American Property Mangement AKA Slum Lords of Portland So much to say! This is in regards to their commercial / business properties I have occupied three of their business spaces and as soon as my lease expires will never be leasing another property with them again and highly advise anyone in the market for an apartment, retail space, industrial building or otherwise to stay away from these cockroaches All three spaces I have been in the HVAC units have failed and regardless of numerous complaints / work orders they have failed to fix them stating that it would be too costly The wiring in the building I currently occupy is not up to code nor is it legal The circuit breakers for our offices are located in another locked unit leased by a completely different business and since the wiring is improperly set up the breaker trips often Each time it trips I have to file a work order request and they "get around to it" weeks after the request has been filed leaving me no access to 3-computer stations depending on which breaker blows Only fix I have is to run extension cords from still powered outlets across the office so that employees can still do their jobs The internet lines that run through our building are unreliable and we frequently lose internet altogether, this is also something the APM slumlords refuse to fix We have separate light fixtures that have blown bulbs that have been out for at least six months which they have not replaced Bathrooms Oh the glorious bathrooms we have here at the office Ever been to a rest stop bathroom that hasn't been cleaned yet? Thats maybe a hair better than our restrooms First off the restrooms NEVER are cleaned here, after numerous requests we finally had to hire a cleaning service to clean the bathrooms that are shared by the whole building The toilets look like units they picked up at a junk yard from the 1960's and dont flush properlyThey literally will not dispose of a number two properly without at least 12-flushes or they just clog up every time someone poops in them The urinal does not flush properly and smells like a month old cat box sat in the hot sun Pure ammonia stench, absolutely wretched The walls have gouges in the sheetrock, broken light fixtures, stall walls that are wood and not up to code, moldy tiles, paper towel dispensers empty and left unfilled for up to a week at a time, soap dispensers left empty for a week at a time, toilet paper holders left empty a week at a timeThe back door to our office that leads to the hallway and bathrooms for the building is barely functional and you have to ram your whole body weight into it to get it to open after you turn the handle, same thing with the rear door that goes to the parking lot Now lets talk about the outside area of the property We have piles of leaves in the parking lot from last fall (its August), cigarette butts and garbage everywhere, human feces under the exterior windows that noone cleans up from the homeless degenerates in the area, when it snows they just let the ice and snow pile up without taking any measures to increase safety for tenants in the parking and walking areas During the rainy season the parking lot fills up with about 5-inches of water in a puddle that takes up 65% of the parking lot making it unusable Utilities: We pay a portion of the utilities along with the other tenants I guess each unit is not specifically metered A little bit ago PGE came out to turn our power off for non payment (In the middle of summer!) Non payment? We pay APM directly for the utilities and they just never paid the bill for more than three monthsTHREE MONTHS!!! How hard is it to set up auto pay for PGE and have the money taken directly out of an account each month? Laughable I WOULD NOT RECOMMEND THIS WRETCHED SLUM DUMP PROPERTY MANAGEMENT COMPANY TO MY WORST ENEMIES, THE SHEER SUFFERING THEY WOULD ENDURE SURELY WOULD BE WELL BEYOND ANYTHING THEY HAD DONE! DO NOT RENT FROM THIS COMPANY UNDER ANY CIRCUMSTANCES YOU WILL BE SORRY YOU DID LETS PUT THIS PLACE OUT OF BUSINESS BY NEVER GIVING THEM ANY BUSINESS YOU HAVE BEEN WARNED

APM charged me $dollars after keeping my $to replace carpet upon move outThey alleged it was due to pet odorI told the apartment manager long before moving out that the carpet, was not installed properlyIt had wrinkles early on, not having been stretched properlyWe had an emotional needs pet, a cat, for a short time at the end of our tenancyThe cat did not have any accidents within that time frameWhen the apartment manager did her walk through, she said there was "some pet odor noted." I did not agree, considering we were very clean (something she also said: "one of the cleanest units " she'd had), and we steam cleaned the carpetHowever, she said they would probably deodorize the carpet, and I figured there was little I could do about itThey knew we had a pet, because we documented it properlyMy best friend is allergic to cats, and she was able to stay multiple nights there after we moved the cat to the new homeBut since APM knew we had a cat, they decided
