Actually, we did charge Mr [redacted] & Ms [redacted] for the time that the unit was vacant and not leasedSorry about that oversight in my earlier email Consumer Response / [redacted] (3000, 17, 2014/10/20) */ Please be advised that we are not disputing the bleach stain on the carpet in front of the washer machineWe are disputing the unit cleaning charges and the $refund which we never receivedWhich is in violation of [redacted] of [redacted] We worked directly with the landlord to find another tenant for this unit and a portion of our security deposit was also applied to early lease terminationHowever the unit was leased before we moved out, and the landlord, like all other landlords needed time to turn the unit aroundWe asked the landlord to waive late fees based on the fact that our current lease with them totaled $54,000, and me & my wife was also long time tenants at different locations and had paid roughly $100,in rents to them We contacted the landlord several times asking for a break down on exactly what was cleaned & they sent us a invoice from a cleaning serviceWe asked for pictures, and we did not receive themOnce again we asked for a detailed invoice with a break down and the landlord did not reply to us at allWe left the unit clean & move in readyAnything that the landlord has done is common wear & tear, and the cleaning expense was common routine maintenance a property management expense

This is a running history of all rental payments. Note that a majority of the rental payments were late, though on a number of occasions I did not charge a late fee.

- Invoice For [redacted] - Note that the tenant had bleached the carpeting. Instead of replacing it, we had it dyed.

- $175 Invoice From ** Contractor - This was for cleaning the unit, which was very dirty. This condo is about 2,600 sq ft. (Note that in addition to this cleaning, ** Contractor did an additional $1,800 of work, which was not charged to the tenant. If you would like to see a copy of that invoice, please let me know.)

- Copy of the check payable to ** Contractor - This check was for $1,975, which included $175 for cleaning the unit.

- 3-7-14 Move-Out Report - As per the report, the unit was dirty. It was signed by [redacted] and his wife, Theresa Olison.

Please note that the lease was through 4-30-14, yet the tenant vacated on 3-7-14. We did not charge for breaking the lease early.

Actually, we did charge Mr. [redacted] & Ms. [redacted] for the time that the unit was vacant and not leased. Sorry about that oversight in my earlier email.

Please be advised that we are not disputing the bleach stain on the carpet in front of the washer machine. We are disputing the unit cleaning charges and the $32.29 refund which we never received. Which is in violation of [redacted] of [redacted] We worked directly with the landlord to find another tenant for this unit and a portion of our security deposit was also applied to early lease termination. However the unit was leased before we moved out, and the landlord, like all other landlords needed time to turn the unit around.
