Initial Business Response / [redacted] (1000, 10, 2015/08/03) */ AS Of 7/22/ Perspective Residents had a previous leak in the ceiling living roomWe contacted a roofer November that repaired the spots on the roof/chimney along with the ceiling interior spotsThere was no leaking until this June when we had an extremely unusual rainy season and a leak re-appearedWe offered Perspective Residents to transfer to a different location; however they declinedThe Property Manager explained the process in trouble shooting and trying to locate the cause of the leakRepairs were made and it was communicated that we had to await the next rain to see if it solved the issueUnfortunately, this did not solve the issueWe explained to the residents that we would need to cut into the ceiling and to see where the leak is driving from and remove any damaged areasPerspective Residents explained they would be leaving the country for two monthsWe requested that they move a table and couch to the other side of the room while we would continue to work on the repairsPerspective Residents agreed at this time and they asked for a concession for their troublesWe offered a $concession along with a reduction already on their renewal rate A few days later Perspective Residents insisted that we provide them one month free and told us that we could not enter the apartment to make the repairs during the two months they would be goneWe explained that we had to enter and make the repairs to prevent any further damage and we offered to transfer them and they declinedAgain, we offered them $off their rent and have already given a monthly reduction in their renewalThey stated that they are going to give us a poor review if we refused to give them one month free(they still have full access to kitchen, bath, bedroom and a portion of the living room, we had to cut an approximately 2Xarea)At that time they requested for a keyed lock to be placed on their bedroom door and we obligedThey also wanted to rent carports, we agreed and offered them two carports for the two months free of charge totaling $They refused to accept the $concession along with the $in free carports because we would not give them the month free During most recent rain there was no leaking into the unit and we will be awaiting one more before we begin repairing the drywall this week We do apologize for any inconvenience and are currently making every effort to solve the problem in a timely and correct manor

June when we had an extremely unusual rainy season and a leak re-appeared. We offered Perspective Residents to transfer to a different location; however they declined. We explained to the residents that we would need to cut into the ceiling and to see where the leak is driving from and remove any damaged areas.
