1. The carpet was not damaged when the Tenant inspected the apartment and took possessionThe Tenant authorized us to deduct any damages from his security deposit and to pay for any damaged caused by the Tenant(see attached lease agreement, paragraphs 3, 10, & This Tenant
burnt the carpet in two places by placing a hot pressure cooker on the floor(see attached photo of two burned locations on carpet in living room/dining room area)Actual costs to replace carpet was $1,(see attached carpet invoice) We only charged the Tenant $to cover the cost of the area he damagedOur Property Manger, *** *** called Mr*** on multiple occasions and left voice mail messages which were not returned by him

I have researched this complaint and unfortunately a number of steps went wrong regarding Ms ***'s application. The software company we use to process online applications (which this was) made a software change around the same time that Ms ***'s application was submittedThe
software change is not notifying all parties on my end by email of the status of all applications; submitted, approved or deniedThis led to the fact that Julian did not know this particular application was denied so he assumed it was approved. We mailed Ms*** her denial letter from our main office on November 19th, She claims she never received it. At the same time we mailed the letter, that employee should have went into our management software and noted that the application was deniedShe was interrupted by a walk in tenant and then forgot to go back and make that entry which Julian would have seen and then knew the application was denied. We were in-between resident managers when she appliedThe old employee left about one month ago and the new employee just moved in this past SundayThe voice mail messages Ms *** left at (412) 731-were going to an empty officeHowever, the calls should have been forwarded to another office and I'm trying to find out why they were not. 5. We can not rent the apartment to Ms *** because she didn't meet our minimum qualifying standards. I had a refund check written to Ms *** and Julian is delivering it to her right nowI also enclosed a copy of the denial letter that she claims she never received in the same envelope as her refund check

The carpet was not scheduled to be replaced before the tenant gave notice to moveThe carpet was scheduled to be replaced as a good will gesture for renewing his leaseTenant renewed his lease, then we scheduled the carpet replacementAfter the carpet was scheduled for replacement the tenant decided to terminate his lease.Given the circumstances surrounding this issue we have credited the tenants account in the amount of $leaving the tenant with a $past due balanceWe have also notified the collection agency that the balance is now $

The first five bullet points I made in the second page of my complaint prove already that all the three points made by the business are unfair. In addition, the Carpet Invoice shared by the business proves that the business has replaced the whole carpet in the apartment (as seen from "2015-09-Carpet Invoice $1079.pdf" attachment from the business)Why? Because its life was over or near its endingThis is the main reason why the business agreed to replace it before I moved out.If the carpet was just an year old when I moved out of the apartment, would the business change the whole carpet for a small damage (not even sq ftarea - as seen from "2015-09-*** *** - Carpet Damage.jpg" attachment from the business) happened in the Dining Room (DR)? No.Regarding the Lease agreement (as seen from "Lease Agrement - *** ***.pdf" attachment from the business) I was "forced" to sign...,I used the term "forced" here, because at that time I wanted to stay in that communityWithout signing that document, the business wouldn't allow me to stay thereIf at all there is any unfair practice from the business, I thought that the agencies like Revdex.com would be there to control such business, or I can take the help of attorney generalThat's why, I signed it and stayed there hoping that the business goes fair and I don't need to worryUnfortunately, the business turned out to be unfair.Regards,
