procedure to Mr [redacted] and began the inspection on the exterior of the homeAs I was inspecting the rear enclosed porch, Mrs [redacted] entered the porch from her master bedroomShe asked me to inspection her master bedroom and bathroom first she was working and did not want to be disturbed I replied let me get a few tools that I will needI finished her rooms as requested and resumed the inspection on the exteriorI did not do the roof because of the hot temperature of the shinglesI rang the door bell again and Mr [redacted] showed me to the basement and where all of his components were locatedHe then left the basementAs I was setting up my Radon Machine I heard a toilet flush and a sound like water was dripping onto a floorI walked over to the finished bedroom and water was flowing through the ceiling onto the floorI ran up to the master bedroom and asked Mrs [redacted] where her husband wasShe replied I guess outsideI then heard a door close in the hallway and Mr [redacted] was coming down the hall and I explained there was a leak in the basementI showed him the leak, he replied with a few choice words he was not sure where the leak was coming from I ask him to get some towels/rags to clean up the water! For the next minutes I cleaned up sewage water from the leakI was never in the powder room nor did I even know where the powder room was located! The buyer who hired me for the inspection showed up after the water was cleaned up and I explained what happenedI spent most of my time in the basement because that is where all the major components are locatedThe pictures which were taken during the inspection show the time and order of the way the inspection was conducted The inspection started outside, then I inspected the master bedroom and bath, then I went to the basementI never entered the power room until I inspected the first and second floor individual roomsI never touched the power room toilet because of the active leakI do not physically touch toilets with me hands nor do I shake them At the very end of the inspection I finished the roof and completed my inspectionI have enclosed all correspondence that I have had with Mrs [redacted] Please look at the plumbers invoice, it does not state that the leak was caused by aggressively shaking the toilet as Mrs[redacted] claims.SincerelyJohn V [redacted]

I have reviewed the response made by the business in reference to complaint ID ***, and find that this resolution is satisfactory to me Although (1) my recollection is that MrV*** DID inspect the powder room before moving to the downstairs; (2) the recollection of my husband (who actually was present when MrV*** inspected the powder room toilet was that MrV*** inspected the powder room immediately before moving to the downstairs; and (3) neither of us believed the it was a coincidence that we had NEVER experience a leak until the day of the home inspection.Nevertheless, without accepting blame, MrV*** acted in a professional manner and agreed to reimburse us for our expense of having the powder room toilet seal replacedAccordingly, we regard the complaint as resolved and do not intend to pursue any further action
