Review: We are stuck will a mismatched patio. At the beginning of April, 2013, [redacted] promised us, and we paid for, a new patio. The 14'x28' patio was poured with one of the stress joints 6 in. off in the 14' span. It was not acceptable to us. After arguing and saying we could hide it with furniture, he agreed to remove and replace 1/3 of the patio and cut a new straight stress joint. That was done in May, but the wrong color concrete was used. After many phone calls from me, it took until mid July for Mr. [redacted] to even come and look at it. Admitting it was wrong and that it had to be replaced again he said he could not do until August. After placing several more calls to him, he finally did come in Sept. to remove and replace that same 1/3 section again. The color is much better this time but still does not match. Possibly time and weather will blend it, but if not, we are stuck with a mismatched patio.Desired Settlement: We are willing to wait until next spring to see what time will do to match the patio, but at that time we would like Mr. [redacted] to meet with us to see what results the winter has brought. If there is a slight difference at that time, we can live with that, but if it is a considerable difference like it is now, we want what we paid for, a uniform patio. I tried to approach this with Mr. [redacted], but he very abruptly said that we will not see him again, ever!

We are in receipt of the complaint which was filed by [redacted] and forwarded to us. We do agree that we put in a stamped and colored patio for Ms [redacted]. When we first finished the patio, she was very happy with it. The problems started a few days later after the work was completed. We received a phone call stating that when she was inside the house looking out at the patio, the stress joint did not match up with the view from inside the house. Since we did the work ‘outside’, we have no way of knowing what is lining up with the inside of the house, only that she had been very happy when the work was completed. We did go back over to her place to see what she was talking about to see if we could see what the problem was. When she informed us what she thought was wrong, we informed her at that time that to do what she wanted, to remove the section with the stress cut and line it up differently, she would run the risk of the patio being two different colors as there are so many different variables that can effect the dye when placed in concrete. Even if the concrete truck driver adds a bit more water to the mixture, the color will change. Ms [redacted] informed [redacted] and his employees at that time that she would rather have the patio two different colors than have the line where she considered off-center. We did replace the section of the concrete but then Ms [redacted] had changed her mind again. No, the patio had to match also. We informed her that she had stated that she was not concerned with that but she denied ever saying that even tho we did have witnesses. A third time we went back to her place and attempted again to get the color closer to the original color which was used on the patio. When this last pour of concrete was finished, we thought that she was finally satisfied. However, a few days later, she telephoned us again stating that she does not know if she is satisfied or not. She stated at that time that if it does not match perfect, she expects us to come back out in the spring and redo it again. We reminded her of what she had said before we ever agreed to try replacing part of the patio - that she could live with the color being different easier than - what she thought - the stress line being off center - and she flatly denied ever stating that. We informed her that we did have witness to her stating that and that is when finally we did tell her that we had done enough and we would not return anymore to her project. We feel we tried everything in our power to rectify the situation for her even tho we did not feel there was anything wrong with our work. We are an honest company and try to stand behind our work but feel that if someone is not being honest with us, there is no possible way to satisfy them. The first time Mr. [redacted] put the patio in, April 5, yes I was very happy with how it looked. I wrote him a check that day for the total amount of the job. Its true that I did not notice how much off the stress joint was until my husband and neighbor came from work and we looked at it together. The stress joint was not just 6" off from beginning to end of the 14 ft. span while looking at it from the inside of the house, it was 6" off no matter where you viewed it. Being a stamped patio consisting of squares and rectangles made it even more noticeable. When Mr. [redacted] said he would take a portion of the patio out, cut a new stress joint and replace that portion, my husband and I both expressed our concerns about it matching. Mr. [redacted] said he had the magic formula and could match it. He said there may be a slight difference due to the time between pouring. I said if I had to choose between the crooked stress line or a slight difference in shading, I wanted the line fixed and hopefully a little time would blend the old and the new.

What Mr. [redacted] fails to mention is when they did pour the second time, the color they used was the wrong color. It was not a matter of shading, the new section was all gray, the old was brown. It took many calls and close to two months for Mr. [redacted] to come and look at it himself. When he did, he said "that's the wrong color". He said he would replace it. We waited patiently because he said his schedule was so busy and he would be going on vacation, to call him after August 3. I called on August 8, then a couple more times and he and his men came Sept. 5 to remove and Sept 16 to replace that section. I called again on Sept. 24 to ask if he was coming to seal it. I also expressed that it looked much closer and that maybe by spring it would blend pretty well. I requested that he come next April to see if the weather has blended it better. That call ended abruptly when he said someone will come to seal but we will never see him again, he should not have had to tear in out the first time, we could have put furniture over the stress joint to hide it! I feel bad for all of the problems both parties have gone through but we did not create the problems. What we did do is pay for a new, matching patio with straight lines.

We are in receipt of the response that Ms [redacted] sent to you. While we do strive to correct anything that goes wrong, we’re sorry, but there is just no ‘magic formula’ anywhere that we know of to make concrete from different pours especially the colored concrete - match. We told Ms [redacted] from the first time we went back to her place to look at the ‘stress joint’ that by redoing the portion of the concrete, that there was a good possibility of it being a different color than the rest of the patio and she stated that she could live with it being a different color easier than it not looking straight from inside the house. We can not guarantee what is going to happen to her patio over the winter months. We do not know what if any chemicals or salts she might decide to use on it. We can not predict if she will attempt something on her own such as another sealer. Like every other job that we do, when we left the first time she was happy with the work. When we did this last pour on her patio she was happy with the work. Enough is enough. She can not expect us to keep running back to her place every time she decides she doesn’t like it anymore. We have tried over and over to deal with Ms [redacted]. We feel that we have gone out of our way with replacing the patio section twice for her when we had told her that it would not be a perfect match. We have 3 witnesses who were present when she was informed of this. We feel that the only thing that she does want is for us to replace the entire patio and we feel that the she received a very nice patio and should be satisfied. She received a nice new patio that was perfect until she had someone ‘inside’ the house say that the ‘stress joint’ was not straight from inside the house. From the outside, where the work was performed, the patio was great. We feel that we have done all that we can to resolve this issue. Yours truly, [redacted]

Review: Mr. M[redacted]'s company installed a new driveway at my home in the summer of 2012. Replacement estimate is approximately $13,000.00. After the first winter the surface began to spald(surface chip off). I informed Mr. M[redacted] of the problem and he sent a sub-contractor out to pressure wash and seal the driveway. They pressure washed and sealed the driveway and provided a 5 year warranty. Over the next year the surface of the driveway continued to get worse. I contacted the contractor who did the sealing and the owner said he would be out to look at it. I made several additional calls and I have never seen or been able to get him on the phone again. Once again I called Mr. M[redacted], he did come out and after a lengthy discussion agreed to replace the damaged sections of the driveway. He said he was busy but would do it in September 2015. He hasn't returned to do any work. I've called him on numerous occasions but he hasn't return my calls.Desired Settlement: Driveway need replaced.

We are in receipt of the complaint which you forwarded to us this past week from Mr. [redacted]from [redacted]It is true that we did install a concrete driveway in the summer of 2012. It is also true that lastyear we sent someone out to his residence to apply a sealer to the driveway.Mr. [redacted] has again gotten in touch with us this year to let us know that the surface is stillspalling. We paid the subcontractor last year to clean and spray the sealer on his driveway.Then when he phoned us this year again, we did go out to see the driveway to see what washappening. We feel that what is happening to his driveway is caused from salt on theconcrete. The only area of the driveway where spalling is occurring is at the top, flat part. Thesection of the driveway coming off the road is fine. Only at the level part — where cars areparked in the winter — is the concrete spalling.We were planning on replacing the top sections of the driveway for Mr. [redacted] in September- EVEN THOUGH WE ONLY GIVE A ONE YEAR WARRANTY ON CONCRETE WORK. It is a shamethat he has decided not to give us the time to do him a ‘favor’ by replacing the cement. Wenote that you wrote this letter to us on October 1, 2015 meaning that he got in touch with youeven before September was over. In this line of work, there is no way that anyone canguarantee a time when outside work will be done due to the weather. Never the less, we hadplanned on helping him out.However now that he has decided to go a different route, we also will stand our ground. Notonly did we give him a beautiful driveway, we were not the ones to allow salt on the driveway either from him using it to melt the winter snow or from the road salt dripping from the carsparked in the driveway. We spent our own money already last year by sending out someone toreseal his driveway which he should be doing himself every year. Since he did not want to giveus the time to replace the concrete, our offer is no longer on the table. We have tried to doeverything that we can to satisfy him but now he is making it seem like it is something we ‘owe’him. We feel that is far from the truth.Mr. Lamaneck is stating that the entire driveway needs replaced. This shows how unreasonablehe is as only the top part — as stated previously — where the cars park is spalling. We havedecided that to even attempt to appease him anymore will only end up with him deciding hewants more and more. We are not in a position to do that.We are sorry we have to take this path but feel we can not at this time do anything else thatwill make Mr. [redacted] happy.

Mr. M[redacted]'s response is accurate to a point. He did install a new driveway for us. After we complained for over a year about the spalling, he sent a sealant contractor out to pressure wash and seal the driveway. The sealant contractor gave us a five year warranty, when the problems grew worse we attempted to contact him. He never returned our calls. After numerous attempts to get Mr. M[redacted] to look at the problem he arrived on June 18th, 2015 unannounced. Mr. M[redacted] told us at that time that the sealant contractor was worthless and doesn't work for him any more. At that time he stated the problem only involved certain pads and was caused by a poor batch of concrete. He agreed to replace six of the concrete pads at the top of the driveway. We asked Mr. M[redacted] for something in writing as to his intentions to replace the bad areas, he insured us that his word was good. He told us he would do the work in September 2015. I asked him to keep us informed to when he would be coming so we could arrange our schedules. Once late September arrived we decided to call Mr. M[redacted]. At 11:45 AM on September 22, 2015 my wife spoke with Mrs. M[redacted] she said "he will call tonight". At 2:59 pm on September 25, 2015 my wife spoke again with Mrs. M[redacted], and she said "I did give him your message, he'll call after eight". Mr. M[redacted] has never returned our calls. By the beginning of October we began to realize that Mr. M[redacted] wasn't going to live up to his promise. That's when we contacted Revdex.com.
