Dear BBB & Mr. [redacted] ,Please find the response to the complaint below. We find that we have conducted ourselves professionally and properly. Here is a timeline of events.We spoke [redacted] on 02/10/15, please see chain of events. On 02/10/15, around 2:00 pm, we were referred... to [redacted] from a Realtor who received an online lead source like realtor.com. We Called [redacted] and he wanted to apply for a home mortgage to see what he could qualify for in terms of home purchase price. He applied with jointly with his wife at his request. I asked for permission to run his credit and he agreed. His wife had certain items that needed more clarification and information about the credit and income pieces of our prequalification. They wanted to apply for an FHA loan and I wanted to be certain they qualified. Around 5:00 pm [redacted] then started to text me trying to persuade me to issue him a pre-qualification letter. He sent about 4 text messages within about 30 minutes and continued with phone calls. I spoke to [redacted] on the phone and I explained we can’t issue the letter with our seeing his financial information and told him to refer to the needs list email that was sent out so we could get an accurate picture. I also explained items on his wife's credit may require further information and research. He then told me I didn’t know what I was doing and other banks don’t ask for this information. He had also informed me that he had already left the realtor that referred him to us and is going with another realtor because “they wouldn’t show him a house.” I have a long working relationship with this realtor and know what wouldn’t ever be the case so this was an immediate red flag for me. A few minutes later he texted me again and said, ”You guys are so unprofessional forget it I’ll go use somebody else." At this point I stopped working on the file. I saved the text at this point as he became confrontational and abusive. I spoke to [redacted] the Branch Manager about the situation and made him aware. Later that night [redacted] called back again when the phones were forwarded to [redacted] and he spoke to [redacted] and explained the situation similar to what I had told him. [redacted] let [redacted] know that he needed to send in his needs list to review.02/11/15 – [redacted] started to send me his needs list. [redacted] issued the pre-qualification letter to [redacted] . I stopped communication with [redacted] as he told me he was going elsewhere. 03/10/15 I then received a phone call. The caller didn’t identify himself and started talking in confrontational tone. I asked who it was and he then identified himself and started verbally abusing my calling me derogatory names. I tried to ask how we can help and he said he was trying to get a hold of us but no one was returning his call. No one in our office had any messages or emails from [redacted] . In the past he motioned he was working with a few lenders and I was thinking he may be confusing us with someone else. He continued to be abusive and wanted to argue about how we should be getting his loan done for him and he hasn’t heard anything back. I mentioned to him that I saw [redacted] had issued you a prequalification and we typically are not in the picture anymore until you secure a subject property. He then called me derogatory names again and I terminated the phone call. [redacted] then started to send me emails stating that I was to remove the mortgage inquiry off of his report. I responded accordingly and asked what number he was calling as we had no messages. I’ve attached the email dialog and continued threats from this point forward. At this point, we have done everything we could for Mr. [redacted] . Mrs. [redacted],We apologize that we were not able to satisfy your questions with our previous response.  Unfortunately, during a prequalification period, we may or may not have final answers that an underwriter would have at the approval stages.  Again, we apologize for any inconvenience.  Bright Mortgage is under no obligation to fund a loan.  We make no commitments to lend until there is a final cleared to close.  Is it possible for a borrower who has a foreclosure in the past to obtain a mortgage?  Absolutely.  Are there various waiting periods that have varying qualification standards?  Yes.  Those range from 1-7 years, depending on the type of mortgage.  In your specific example, it could have been 4 years, depending on the information received.Either way, we have responded to the best of our ability, explained that we stopped working on the loan package when we received a text to stop working on it, and we will not be able to assist further, unfortunately.  Please allow us the opportunity for closure on this situation.Thank you,[redacted]

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.I am not happy with this response. The complaint is as follows. [redacted] pulled OUR credit. I do not have anything on my credit other than a Foreclosure 4 years ago. [redacted] DID tell us that I [redacted] was not eligable for an FHA loan. This has not been addressed. I am eligable. [redacted] TOLD my husband  I was not eligable and that is NOT a fact. I AM eligable. I have been eligable since 7/4/2014. I have supporting documents from the FHA help line. [redacted] DID not pull [redacted] or he would have known I AM eligable. I was a wreck after he flat out gave us incorrect information, I thought I could not buy a home. Please address my complaint, not [redacted]'s version of a bogus story. We want the inquires removed from our credit period! By the way [redacted]. We were the potential customers, NOT the realtor you work with. We don't care about a long standing relationship with a realtor that was too busy to show a home. Let's make this CLEAR. We were Bright Mortgage potential customers. [redacted] was unprofessional, he made the decesion on his own, to dump us off.  [redacted] answer the question. HOW did you come to the conclusion I was NOT eligable for an FHA loan. It is not a fact. If you had truly pulled [redacted] you would have known. [redacted] really an angry customer using offensive language, handle it like a man.[redacted] never even answered our main question, which was "When is my wife [redacted] eligable for an FHA loan? Why couldn't he do that. Oh he didn't pull [redacted] period! Regards,[redacted]
