This is in response to complaint ***. We received a phone call from the past residentsregarding their concerns about the charges on their move-out statement ofdepositThey were mainly concerned about the carpet replacement charge andcharges to repair the damage to the counter top
We researched the damagesand found that there were red stains and bleach spots in various areas of thecarpet which could not be removed thus making it necessary to replace thecarpetWe did not charge them for a complete replacement as the carpetwas not new when they moved inWhen carpet is not brand new when a residentmoves-in, but is damaged by the resident in manner that forces replacement uponmove-out we charge a pro-rated amount based on an average life of carpetInthis particular case after researching the charge, we did find that there wasan innocent calculating error in the prorated amountThe correct amount owedwas $588, however because of the calculation error on our part as a goodfaith measure we removed that charge completelyIn addition, we removedthe counter damage and paint charges because they had lived in the apartmentfor over two years. We feel this is more than fairThe remainder of thecharges are for items such as broken blinds, broken fridge handle, cleaning andthe final utility billThe revised balance due at this time is $Theresidents have been notified of the revisions and a revised statement ofdeposit has been mailed to themThe residents reference two paragraphs (& 40) to the lease andstate that they we did not follow proper procedureThis is not the caseWehave attached a copy of the page in the lease that referencesparagraphs & for reviewThe residents state that we did not present them with a pre-move outinspections as per paragraph This paragraph doesn't mention a pre-move outinspection but states that the resident should meet with arepresentative for a move-out inspection. Although we are notrequired to conduct a pre-move out inspection, we do conduct pre-out move-outinspections when we receive notice to vacate from a residentThis is only forthe purpose of determining general condition and what items should be orderedin advanceThis is not a representation of what the final charges will beWecannot determine final charges while the apartment is still occupied as it isvery difficult with the apartment full of personal belongings and the conditioncan end up being very different once the belongings are removedWe cannotdetermine final charges until the apartment is surrendered and keys are turnedinWe do conduct a very thorough final move-out inspection at the timekeys are turned in which the resident are welcome to attend, but they are notrequired to do so. The residents also state that we didn't present them with a cleaning guide, perparagraph Paragraph includes the cleaning guide as to what needs tobe cleaned and states that the residents must thoroughly clean the apartmentincluding doors, windows, furniture, bathrooms, kitchen, appliances, patios,balconies, garages, carports and storagesIt states that if separate cleaninginstructions are supplied that they must be followedWe do not supply separatecleaning instructions as this would be specific instructions for specialcircumstances. As an example, what cleaning products to use and not to useon hard wood floors. No special cleaning instructions are applicable atthis particular community
