These tenants had an unauthorized dog on the property which is a clear violation of the lease agreement The carpet primarily upstairs was dirty , stained,torn , with extensive pet odorTechnically , we could have replaced the carpet and padding completely under the terms of the lease agreement We opted to have the carpets cleaned , repaired and dyed, to reduce costsThe interior had to be painted throughout , and all applianceswere dirty Supporting video and photos availableTell us why here

The entire hvac system in this property was changed out approxyears ago The only problem that exists , is the tenants lack of routine filter change In fact , on at least two occasions that the technicians have arrived to check unit , there was not even a filter in place This causes the coils to become very dirty and freeze upAdditionally , the dirt and debris also affects the drain line causing back up The coils have had to be pulled and cleaned to restore unit to proper operationdue to tenant neglect As per our lease agreement , tenant is responsible for any expenses incurred due to neglect or abuse We have photographs , video ,anddocumentation signed by tenant showing the condition of the coils at time of service We will be happy to provide to Revdex.com upon request

The fact of the matter is , the tenant caused their own problem by inadequate filter changes , and lack of filter completely.That whole system was changed out with new approxyears ago Because of their negligence in maintaining the filters , the unit would freeze up due to dirty coil and drain would back up with dirt When unit began to thaw , the water would run over the drain pan , leaking onto the ceiling below Obviously , when a system is not maintained properly , it will not function as intended When the technician cleaned the coils , and returned system to operating condition , the air was blowing out of the registers @ degrees as tenant stated The whole basis of this complaint, is based on the fact that the tenant was in arrears on their rent and we proceeded with the proper legal remedies for eviction.In fact , just this morning, we were granted a judgement for non-payment of rent , along with possession on or before10/21/by the presiding judge Tenants were present in court at time judgement was rendered.Thank you*** ***President / BrokerLackland Properties LLC*** ** *** **San Antonio,Tx

Sorry for getting back at this time for some I was waiting to get a respond from the owner of the house hopeing answers before going any further but no luck so now have to try and do this on my ownI have been having problems since I moved in this home and hasn't even been a year yet and have complained about the ac along with everything elseit took them months before they even came did anything and when they did they would tell me oh there is nothing they can do because its up to the owner on what he wants to do or if he wants to fix it or notI even had the front office tell us that when we go complain in the office they told us the same thing about the ownerWhen I did my walk though as I moved in of December so they gave us a week to fill it out and I notice it was stamped it was receive November 14, but then it writing it says due December I wasn't even around in November well it stated the problems we had since they said it will be clean when we move in and everything be taken care of when nothing wasn't because we even had sinks with a leak and they did come out and those whew the only things they have fixed but then it started leaking again because the owner just told them to patch it up because the plumber even told us he knew we was gonna need a knew faucet but does what the owner tells them to do and its up to him to want to order a new one when he knew we was gonna need a new oneWell the bathroom my kids use that had one of the leaks underneath the sink is all rotten up and mildew and all these months is still like thatI also stated on my walk though the heat wasn't blowing only in rooms and was always so coldThen here comes the summer with my bill being almost to a monthAs I review the report they gave me which they never gave me until we went to the office to complain about the ac again as we went to go pay the rentThe receptionist even told us there had been problems since the previous Tenteds and its really up to the ownerI even have emailed the property manager twice and haven't got nowhere with that eitherI have never seen nobody get in the attic until I made this report when they know the duct are badAs I read the first report in June there was work on there they never didThey never came really service my ac all they said oh well its testing degrees and there is nothing they can doHow is my report in June gonna say I had my filter and had one in July put as it turns out they took our filter out in July because we where always complaining about the ac but we didn't find out about it when it came time to change it and I kept asking them who took the filter because there was one in there so before that leaked happen we went ahead and put a filter because that's when it was time for is to change itI don't know how can they say there was not filter when that leak happened because their was and also the reports in July and August are false. I even have a Receipt I bought a filter august 5th and the leak was August 9th and they was not here for days of service as the report saysIt happen on the 9th 11pmWe called Maintenance but nobody got back to us when leaking voice mail about the leak in the ceiling so it stayed like that all night until they came the next day on the 10thWell nobody never came on the 11th. So why would the report say date of service Aug 9-They didn't come back until until weeks later after the ceiling was preforming mold and just left it like that for that long then all they did was spray it with bleach and paint over itIs that even healthy or right to doI know what they trying to do is cover their tracks for not really doing their part and patching up things or really cleaning the unit like they say because the never was here long until the leaked happened it was always 10-minutes. The unit runs all day and night and don't shut off until 3am when the house finally cools downMy house can read 80-when its on 70-all daySo that info is wrong when they say the whole house was reading 47-around the houseWhen they came on the 4th of August since we complained again all they said was oh there is nothing wrong just cover up the windows and buy curtainsThey know its gonna take money to fix it the right way when there was problems with people who lived here before so when it was empty before I rented it so why wasn't everything done right thenSo now they want to get money out of us and for what if its still not gonna be fixed right when I always paid my rent on time every month when they still giving us a hard time and haven't done what need to be doneWe was only late the first month because as I told them what needed to be fix and never didSo we was just told don't ever without rent no matter what so we just stayed paying in time but this is to much and never had problems before. As for July Report there is statements there to especially the day of service againThe date if service was not July 7-10thThey only came onceAn another thing they messed up on was with the august report on the charges they trying to make me pay which I wont because I've been dealing with all this to long and having my bill high every monthThey stated that we had said we took the filter out in the winter but yet June report said it wasn't our faultSo I think someone is making a mistake here and trying to really change their story aroundI even had my own Ac Technician come out and paid for them to come give me their point of view as I showed them the reports and they just laughed at what the report was saying but if anyone likes I can hand the info over and I will be having another one come this way I have I even reached out to the main owner of the house and mailed a letter explaining and to see if he knows what's going on with the work Lackland Properties are doing but I guess he does and maybe it is his fault on all the patch ups because it was wrote on the 25th and send out the next day and never got no call or nothing since I left my number. Put now on the 29th of August there was another leak in my kids bedroom due to another leak by the AcIt was a pipe that was leaking and also with that ceiling they did the same just spray with bleach as it was forming a water stainBut I also have my Photos of everything. But we ended up taking care of the roaches and Fleas ourselvesI even would call and complain about the nasty carpet if they knew it was that bad and disguting they should of changed it out instead of steaming cleaning it because the stains always resurface especially that padIts ok everywhere else around the living room but just nasty all in the livingroomAs of the leak from the ac on August 9th you can tell where its been patched up beforeI have Attached photos of how thet left the ceiling as mold preformed and all they did was spray bleach and paint over it but as you can see its been done beforeAlso pictures of the bathroom sink my kids use and one of how the caprpet looksI have a lot more pics but only allowed to upload and I only don't want my messages to be seen by them until I have had another Ac Technician come and give me another report on what these guys done and haven't doneThen after that everything can be send to them
