Mr*** called Revdex.com after receiving this complaint and said he wished to respond verballyHe said they did have a significant problem with mice but they are taking care of itThey have spent a lot of money on traps, poisons, etcHe feels a large part of the problem is that there are dogs in
out of units and food is being left out, which attracts the miceTenants need to take care of the dog food and not leave open containers outThey are in the process of addressing this problem and are there every day, but this particular consumer will not let them in her apartment

[redacted] can give you a hundred excuses (and he doesn't seem to think he will be caught in his lies) as to why the mice are not caused by his lack of taking care of this property. Truth be known, this property has many issues.  City of Columbus Code Enforcement has just issued citations for infestation of rodents, smoke detectors that don't work, unsafe handrails and balusters, peeling paint on exterior wood, electrical hazards, and weed and solid waste violation.

This is a 4-unit building and our apartments are all connected.  The reason this building is infested with rodents is due to lack of maintenance, not because of anything the tenants are doing. [redacted] would like to blame the infestation on his tenants, however, the tenants are all handling the dog food correctly.  The sooner [redacted] mans up and takes care of this problem, the sooner it will go away. The first tenant, address [redacted], saw and reported the mice, 5 months ago in May 2014, and she doesn't even have a dog. The second tenant, address [redacted], who started seeing the mice and reported such also in May, has a dog but keeps her dog's food in a container.  I am the third in this building to see the mice and my dog's food is kept in a small metal trash can with a lid.  The fourth tenant to begin seeing the mice, address [redacted], also keeps her dog's food in a container so that the mice can't get to.  When I reported the mice, [redacted] told me that "the gal next door leaves her cat food and dog food out and that is what causes the mice".  Well, the lady that lives next door to me, doesn't even have a cat or a dog.  When I continued to ask him to resolve the mice issue, he had the audacity to tell me that I brought the mice to this building when I wasn't the first tenant to see mice in this building.  The tenant in [redacted], next to me, told me three days after I moved in that she had mice and a neighbor not living in this building heard her. So for him to try to blame me for the mice just shows his inability to take responsibility for this issue.

The mouse infestation needs to be proactively resolved.  They do not want to take the time or get their pants dirty to look under the porches to cover the holes where the mice are entering.  I do not want to continue to have rodents poisoned once they are in my apartment ...... instead, I want the building sealed so that the rodents cannot get into the building at all.  I do not want to live with dead poisoned rodents. About 30 rodents were poisoned in 168 1/2, approximately the same in 168, approximately 15 in 166 and approximately 10 in 166 1/2.  We've all seen more than enough rodents and rodent feces, we want the building sealed so the rodents can no longer enter.  [redacted] has been telling us for weeks that he is working on the problem.  In my opinion they are not working smart enough.
[redacted] has never initiated a telephone call to me to resolve this issue.  My phone records will show that I have called him several times.  His maintenance men show up unannounced, they sneak in and put poison all around without telling any of us.  My attorney tells me that by law, they have to notify me when they want to enter my apartment.  Also, they need to tell me what type of poison they are putting in my apartment and where they are putting it.  They have not been doing so.  They have also left doors unlocked when they leave.  [redacted] also told me that his maintenance men had taken pictures of my apartment.  For these reasons, I put a notice on my front door that they need to call me and let me know when they will be here and that I want to be present when they plan to be here.  I did not, as [redacted] told you, tell him that he could not have access to my apartment.  This is just another one of [redacted]'s many lies.

When I told [redacted] that I wanted the infestation resolved, he told me he wants me out of his apartment.  He told me he can "rent it in a day or so to a new tenant, mice or no mice".

I want [redacted] held accountable for resolving the rodent infestation.  We all pay $750 per month to live here.  Not to mention that we all have to pay water here.  He did not tell me when I rented this unit that we do not have separate water meters.  He receives the bill and divides it between all of us.  Two tenants here have toilets that run constantly that he hasn't fixed.  I have a bathtub faucet that leaks 24/7 that he hasn't fixed.  I had the maintenance men come over because I told them I needed a new stem valve for my washer water line.  The maintenance man moved the putty around on the old delapidated stem valve and said "there, it's fixed".  So [redacted] doesn't seem to care that we have water leaking everywhere in this building because we are all paying for it.

I sent him a certified letter explaining that I will be putting my rent and water bill in escrow until these problems are resolved.  That is another reason he told me he wants me out of his apartment.
