Brendin Lange Design & Development Reviews (3)

Complaint[redacted] took our deposit of $350 and to this day has not even started the work. He became uncontactable not returning calls or emails. In February 2013 we contacted Brendin Lange LLC to replace two doors at our house. During the initial meeting he measured the two doors that needed to be replaced. At no time during that meeting did [redacted] tell us the size of door we would need to purchase, saying that he would be buying the doors which were going to be replaced. On March 4, 2013 he sent me a proposal stating that it would take $700 to replace these doors, labor only. [redacted] decided to charge labor only as due to his being busy, we were to buy all the materials. On the March 4, 2013 [redacted] requested a deposit of $250 with the balance of $400 to be paid upon completion of the work. Upon meeting with me to sign the Contract on March 19, 2013, the deposit amount was raised to $350 from the March 4, 2013 amount of $250 originally suggested. The Agreement was signed that day and the amount of $350 was given as a deposit for the work to begin. Under the agreement, [redacted] was to start work within 3 days of the signing of the Agreement, as long as we had the doors. However he did not come to do work until March 23, 2013. Upon arrival at our house, [redacted] brought a colleague with him. Upon inspection of the doors we'd purchased, this colleague informed us that we'd purchased the wrong size. The purchased doors were the right width, but were apparently slightly too tall for the space and [redacted] stated that he was not interested in cutting into the sheet rock and exerting more effort into this Project than originally thought. I then suggested that [redacted], the colleague and I go to the local [redacted] to see if they had the correct size doors. [redacted] stated that the Door Size needed was a non standard size and wasn't in stock. [redacted] then informed me that he'd contact another [redacted] and speak to a friend of his at the Pro Desk, and that he'd be able to get the correct doors there. On March 23, 2013 I emailed [redacted] the accurate door dimensions, because up to that point neither [redacted] or [redacted] had written down the measurements needed. I then tried to contact him via email, text messages and telephone messages on 14 different occasions, sometimes I contacted him twice in one day. I was only was able to get three replies from him throughout the whole period. Of this date, he has failed to install the doors as contracted to do plus he is still holding the $350 deposit that we gave on March 19, 2013.Desired SettlementI request a refund of $350 less $75 for 30 mins of [redacted] time on the unfruitful visit. He brought a colleague of his own accord after initially saying that he'd do the work alone, so I do not feel that I am responsible for both men's time.Business Response The ordering of the doors was in no way shape or form a responsibility of Lange Design and Development, neither stated in contract or verbally. As far as the [redacted] expecting one person to install exterior doors that is Ludacris and was never implied verbally or in contract. The fact of the matter is LDD never had any responsibility for any material on this project and has no intentions of a full refund. Out of pocket expense for LDD was $250 not including my time, with that said I graciously offer a $100 refund as the order of the materials incorrectly was entirely the mistake of Phillip [redacted]. Thanks.Brendin

The contract stated project would be completed in 5 days. After three weeks, project still not complete. Signed contract at beginning of construction on May 22. The contract stated that my garage addition would be framed, roofed, and the windows and doors installed in 5 days. After three weeks the project is not completed. I also had some structural defects they were to fix like installing hangers and rafter collar ties.Desired SettlementCompletion of the scope of the project or reimbursement for work completed by another contractor. Business Response All works were completed and contract was paid n full by homeowner Mr. [redacted] as agreed.

I contracted with [redacted] to build an addition on my house. The project is significantly behind schedule and Mr. [redacted] has ceased communicating. I contracted with [redacted] to complete a family room addition. The contract stated that the project would take two weeks. It commenced on 4/1 and has not been completed as of 5/23. Furthermore, I'm not satisfied with the quality of some of the work that has been completed to date. The structural integrity of the floor has been questioned by a structural engineer. The floor was not framed per the contract drawing. The quality of the siding and aluminum workmanship is poor and has yet to be completed. The roof was shingled, but the skylights were installed improperly and will need to be removed and reinstalled. The transition between the roof and the existing home was not flashed, yet the siding was completely installed. My sewer line was damaged during excavation for the foundation. The repair was not documented and I'm concerned that it was not completed properly. My yard is covered with nails and construction debris. I've tried to reach [redacted] countless times in an effort to resolve this dispute, but he refuses to communicate.Desired SettlementI wish for a refund in an amount enough to fund completion of the project and repair of all damages. Business Response All structural changes were cleared with Mr. [redacted] prior to execution and were agreed to be for the better of the project. The sewer line repair was documented via pictures which were provided to Mr. [redacted]. As for the defect in the siding and skylight install, Mr [redacted] has been paid $2000 to date which would more than cover the issues he stated. The court did order a judgement of [redacted] as I was out of the state during the day of trial and was unable to appear in court. I do feel the monies I have paid Mr [redacted] suffice to repair the issues of defect he stated. Thanks.[redacted]Consumer Response Thank you very much for the follow-up. I think that the amount of time that it has taken Mr. [redacted] to respond to my original complaint speaks to how reliable a contractor he is. The bottom line is that I contracted with him to finish a project and he decided not to finish it (see attached photo of the condition that Mr. [redacted] left the project - piles of trash and an unfinished shell). Executing a contract means that you need to fulfill the entire scope of work outlined in the contract, not stop half way through as Mr. [redacted] decided to do. The Office of Consumer Affairs and Business Regulation agrees. See that attached decision that I received as a result of filing a complaint with them. The section titled, "Abandonment or Failure to Perform without Justification" on page 5 speaks to Mr. [redacted]'s failure to complete the contracted scope. It's not even worth disputing his claims relating to clearing the structural work or the sewer line. He did not clear the structural work and did not provide photos of the sewer line. In fact, I have photos of the damaged sewer line that were taken when I had the line tv'ed after Mr. [redacted] decided that he wasn't going to complete the project or address my concerns relating to the damaged sewer line. I submitted these photos to the court as evidence against him. This is all secondary to not fulfilling his contractual obligations. Furthermore, to claim that the judge's award of $7000 was only because he wasn't able to appear in court is ludicrous. He had more than enough time to request that the court date be rescheduled, but opted not to. Furthermore, he failed to act on the appeal period that followed the court date. He could have appealed the decision, but opted not to. He also failed to show to multiple payment hearings after the appeal period. He's irresponsible and unorganized. He still owes me the money and the unpaid balance is accruing interest. He doesn't have the right to overturn the judge's decision.
