We value both our past and current residents and their concerns. face="Calibri,sans-serif"> Upon receipt of Mr. [redacted] ’s concern through the correspondence received from the RevDex.com, I conducted further research into his claims regarding previous water damage sustained within his apartment home. We did have records from previous work orders to support his claim; therefore I have removed the $200 charge for the additional painting. An additional refund in the amount of $200 will be issued to Mr. [redacted] at his new address that he previously provided to Management.

I am living in this apartment building
From the first day there was many maintenance issuesI asked to be done, mainly the broken windowsThey fixed that after more thandays
They offered us months free when signing the lease, now they wanted that plus one month rent because I wanted to leave the apartment because they don't do their job
Last week we had a leak from the top floor that damaged the ceilingAlso they can't understand that this is damage on us
We have wasps nests in the balcony
They overcharge us in utilities
I offered them many times that I give them a days notice and leave without fees, they refused
I asked them at least to give us discounts during those months were we are suffering, they refusedThey just want the rent no matter how we are livingThey think that they own us and not the building!!
The rent is very high $1,005+ for just one bedroom
I don't know what to doThey have no respect to the tenant

In response to complaint made by [redacted]:   Residents [redacted] and [redacted] moved into [redacted] Dr, Apt C on 4/29/16. Upon moving in, residents were taken to apartment for viewing & given an Inventory Condition form to note condition of apartment to Leasing Office....

Residents turned this completed form back into the rental office on 4/30/16. Upon turning in form, resident was asked if they had any service requests that they needed to put in. The following work orders were put in on 4/30 as requested by resident: Bee's on patio handrail - Work request treated in house on 5/3 with pest treatment Water in apartment does not get cold - Work order completed on 5/2 in house Counter needs caulked near sink - completed in house on 5/3 Living room window cracked/ frame cracked - Inspected on 5/3 by tech and 5/6 by supervisor Upon inspection, the windows turned out to have no visible problems besides not fully closing into locking position. No clear gaps could be seen in any windows. [redacted] Glass was called on 5/10 to come out and inspect windows closing into locking position. They inspected on 5/13. Results were relayed to Leasing Office that no actual glass problems existed and there was nothing they could do.  They advised that the windows (not the glass) would need to be replaced.  [redacted] Roofing was then contacted to complete inspection of the windows.  [redacted] Roofing provided a bid for the replacement of the windows on 6/14. Windows were ordered and installed on 7/8.   After initial in house treatment of bees and wasps on patio, resident submitted additional work order on 5/31/16 that he was having this issue still and they were getting into the apartment. Community Manager inspected apartment with residents and no live insects were found in apartment. [redacted] Pest Solutions was contacted on 6/6 to get resident scheduled for next weekly treatment. Resident was notified on 6/8 that services would be performed on 6/10. [redacted] Pest Solutions removed and treated 3 wasps’ nests.   On 7/24 at midnight, resident emailed Management regarding a water leak issue that caused a small amount of drywall to fall. Maintenance came out on 7/24 to inspect and resolve leak, which was caused by a frozen AC unit in the apartment above. Unit was fixed and a small hole was made in the ceiling of [redacted] to allow any remaining moisture to drain and drywall to dry. Drywall repair was scheduled with a contractor for earliest date of 8/11. Resident was notified on 7/28 of pending work and that we would search for an earlier date from alternative contractors. Management was able to reschedule for the drywall repairs to be completed by a different contractor for the date of 8/4 and resident was notified on 8/1 as to the earlier date for this repair to be completed.   During his stay Jamal has expressed interest in breaking his lease contract. As stated in the Lease Contract Buy-Out Agreement (which was signed by both parties), resident was notified that in order to buy out of lease agreement, he needed to provide a 60 day written notice of his intent to vacate; pay a buy-out fee of $1005 (equal to one month’s rent) & repay concessions received in the amount of $2010. Resident declined to put in written notice to vacate and has not complied with the terms as outlined in the lease contract pertaining to early termination of the lease.    Best Regards, Britton Woods Management

To whom it may concern,Attached is a copy of the concession addendum to the lease contract for [redacted].  As stated in this addendum, [redacted] received $2010 as a "one time" rental concession (paragraph 3).  His responsibility to pay this rental concession back to Management is outlined in paragraph 4 of this concession addendum- which clearly states that if the lease contract is terminated early that this concession is forfeited. As previously stated, [redacted] is responsible to pay back this rental concession in the event he defaults and terminates his lease early. Britton Woods Management

I am rejecting this response because:I am not breaking the lease, I tried everything to stay, but you refused to admit any damages caused by you to us. You rejected any discounts for the months were we didn't enjoy our stay. You rejected my 60 days notice unless I pay 3,015$ knowing that it's your fault that I have to leave. You refused to change the move in date. Add to that , you didn't give us any lease papers to read, it was just few signatures on the phone at the end of the day. The worst in all that is we had another water leak from the same source that you said you fixed, nothing is being fixed, you just sent the contractor to remove the damaged painting and spray new paint!! Photos attached. Thanks for the full enjoyment.
