Terrible installation of Roof twice. Failure to check on subs and telling them they would not get paid until I was happy. Terrible install of siding
I live in Mexico Beach and after Hurricane Michael I contracted with Roof Positive to replace my roof, siding, gutters and garage doors. I signed the contract with them in December 2018. They hired subcontractors that evidently did not know what they were doing and because I was a 2 hour round trip from their Panama City office they did not follow the installations. The installations were terrible. They patched and repaired part of the first roof installation which is what it looks like. It looks better but still does not look anything like a professional installation and part of the Ridge Cap is still missing. They started the first roof installation in late March and started the second roof installation in late May and the last day they worked on it was June 3rd. I have had the Roof Inspector for the city of Mexico Beach inspect both installation which failed. I complained to them about the first installation and because of not following or inspecting the work of the first Roof Subcontractor they told them that they were not going to get paid until I as happy. It is hard to be happy with roof panels coming down crooked on the front of you house missing and crooked screw lines. The first Roof Subcontractor cam by twice on Saturday wanting me to pay him even though Roof Positive has already been paid. He come back again on a Saturday night and my wife caught him standing on the Porch Roof looking in our bedroom window. The next morning we discovered that he had also broke into our garage and stole some tools. We have the Police Reports from both instances. Roof Positive did replace my tools. I work up in Georgia and commute back and forth. My wife is now scared to stay at home during the week. My second siding installation has just been completed and looks fairly good. The worst thing with that installation is that Roof Positive made him use the existing siding as much as he could so the seams do not look like a professional installation. Fortunately for us we met the second Siding Installer at my neighbors house and watched him do some work for them. After several discussions we were able to get Roof Positive to use them. During both Roof Installations the garage installation and the second siding installation I spent several hundred dollars getting material and completing items they did not complete. My garage doors are till not completed. The gutters are not installed. The aluminum sophit was damaged by the Siding Contractor tearing off the old siding. To top it all off I received a e-mail in late July from the mortgage company saying they had received a new contract and release of lean. They took the original contract signed by me 12/13/18 and penciled in addition charges and sent them to the mortgage company. I signed a contract with them for the totals of the line items in the Insurance work sheet as totaled up by Roof Positive. I also signed a Authorization of Benefit for them to work with the insurance company. They have received checks and are with the mortgage company for additional approximately 21,500.00. The insurance company did not agree to pay all they wanted. I was not copied by them on the estimate that they sent to the insurance company so did not know how much they were going after. I have a archive of pictures of the original installations for anyone considering using them. I am in the process of getting roofing estimates to correct by roof installation but if anyone want to see the job they did for me it has not been repaired yet. I have been working with an attorney concerning the modified contract and freeing up the money with the mortgage company so I can get my home completed.

Desired Outcome

I would like them to get another reputable roofing contractor to redo the poor installation in some areas and finish my roof. I would like them to get a reputable gutter contractor to repair the soffit one of their subs damaged along with installing gutters they tore off. I would like them to finish my garage door installation. I would like a legitimate contact from them reflecting the original contract and the additional funds the insurance company sent them. I would like them to pick up the construction debris left by their subs. I have had my roof inspected and it failed twice. Upon completion of work I want thorough inspections and approvals. The current roof installation had ridge cap left off that could eventually start leaking. Due to the lack of response from Roof Positive I have been working with an attorney. I have also been setting up appointments to have roofers look at what it will take to fix/finish my roof.

Since this review was filed, the homeowner and I have emailed each other, and I hope to meet with him by next week, so a satisfactory conclusion to his project can be reached. As I told the homeowner, while I know his project has had up to now a less than satisfactory result, we as a company have not breached our contract and we have nor broken any law. It is our desire to complete the project, and make his damaged property once again whole. Since the storm hit, We have successfully completed scores of jobs and helped hundreds of folks return to their homes.The Mexico Beach area is still far from being rebuilt following the Cat 5 Storm that crushed the community more than a year ago. While there is improvement, it is still a very difficult job, we will see it through.

I have e-mailed them back to confirm that I willing to meet with them. I have also reviewed the estimate that they sent the insurance company and there are several items on it which they did not do which they are trying to bill me for since the insurance would not meet there estimate completely. An example is pressure washing and painting. We signed a contract for what insurance paid upfront and I signed an AOB for them to work with the insurance company back in December 2018. They did not copy me on any estimates they sent the insurance company until the end of July. The mortgage company e-mailed at that time to inform me that a hand marked contract had been submitted. That is when I confronted them and was sent the estimate.

I paid them the total amount of the upfront money from the insurance worksheets and am will in pay them the additional funds that they have received from the insurance company. But the plain and simple facts are that not only are they wanting to be paid for items they did not do also a high price but for poor quality work. As I have stated earlier they have mismanaged their subcontractors and have actually put us in danger. As another example of mismanagement, they set up a meeting with the first siding sub were nearly two hours late. He was gone by then. They had told him that his work was terrible when setting up the meeting but they allowed him to continue. They also ask me did I point out the problems to them. Pardon my confusion but as their sub I thought that was their job.

We have had to purchase material and perform work that would not complete or respond to when we contacted them to prevent further damage. An example is the garage door trim. I found a local contractor to repair the siding but to use him I was told I would have to warranty the work and Roof Positive had no responsibility. He was told the he would have to re-install by storm shutters to get the job. He had never installed them before. After our first siding experience we wanted him to do the work so I told him I would purchase the material and help with the installation. Pardon my confusion again but how do I owe them for the complete siding installation since I am providing the warranty or any of the shutter installation.

Due to poor work I am having my roof inspected by an independent inspector. They are all busy as the devil but I am trying to get other roofers to offer recommendations for what it will take to have some semblance of a professional installation. This is round three on trying to get it completed.

In my last response to the homeowner's complaint, I stated that I would welcome the opportunity to meet and reach an agreement to complete his project. While a tentative date to meet was set, as of today's date, the meeting has yet to take place. Even so, I stand by my previous request to meet.
The project is substantially complete, but does require some items to be addressed. I fully intend to complete this project if the customer allows this to happen.

In my response I had agreed to meet with Mr. N. That has however changed. I did file a complaint with DBPR and they have assigned an investigator and started an investigation. He has reviewed my documentation and informed me he would be the one discussing matters with Build Positive.
I have also had a Home Inspector inspect my roof and he found numerous problems you can not see from the ground. I am waiting on the report which I will share with DBPR and I am sure he will share with Mr. N.
