Dear Ms [redacted] ,We were hired by the proposed buyer of this property to test for leaks before the sale was completed.When we performed a static test on the sewer lines under the house this test failed? This means that we plugged the sewer line leaving the house and filled the lines under the house with water? If the line is good the water level does not drop? If there is a leak, the water level will drop, and this test showed a steady drop that had to be documented.This test does not identify location or consequences of the leak in the sewer system under the house? It also cannot identify the volume of water leaking? Some leaks are in areas where they actually do not lose water when the sewer is used, however, if the pipe is broken it has the potential to be a problem? All of this was explained on the phone and in our detection report of 7/24/17.When Mr [redacted] contacted me concerning the results of the sellers report that had been forwarded to him, I explained that this leak may or may not be a problem for the reasons stated above? He stated that he could not in good conscious not take care of the leak and asked me what we would have to do to locate the leak? I explained that a full sewer detection would need to be done using cameras, long hoses and test balls to isolate the area where the leak was occurringThis is not a regular domestic plumbing leak detection that we can use our electronic listening equipment to locate a leaking slab which can be contracted for a fixed priceWe further explained that our ability to locate the leak would depend on our access to clean-outs inside the house and our ability to push our equipment through the lines? The charges were stated in our initial detection report and repeated over the phone? We also explained in writing and on the phone that we would locate the leak as closely as possible, but depending on our access to the sewer lines this may only be close? I would point out that we did locate the leak to correct location (although it apparently was not right on top of the leak ?" per Mr***’s report) and they were able to find and fix the leak as a result.A static test does not measure the operational loss of water that will occur? It only identifies that there is a problem? The volume of weight pushing on a leak in a sewer line when it is under this static test (entire line is filled with water) is much greater due to the weight of the water inside the line and pushing on the leak? Water just flowing over this cracked pipe would leak a slower rate because the weight is less and water is only present when it is flowing down the line? I take no responsibility for what volume of water was leaking as I have no way of knowing nor did I represent such.Thank for the opportunity to respond.You will find attached, our previous response to Mr***’s letter and also copies of the reports issued.Thank YouKen S [redacted]
