To Whom is May Concern:I have addressed all issues during the warranty period (03-14-2016 to 03-14-2017) and all repairs have been ratified by the owner. The current complaints are clearly out of the warranty period. At this time, I have no resolution to gratify the owner.

I sincerely regret to hear of your disappointment with my work, as your builder.  When selling a house, I give each buyer a 12-month warranty for any required repairs from the time of sale. I was contacted by you in May 2017, the end of the 12-month warranty, concerning a crack in the basement...

ceiling and water coming through back door. In response to the crack in the ceiling, I did tell you that this would go away when the temperature got warmer. Because you were unsatisfied with my response, you exercised your right to call your own inspector to assess the problem. Upon his inspection, he also told you the crack would go away with the warm temperatures.  In response to the water coming into the back door and ruining the hardwood floors, I replaced your floor and sealed the door. The water continued to come through the door during inclement weather and I replaced the floor again and installed a storm door at my own expense.   I have responded to all your complaints and have made all repairs promptly, but the weather was a hindrance in getting your floor replaced. I realize this winter has been exceptionally cold and has caused many problems with frozen pipes. I did not hear of any problems last winter concerning the pipes above the garage and believe these are insulated properly, so I have recommended adding heat in the garage during the harsh temperatures.  The fireplace is also insulated properly, and was not an issue last winter, however the extreme temperatures may be a factor in the cold air/draft coming from this fixture. I suggest you turn the fireplace on when occupying this specific room. As far as the refrigerator, I do not warranty the appliances in the home and the manufacturer will need called to make sure that this is not defect in that appliance.  Once again, my warranty on a new home is 12 months, which expired for your home in May 2017. You apparently feel there has been a breakdown in the Contractor-Owner relationship which is unfortunate, as I have done my best to accommodate you and remedy any issues that have been raised. I have built 8 homes in your current neighborhood and have not had any complaints from other customers. I do my best to keep all my buyers happy.   [redacted]er Build with Pride

I have reviewed the response made by the business in reference to complaint [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.I'm not sure how much clearer I can make this: I'm not asking for a "repair". It's not as if I'm asking for peeling paint to be replaced one year after the warranty ran out. Pride (or one of his subcontractors) failed to properly insulate two areas of our brand new home. This has been confirmed by a a home inspector that I hired on my own dime to come and take pictures with an infrared camera. This is a latent defect that would not have been caught in a normal home inspection after the drywall is finished. It's not a "repair" - it was never done correctly in the first place. I only began to look into the issue after the temperatures dropped this winter resulting in a frozen pipe and readings of 32 degrees in one of our tubs and 15 degrees in front of our fireplace. This is not normal of a properly insulated house and Pride knows this. Furthermore, I have countless examples of his attempts to cut corners on the repairs he did make for me within my warranty period. He also claims that no other homes he has built in the neighborhood have had any issues. My next door neighbor confirmed to me that he had an insulation issue in his basement that resulted in a leak from condensation build up. Not only did he lie that "no other issues have come up" with the other houses he has built, there was an INSULATION issue similar to mine just next door! I don't know why Pride believes he can bury his head in the sand and lie his way out of this issue. I don't know what happened - it may have been a subcontractor who made a mistake or overlooked something, it may have been intentionally trying to cut corners... I don't know. Mistakes, accidents, and oversights happen. But the lack of response - Pride has never answered my phone calls to even come and check out the issue in person - is infuriating, especially after his empty claim that "I've been doing this for 25 years, if you have something going on with your house just let me know and I'll take a look, I stand behind my work". Wouldn't he be interested to know if someone he hires is doing subpar work that could cost him money in the long run? I don't understand how he thinks it will help his business to not learn where things are going wrong. I'm beginning to feel helpless when the proof is so clearly out in the open. I've avoided taking legal steps up until this point thinking that common sense would prevail but it appears Pride has no interest in doing that. What is the next step? When will my review of his business be posted so that it may help others to avoid the mistake I made of buying one of his homes? If I can't get a fix to this problem through the Revdex.com, my next goal is to spread the word to the community about his practices and to obtain a resolution through legal means.
