I am rejecting this response because my initial response was not only regarding my high water bill (when not all showers were operable) The items on my "Hour" application have yet to be completedIt is a major inconvenience for me to take off time from work to be home so your maintenance crew can come at their convenience to complete clean up/repairs in my homeI had time near move in because that time was scheduled offHere we are going into the new year with those same issues. I would appreciate for those repairs to be completed sometime soon and the next time I have a concern I'm asking to be treated like an individual rather than another low income parent with kidsI may not make much money but the money I do work for goes into paying rent at this community and I expect my home to reflect a safe place to call home including the people I pay my money to.

I have read the complaint that has been sent to you by [redacted] from Unit #[redacted], Eagles Landing. I spoke with the resident on Friday 2.24.17 and went over the issue of an alleged rodent in her unit. She first reported the problem in January, and [redacted], treated the problem...

with glue traps.  That is their standard treatment; she was not happy with that, but that is all we allowed to use. They reported a small hole behind her stove and our Maint Dept covered the hole with plywood.  We checked the plywood on 2-24-17 and it was still in place, with no signs of rat droppings.  I had my Maint Supervisor pull the stove out and clean up food and dirt under the stove, so that would not attract insects or rodents. When I spoke to the resident on 2-28-17, she said she had not seen any rodents or heard anything else, since 2-23-17.  Thankfully, we have not had a rodent problem here, but are always vigilant if anything is sighted.  I have told her if she sees anything in the future, to please let me know.  We are also going to look up into the crawl space in her building, to check on bird nests, squirrel nests, etc., to see if that may be an issue.  Regarding her complaints about dirty carpeting, is her responsibility to keep it clean, and that is stated in her Lease Contract.  but we did clean it in December free  of charge, but she is unhappy with her carpet in general.  And she has been informed the owner is not replacing carpets at this time The roofing leak was fixed in July 2015, her ceiling was repaired and painted at that time. There have been no reports of mildew or mold in her unit since 2015.  The resident is supposed to keep their unit clean, and with air circulation to prevent mildew, and then to report it to us if the problem persists, and that has not happened.   We are a tax credit property, and do not terminate anyone's lease early. If this resident is truly  unhappy with her unit, she has the option moving out when  her lease expires 5/31/17.  She can follow the terms of lease and give us the required 60 day notice to vacate her apartment, on 3/31/17. Dear [redacted],[redacted] moved in 10/12/2015 since then Ms. [redacted] has received 2 water bills the first billwas for $112.22 which $33.84 was her water usage and her waste water was $59.86.  When she calledour office to let us know that the bill was too high we talked about water...

conservation.  We told herthat she should not be washing clothes daily and turn the water faucet off when kids are brushing their teeth andso on.  Ms. [redacted] agreed that she was washing he clothes daily.  After this conversation, her current water bill went down to $62.46.  Which her water usage was $15.49 and her wastewater was $29.09.Ms. [redacted] water bill was much less and I will attached both bills so you can see them.If you have any other question regarding this matter please call or e-mail me.Sincerely,[redacted]

·        I met with the customer and we walked around the back side of her house, and she showed me various spots where caulking and paint touch up was needed. I took 20 photos of those areas, and we discussed the rear of the house getting the brunt of the sun and...

weather. The customer asked how much it would be, and I told her it would be $350 if I had to buy paint, and it would take me a day to complete. I worked on All 20 areas that were photographed, and additional areas as well. After an entire 8 hour day of work I finished and her husband wrote me a check for $300, since they had the paint. Later that week she texted me and said there were additional areas that I "missed", and I needed to come back out. I told her I have the 20 photos I took and addressed all of them on the rear of the house, and she indicated she thought my quote was for the "whole house". We never looked at ANY other areas on the house, and I told her there was obviously a misunderstanding. A whole house touch up on a huge 3 story home would take many days, and obviously more money. I said I would come out and do more but I would have to charge more.  She assumed we were talking about the whole house, and I assumed we were talk about the back side(the only side we looked at). We simply had a misunderstanding, but the work she received for my pay was fair and equitable. The extremely wet April has interfered with almost all of my exterior work, and I was waiting for a window in the weather and my schedule to do her caulking repair, but she filed the complaint too quickly for me to address those areas.

Sorry to hear that the resident is unhappy with my response. My first response addresses the issues the resident has raised, we will continue to monitor the situation in her unit. Regards, [redacted] Property Manager
