I have received and reviewed your version of the complaint by the above mentioned.When this tenant took possession of the unit the carpet had just been installedThe cost of the new carpet in was $Upon vacating the home, the carpet was badly stained throughoutDuring our pre-move outwalkthrough, l informed Mr [redacted] that if the stains did not come out, we would need to replace the whole homeThe living room was the worse by far, but I can't replace or match carpet for only part of the home, and explained that to him.Once he vacated, I noted most of the stains were still present leven tried having it cleaned once more, but the carpet was ruinedI explained (and included the Department of Consumer Affairs guidelines on pro-rating cost replacement for carpet/expected life expectancy of yearsThus the tenant can be liable for the pro-rated cost for each year lost.).Cost of new carpet, similar in quality would have been $The 80% cost of that amount was deducted from Mr [redacted] 's security($1876.00)The owner did decide to replace the downstairs flooring with tile at a much greater cost, however, that has no bearing on the fact that the tenant is responsible for the cost to replace the flooring (with similar flooring), since it was ruined during his months of occupancyMr [redacted] has cashed his security deposit refund check, and as such, as accepted that as refund in full.I have included for your review, the DCAverbiage for the guidelines of pro-rated carpet replacement, as well as the invoice for carpet installed in 2014, and the quote for carpetto replace the damaged carpet in 2016.I have many large color photos of the condition of the carpetupon Mr [redacted] 's vacating the home, as well as his signature on the pre-move out inspection, done on 6/23, where I informed him that he would be charged if the carpet did not come clean*You will note his initials next to this item.After performing property management, for over years in Orange County, I can tell you that I have always been extremely fair and judicious, with deposit refund issuesI have no other Revdex.com complaints on this issue that I am awareWith over properties under management, I'd say that is a very good record!
