Review: Contracted with Breton & Sons Builder for a major home renovation ($225K) in Sept 2014 with the work schedule to start in couple of weeks and it got delayed till April 14th,2015 due to lack of attention on the contractor part and town permit approval process. The project is supposed to be completed in around 6 months. When we finally got the approval and started the work on 4/13/15 while we are out of the country on vacation, the contractor/subs didn't follow the plan or town code and completely messed up the foundation work and town was ready to issue stop work order due to contractor negligence. Contractor agreed to redo the work to address the issue and agreed to redo the contract as well with better terms and conditions to protect the home owners interest. While he did fix the problem but never agreed/signed to the revised terms as drafted by my attorney but proceed with the work. Work happened very slow over the last 6 months and used only one carpenter and a helper for 3 days a week on average till 4 weeks back and now for the past 4 weeks the carpenter is just coming once a week. Contractor signed up 2 or 3 other projects in the neighborhood and sent the folks to work on those other projects. Refused to provide any schedule/plan for the last 6 months. Today mark the end of 6 months and we still have more than 40% of work or at least 3 months work left for 1.5 persons. Subs are not following the approved plan all the time and not finishing all the work citing they are not being paid for everything by the contractor and causing numerous rework further delaying the project.

There is no HVAC is the second floor where all the bed room are and cold weather approaching, contractor is not committing to any schedule/plan to complete the work. The entire lawn needs to be reseeded which can't be done this year as it is already late and brick work needs to be completed before it can be done and brick work isn't started for the past two months. Lot of structural work is still left to be completed in the basement and we're concerned whether the contractor will fix them before snow load cause any potential damage to the house.

Contractor turned the project into a filler work while he work on other projects when we are continue to live in the house under construction with kids and elders. Contractor shows no concern or respect for causing this major inconvenience to us as he is focused to make the additional money with the two people he got. Contractor doesn't take anything serious including documentation or proving receipts, change controls etc. on time. Have to follow up dozen time for anything and getting tired of dealing with the contractor.Desired Settlement: We would like the contractor to commit to a schedule to complete the remaining work in 3 weeks along with compensation for delays and major inconvenience. If he brings the resources and subs for 5 days a weeks for the next 3 weeks, the remaining work will be completed quickly. If he is unable to finish the work within the next 3 weeks, would like him to agree to cancel the contract with no further payments so we can engage another contractor to complete the remaining work. We've already made 3 payments and do not believe he delivered value for the payment made to date as nothing is fully complete/usable yet. Looking for his commitment to follow the approved plan and town code all the time as we have to watch over their shoulders all the time by staying home which is putting my job at risk.
