I am responding to the complaint by Miss ***First off, I do not know where the $10/hr cleaning rate would have been agreed toI also do not agree with her stating that we forged or copied her
signature on the checkout formThe signature spot is blank where she would have signedWe have flat rates that we charge if something isn't cleanedIf Miss *** would have wanted, she could have stayed and scheduled an appointment to do a checkout with the managerShe told my manager that she did not want to wait to do itWhen my manager got to the unit, he saw it was still dirtyHe then went up to a different unit where we had cleaners working at the time, and then came down and also acknowledged that Miss ***' unit was not clean
Another item that was not on the checkout was a $re-rental fee plus $for rent for the month of SeptemberMiss *** gave improper notice to vacate her apartment, but this was not charged back to herHer lease was to expire 9-30-
I have attached the checkout form and a copy of the lease

On the form uploaded by the management, you can clearly see where they copied my signature from a previously signed formWhen I left my day notice, I was told it was fine and my lease would be OK if I leftThis was over the phone with an older womanI would also like to point out that this issue of completely irrelevant charges were given to me, like leaving behind a braceletThat's essentially stealingI was not informed of a "re-rental" chargeNone of the charges that were going to be charged to
Me were given to me in notice before they actually charged meThe thing that I find to be the most illegal is the fact that they copied my signature from an old form onto the check out sheet

I have reattached the checkout form that was not signed or forged by any BMI representativeWhen I made a copy of it, two pages stuck together thru the scannerI have reattached the original checkout without any signatures except where Curtis, the manager, signed his nameI also attached the chethat Robyn signed and if you look, you can see where on the first scanned document matches up with the signature on the first scanned check-outYou will also notice where the date reflects 9-11-and if you look on the bottom of the first scanned check-out you can see where they stuck togetherRobyn was also informed at the time of the lease signing about any re-rental chargesShe also initialed that on the lease that she agreed to those termsAgain, that was not charged though to herThe main complaint here is that we copied her signature, and clearly we did notAll that was written at the bottom was her new forwarding address that we receivedI do not know who she talked to on the phone either, but anything done would have had to be done in writingShe was given a copy of her lease when she signed it in September

I have attached ***'s notice to vacate along with his lease, where I underlined on line what is required for a proper noticeAs you can see from his notice it is dated 6/1/but in order for him to be out of his lease by the end of his lease term, we would have needed his notice on or before
May 1st, not June 1st, It is a full month notice to be out of a lease at the end of the lease termThis is standard practice with most management companies and complies with state lawsWe won't be refunding any money(The resident manager did move someone into his unit on July 1st so there will be no charge for July rent to ***)Thank you, Sarah *** Regional Supervisor ***corresponding documents attached

I have spoke to this resident back in December and explained our process with snow removal.  Notices were posted 3 days prior to the full lot cleanout of snow.  ND law states a 24 hour notice but we did 3 days.  This is ND and it does snow here and we need to make sure there is a...

safe path for our residents.  We cleaned out of all of the lots that is under this site manager and for her to call or text everyone at all of her buildings is not feasible, that is why notices are posted.  The site manager also doesn't know what car belongs to what unit or person.  As our lease states if a vehicle is left in the lot when a lot cleanout is in process the car will be towed at owners expense.  If the resident was going to be gone for an extended period of time, why didn't he let the site manager know ahead of time? Why didn't he make other arrangement for his car should it snow?
