We have previously been into the mentioned unitThere have been issues getting into the unit due to tenants putting locks on the bedroom doorsWhen this was finally resolved we entered and checkedThere is no water coming from the ceiling and the ceiling is not caving inWe will be re-entering to recheckThe mildew is due to tenants not cleaning or ventilating their unitWe have explained to them how to resolve this and a mold/mildew addendum was signed upon move in with EPA guidelines explaining the processHowever, mildew was never reportedWe saw it and explained the process to them.Previously they were charged for pest control due to it being their faultThis bill was paidWe have the records from the pest control company (United pest solutions) explaining their findingsAfter that they never reported and pestsRecently a neighbor8my unit reported seeing a cockroach so we scheduled pest controlThey went in, inspected, took notes/pictures and reported it was once again caused by this unit due to very poor sanitation issuesThe bill was $We have the tenants the option to make payments on thisAlso, have the records from this pest control visitOur lease states "tenant shall properly dispose of all rubbish, garbage and other organic or flammable waste, in a clean and sanitary manner at reasonable and regular intervals, and ASSUME ALL COSTS FIR INFESTATION CAYSED BY TENANT(s)" We have been in the unit several times for maintenance requests and have viewed trash piled up, dirty dishes stacked and leftover food left outThe sanitation issues need to be taken care of so they, and their beighbors, can stop having to deal with pest control issuesAll they are being charged for is the pest control billWe have records for maintenance requests, pest control bills, notes from pest control technicians etcUnited pest solutions has returned to retreat unit due to the pests not being goneWe found out about this from this complaint not the tenantsWe also have records from that visit stating sanitation is still an issueWe have also not threatened them with anythingThey were given a legal day notice to comply to pay the bill (payments would be accepted) any additional questions please feel free to contact me
