Review: Bryan Seltzer was hired as a general contractor to perform work on my residence. He was paid approx $16,000 to install new windows, a front door, and replace damaged OSB sheathing. He provided a written contact with a 1 year guarantee on his work. Approximately 11 months after the work was completed, my house had more than one documented instance of water leaking into the interior of the home. (photos of evidence were provided to Bryan)

I contacted Bryan to return to my house and fix the problem but he has refused to honor his contract.Desired Settlement: Bryan should fix the incorrect installation of my front door ensuring the door is flashed and intalled correctly.

The facts of this case are as follows:

The contract on this property was not in fact between **. [redacted] and Bryan Seltzer, G.C., but with the [redacted] Company who and the monies for the repairs/installation of the windows and door and stucco around the front entrance area. **. [redacted] did pay approximately $2500.00 for the extra windows he requested.

Upon inspection of the home, it was advised that a window above the door be replaced, it was not. It has always been my opinion that the window above the door was faulty.

I did in fact return to **. [redacted]'s home on several occasions following the initial work performed. An independent consultant also was on the premises and performed a moisture test on the stucco and door at **. [redacted]'s request. The results of such test were given to **. [redacted] at the time of the testing and it was found that the stucco and door were fine and not at fault.

Again, it was recommended to replace the window above the entrance area. Sometime in 2012, **. [redacted] called me to replace the window as previously recommended. I was unable to do this work immediately as I was involved in several projects at the time; I did call 6-8 weeks later to arrange a date for such installation. He informed me that he had another contractor do the installation.

It has been four years since the installation of the door. There is a one year warranty on workmanship.

Re: Complaint [redacted]-In response to Bryan Seltzer, General Contractor's response from 01/28/13.

Bryan Seltzer is indeed correct that he was hired by a [redacted] company to make repairs to the exterior of the home I was purchasing in 2011. The damage to the home was identified during the initial home inspection and Bryan was hired to correct the identified issues. The extent of his work primarily included replacing windows, the front door, and front landing (concrete steps).

Bryan's claim that he advised all parties to replace a circle top window is 100 percent NOT true. Bryan had informed all parties that since this window "was a non-opening window, it wouldn't leak." Bryan offered a 1 year warranty on his workmanship. Please take note of his original contract of work that states the circle top window will be removed and flashed correctly. Bryan makes no mention of needing to replace this window. If he felt so strongly the window needed to be replaced, surely he would have recommended this course of action in his contract of work. Additionally, Bryan states that a new front door will be installed to replace the previous door. Again, the front door lacks the proper flashing (drip cap) and is currently leaking.

Listed below is the timeline of events.

• Bryan Seltzer makes repairs to [redacted]'s (Homeowner) home in October 2010.

• Homeowner informs Bryan Seltzer that the window and front door is leaking in August 2011. Homeowner asks him to replace the window since the timeline was within one year, however, he refuses. He continually (3-4 times) returns to my house and caulks the window and claims that he has the problem solved.

• Homeowner pays $500 for a moisture test in September 2011. The stucco inspector concludes the window is leaking and that all other windows and the front door which Bryan installed lack the proper head flashing and were not installed correctly.

• Fall of 2011 and Spring of 2012, Homeowner stays in contact with Bryan and informs him that despite multiple return trips to the house to caulk the window, the window and door is still leaking.

• May 2012, Homeowner informs Bryan Seltzer he would like to work out an agreement to have the window replaced since it has been leaking since installation. Bryan refuses to honor his warranty.

• July 2012, Homeowner hires another contractor and ends up paying $2,900 to have window and stucco repaired.

• Calendar year 2013, homeowner has sent multiple emails to Bryan Seltzer informing him that although the window no longer leaks since it was replaced, the door is still leaking and Bryan never addressed this problem that has been occurring since installation.

Bryan Seltzer should honor his 1 year workmanship guarantee and reimburse Homeowner for the

cost of the window and fix the front door which is still leaking.

Review: Bryan Seltzer General Contractor incorrectly installed a kitchen/dining room vinyl snap lock floor and the tiles are separately.He refuses to fix the flooring. I've had two contractors come in to look at the flooring and both feel the floor was installed incorrectly. Since Bryan Seltzer installed the new kitchen and flooring in 8-9/2012 I've request he come out to fix items in the kitchen that were install incorrectly and he has refused. I had to hire another contractor to correct things he installed incorrectly. I have supporting emails to substantiate my information.Desired Settlement: I want a refund on the installation of the floor including the flooring and labor so that I can hire someone else who knows how to install vinyl snap lock flooring correctly.

2. I didn't supply or purchase the flooring or the kitchen, [redacted] purchased all items.

3. [redacted] contacted me through email on 11/7/2013 and stated the following:

To Bryan Seltzer General Contractor PA License # Pa[redacted],

The vinyl floor you installed in my kitchen and dining room August-Sept 2012 is coming apart. The vinyl flooring is a locking tile and if installed properly should not be coming part. I am asking you to fix the flooring problem at no additional cost. May I remind you that I am a senior citizen and a woman.
