I am writing in response to a recently received complaint- case # XXXXXXXX from a previous resident, *** ***
*** moved out of her apartment home at *** *** *** # 101, Corona, CA XXXXX on 12/5/and a final deposit accounting
statement was provided to her on 12/9/reflecting a refund due to her in the amount of $*** paid in a security deposit of $upon her moon 3/26/*** was charged a very minimal toucleaning fee of $(1/hour) as well as a minimal toupainting fee of $(hours) in addition to a standard carpet clean of $I have attached page of ***'s lease which clearly states that residents residing in their apartments for a duration of months are 100% responsible for painting, cleaning and carpet cleaning charges
*** was not charged for any other fees other than her early termination fee- which was paid in full and her closing utility charges, in which a final bill was provided to her from Conservice, reflecting a balance due of $for billing period 11/1/15-12/5/*** was not charged for any additional utility charges, other than her own usage charges and a move-out fee of $charged by Conservice
*** was definitely not overcharged in any wayAccording to the fully executed lease *** signed on 3/26/15, she acknowledged the fact that she is 100% responsible for services needed in turning this apartment home*** was provided copies of invoices we paid to a 3rd party vendor, in which a letter was attached explaining to her that these were not additional charges- "they are simply providing documentation of services provided for needed services."
*** was charged utility charges of $and painting/cleaning/carpet cleaning charges of $130.00- receiving a refund of $from a deposit paid in of $300.00; which is extremely fair and in no way is she being charged inflated or unwarranted charges

Brookwood Villas completely inflated prices just called me and left a voice mail to tell me I am very "confused" about the depositI was told very clearly by office employee *** that as long as check list was completed and apartment "looked sanitary" I would be ok to receive back depositShe stated that its just a small cleaning feeAs for the final utility charge of $on the mailed invoice states its not based on my usage its an amount based on the office of Brookwood villasI left the unit in better condition then I received it and I was told by *** that I would get back deposit if list was completed , looked "sanitary" small clean fee and only utility I used not based on the office

*** *** was charged extremely minimum charges for the cleaning, painting and carpeting cleaning of her apartment home, especially when our lease specifically states that she would be responsible for 100% of the costThe majority of the charges she received upon move-out were for actual utility charges, totaling $*** has received a refund of $and there will be no revisions made to her account as her charges were more than fair
I reached out to *** in an attempt to review charges with her and clear up any miscommunication she may have received from our office, yet I was not given an opportunity to speak with herAt no time did I state that she was confused- I stated that I would like an opportunity to clear up any confusion or miscommunication on our end
I have attached a few pictures for review, although as I have previously stated, the cleaning and painting was very minimal

The office employee *** made it very clear when she sat there with her air quotations stating if unit looks "sanitary" id be on track to receive back most of my depositAs for those unit photos those items are most likely the original pieces that have been used year after year in the unitThe wear and tear of those items are from over the years I was a tenant for a little under mosI left that unit in 100% better condition than I received itIt seems office is trying not to obtain a new tenant to rent out unit due to refund issue
