Budget Suites of America, [redacted] [redacted] 7/21/ With reference to your letter dated 7/18/regarding the complaint involving [redacted] ***, ID 10138675, am attaching a copy of the "Property rules and regulations" form signed by Ms [redacted] at cheon 7/13/When asked if she was bringing a pet with her, Ms [redacted] answered "no" so pet rent and deposit were not discussed as the subject was irrelevant On Tuesday 7/15/14, notices were put out in building where Ms [redacted] was staying advising that the pest control company would be entering all suites on 7/17/to administer a preventative pesticideOn 7/17, I received a message that Ms[redacted] room, suite 1090, did not want pest controlAt approximately pm when I knocked on her neighbor's door, I heard a dog bark in and saw a cat sitting on the window ledgeI confirmed with the front desk that Ms [redacted] was not paying a pet deposit or rent and knocked on her door to ask her about the petsShe was reluctant to answer the door but I announced myself as a manager and she did eventually open the front doorAn atrocious smell of pet urine hit me as the door opened and I then saw dogs in the living room areaI then advised Ms [redacted] that she would need to get the dogs out of the room by 5:30pm and that I would return with my security officer to see that the dogs had been removed At 5:20pm, Ms [redacted] walked into the office where I was working and said that the dogs were gone and she was leaving so wanted a refundI explained that we had a "no refund" policy and that if the carpet was ruined from her pets urine and feces, she would actually owe us moneyShe then stated that I was asking her to leave without written notice and I explained that it was the animals that had to go, not herShe said "So I have the room until Sunday then" and I agreedI said I would go by daily to ensure that she hadn't bought the dogs back to the property and she walked awayI did check the room the next dayThe dogs were gone but the cat was still there along with some of her belongings packed up by the doorI knocked on the door Saturday but as there was no barking, I did not enter the roomOn Sunday at noon, which is checkout time, I went to and found Ms [redacted] gone but she had left the key in the room As you can see from the atached signed policy sheet, we only allow one pet per room and those pet owners have a $deposit on file and pay $a week pet rentOf the $deposit, we keep $as pets cause heavy cleaning and if there is any damage to the carpet or furniture, we keep all $ I had my maintenance man vacuum and shampoo this morning but the pet urine smell is still overpowering and we will have to replace the carpetI attach a copy of our purchase order to [redacted] for replacement carpet at a cost of $ All of this issue could have been avoided if Ms [redacted] had been truthful at cheand mentioned her numerous petsShe would not have been allowed to check in and we would not have to replace the carpet in that room Yours sincerely, [redacted]

Complaint: [redacted] I am rejecting this response because: I noticed while I was there, there had been more than one pet with others that were staying there I also saw several rooms that had coverings on windows that were prohibited All kinds of "so called rules and regulations" that were not enforcedAt check in nobody asked about a pet and the pet was there temporarily She had numerous cats all over the property and t he grounds were very dirty and dumpsters were piled high with used furniture and trash everywhere The room I stayed in had stains on carpet and was already worn This place needs to be cleaned up and have all those non working vehicles removed from the property The place looks like it could be section housing with ridiculous rates I owe these people nothing I felt I was the only one that was supposed to abide by some rule while others weren't Regards, [redacted] ***

With reference to your letter dated 7/18/2014 regarding the complaint involving [redacted], ID 10138675, 1 am attaching a copy of the "Property rules and regulations" form signed by Ms. [redacted] at check-in on 7/13/2014. When asked if she was bringing a pet with her, Ms. [redacted] answered "no" so pet rent and deposit were not discussed as the subject was irrelevant.

She was reluctant to answer the door but I announced myself as a manager and she did eventually open the front door. I then advised Ms. [redacted] that she would need to get the dogs out of the room by 5:30pm and that I would return with my security officer to see that the dogs had been removed.

As you can see from the atached signed policy sheet, we only allow one pet per room and those pet owners have a $150 deposit on file and pay $10 a week pet rent. Of the $150 deposit, we keep $75 as pets cause heavy cleaning and if there is any damage to the carpet or furniture, we keep all $150.
I had my maintenance man vacuum and shampoo 1090 this morning but the pet urine smell is still overpowering and we will have to replace the carpet. I attach a copy of our purchase order to [redacted] for replacement carpet at a cost of $318.
All of this issue could have been avoided if Ms. [redacted] had been truthful at check-in and mentioned her numerous pets. She would not have been allowed to check in and we would not have to replace the carpet in that room.
