Tenants turned in keys to our office on April 4th, While in the office, *** *** stated that her family had rented a shampooer and cleaned the carpets themselvesWe reminded *** that the rental agreement that she signed stated "have the carpets cleaned by a licensed carpet cleaning company and show receipt at move-out." We explained that we would be required to have a licensed company shampoo the carpets again
Upon move-out inspection on April 7th, it was documented that the home was not returned in the condition it was receivedThere were several window blinds broken and covered in dust, items left behind, dust, spills, laundry dryer sheets left in drawers, light bulbs out, one broken light switch, and a strong urine smell(Please see Move In/Move Out Inspection Form signed by tenants 7/8/13.)
Joe's Carpet Cleaning Service was called out to complete the cleaning and repairs and they were deducted from the tenant's deposit along with the pro-rated rent for the days in April they had possession but did not send payment for
The tenants were not charged for additional repairs that were completed that were noted on their MoInspection Form as present when they gained possession of the property (ie window screens, paint patches, door knobs)
