Complaint: [redacted] I am rejecting this responseWhat The Bluffs also failed to mention was the paragraph stating that they are to be held liable for repairs to anything that is a hazard to my health, sone thing along rthe lInes of thatSince it was over 92°, and my unit had apparently not been running all day during 100°+ heat, and we were unable to tell that there was absolutely no air flow(partially due to the fact that for the entire duration of the summer heat we had almost no air flow and complained about it constantly, with the only thing maintenance could do being to tell us that we needed to cover the window in the coolest room in the house), I, being pregnant could have had a stroke, which would have been bad for the health of my unborn son, and/or gone into preterm labor.I'm also guessing I should be more clear about why I wanted out of the lease early, although it doesn't matter now as our lease is almost overIt is not just difficult to get up and down the stairs, but HAZARDOUS for meOur steps are made up of stone/rocks, which when wet are very slipperyThe sprinkler system in the complex soaks the stairs halfway up, and I have slipped and nearly fallen several times, thankfully with my husband there to catch meIt has also been raining more lately, also causing the steps to be wet and slipperyThe people downstairs smoke weed, and after numerous calls, nothing has been done but the people being asked to smoke away from the building, even the complaint is of the smell of illegal substances, something that our lease states we are not to haveI have now been complaining for a month about the matterWe have complained about our air conditioner for two monthsIt was not until I took my lease down with me and pointed out where the manager was out of compliance with the lease about my air conditioner, that the manager on duty finally said she would get us a new unitThis was after my complaint was sent in to the Revdex.comThe manager that was on duty at the time was not the head managerThe first time I tried complaining about the neglect of maintenance she took an attitude, so when I took my lease down to the office to show where she was out of compliance, I recorded the conversation so that I could not be accused of calling the manager any names, which she has claimed of one of my highly respectful elderly neighborsUnfortunately, that recording has been lostThe funny part of this is that she is the one I had spoken to a week earlier about a problem with my ac, and with a prospective tenant in the proximity, she said she would send maintenance over immediatelyMy mother had to call at pm the following day for maintenance to show up at pm that dayI am not the only member of the complex who has had problems with herAnother tenant, also having had trouble with his air conditioning, has had problemsHe went without air conditioning for a week during 100°+ heat for a WEEK, and it wasn't until he told her that his son was throwing up from dehydration due to the heat they were enduring that she had maintenance fix it.These events in no way have anything to do with the head manager of the complexShe has always been very courteous and understanding of the plight my husband and I have found ourselves in, and I don't intend to say or do anything to hurt her image, she does what she canIt is the other manager who is typically rude and seemingly unable to accomplish anythingDealing with the managers is like Russian Roulette fused with Good Cop/Bad CopYou walk in praying that you get the good manager that day Regards, [redacted]

I talk to customer*** *** myself and apologized to her for her experience and inconvenience at our place and fulfill her desired outcome, her meal was replaced and plus some for inconvenienceShe was pleased with the outcome

In response to the email I received I would like to first address the air conditioner service request receivedPer the lease paragraph - Air
conditioning problems are normally not an emergencyIf air conditioning or other equipment malfunctions, you must notify us as soon as possible on a business dayWe'll act with customary diligence to make repairs and reconnections, taking into consideration when casualty insurance proceeds are receivedRent will not be abate in whole or in part. Per our Community Policies Maintenance requests will be completed in a timely mannerNon-emergency requests will be completed between 8:a.mand 5:p.mMonday through Friday, excluding holidaysMaintenance requests will be handled after office hours if they are emergenciesIn some circumstances, the following may be considered emergencies:
No air conditioning (when outside temperature is above degrees)
We here at The Bluffs make it a priority to get everyone taken care of in a timely manner no matter how big or small the issue may be. Unfortunately, the resident called at 10:p.mat night with a service request that was not considered a maintenance emergency. The time of day/night and current issue at hand is also taken into consideration in every situation. Of course every situation is different but all are handled with care and with the interest of the resident in mind
I am sorry that that Mrs*** feels that we are negligent in our service of residents but that is not the case. Our Community Policies clearly state that when the temperature outside is below degrees it is not considered an emergencyThis is also a policy the Apartment Association goes by as well so I can assure you we did not break any laws by handling her service request the very next morning immediately after we arrived on property
Since Mrs*** has made it clear she does not feel comfortable with our Maintenance staff we will make sure we do not service or enter her apartment for any reason unless someone else is home with her, for her safety and especially for our ownThese accusations are very offensive and we must take measures to protect our image and staff of any accusations that may arise in the futureFor this reason only, we will not enter unless both parties of the lease are home or office staff is available to go with maintenance during any repairs that are needed.
In regards to the request to be out of the lease contract I do apologize for the inconvenience of having to go up and down the stairs for the last couple of month of pregnancy but that is not reason enough to be let out of the remainder of the lease contractPer the lease Paragraph - Unless you're entitled to terminate this lease contract under paragraph 10, 16, 23, or 37, you will not be released from the lease contract for any reason-including but not limited to voluntary or involuntary school withdrawal or transfer, voluntary or involuntary job loss of employment, bad health, death, or property purchase

My mother had to call at 3 pm the following day for maintenance to show up at 5 pm that day. I am not the only member of the complex who has had problems with her. Another tenant, also having had trouble with his air conditioning, has had problems. He went without air conditioning for a week during 100°+ heat for a WEEK, and it wasn't until he told her that his son was throwing up from dehydration due to the heat they were enduring that she had maintenance fix it.These events in no way have anything to do with the head manager of the complex. She has always been very courteous and understanding of the plight my husband and I have found ourselves in, and I don't intend to say or do anything to hurt her image, she does what she can. It is the other manager who is typically rude and seemingly unable to accomplish anything. Dealing with the managers is like Russian Roulette fused with Good Cop/Bad Cop. You walk in praying that you get the good manager that day.
