(The consumer indicated he/she DID NOT accept the response from the business.) I do not accept this response because I'm not in need of Buildet Foundation Repair's sympathyI'm in need of a resolution for the work that they didSpring is approaching and I fear the holes left behind from their work will only hold water causing more stress on my already weak foundation wallFurthermore, I never stated that there were issues with the piers they installedDue to the lack of proper back-fill technique, I questioned their ability to properly install the piersI only mentioned that if the structural engineer found issues related to the piers, that Buildet Foundation Repair make the proper correctionsThe structural engineer has not found any issues related to the piers at this timeIn conclusion, as a business, Buildet Foundation Repair should stand behind the products they sell and their workmanshipI am not the homeowner that hired them but that shouldn't matterThey offer a year warranty for the services provided on the property, regardless of who owns the propertyThe services were completed 9/11/and in that short period of time, large holes from improper back-fill technique presented themselvesThey claimed that they can't help how the ground settlesMy argument to that is the ground didn't have large holes before they disturbed itI also fear that they may have damaged the draining system that runs through the area where they installed the piers

We never told [redacted] that the proposed work would cure the water issues coming into her basement nor does it say so on the proposal that she signed However we did explain that the obvious drainage issues needed to be addressed first Any water directed away from the foundation will help or could stop the water from entering the basement but most importantly it will help prevent more costly repairs such as foundation settlement and inward movement of foundation walls The only way to guarantee that the basement wouldn't have any future water intrusion would be to install an interior or exterior footing level drainage system Had one of these drainage systems been installed the proposal would've stated that the work guaranteed that the water intrusion would be eliminatedThe issue with the unevenness of the re-laid sod was due to the lack of moisture in the ground while the sod was being cut [redacted] was made aware that if she wanted the sod to be cut and re-laid that the area had to be heavily watered several days prior to our work being started so that this could be done Otherwise we would just seed and straw the area after the swell was formed She stated that it wouldn't be an issue for her to water the yard and so the contract was written to re-lay the sod I personally went back and added more soil to the areas she said had holes from the thickness of attached soil to the sod being uneven due to improper watering and she said that was satisfactory The other issues she mentioned in her complaint have never been brought to my attention and if the water is in fact still not draining properly to the designated area then that would be covered by the warranty

I'm not sure why he filed this complaint since I did meet with him regarding these issues and not once did he suggest that my work was failingThe day of the inspection I explained what needed to be done and verbally gave him a price for the repairs on fixing these issues since they werent caused by nor near the area our work was performedWe had only worked on the front left corner of the homeI believe the inward movement of the foundation wall was addressed by [redacted] and one other company which is were his concerns whereI feel terrible for this homeowner since he bought a house with issues covered up by framed walls but that's no reason to file a complaint against my company when everything he showed me was unrelated to my work His only issue related to our work was that the soil had settled a bit in three areas where we installed the three steel driven piersI explained to him as I did to the original owner of the home (which is who contracted me for the work) that there might be some soil settlement even though we mechanically compacted the soil in several layers and since soil settlement was out of our control it wouldn't be covered by the warranty Now if he feels that the piers have failed causing the foundation to continue to settle then I'd be more than happy to excavate one or all of the piers to do a load test and confirm the piers haven't failed

Initial Business Response /* (1000, 10, 2015/08/11) */
This is a claim because I never told him to find a new contractorThe issue he is having from that sump pump is not from freezing
I went and looked at the pump and he told me that a few months earlier the pump had overheated and
he took it upon himself to disconnect the pipe and when he did a rodent fell out of the pipe causing the water not to flow
Since it was running constantly and started to overheat again he called me to look at itWhen I looked at the pump I seen that he never tightened down the hose clamp and that was causing the water to spray back into the basin and basically just recirculating the waterI offered to install a brand new pump that day in case the pump had burnt the motor up but since the problem was solved he opted to chance the old pump was not burnt up and it would continue to work
The discharge line has continuous fall so that the water does not collect inside the pipe which eliminates any chance of freezingSo the pipe does not need to be at the 28" frost depth like he is thinking it needs and frankly could not be done since it has to daylight in the yard for discharging the water

by nor near the area our work was performed. We had only worked on the front left corner of the home. I believe the inward movement of the foundation wall was addressed by [redacted] and one other company which is were his concerns where. I feel terrible for this homeowner since he bought a house with issues covered up by framed walls but that's no reason to file a complaint against my company when everything he showed me was unrelated to my work.
His only issue related to our work was that the soil had settled a bit in three areas where we installed the three steel driven piers. I explained to him as I did to the original owner of the home (which is who contracted me for the work) that there might be some soil settlement even though we mechanically compacted the soil in several layers and since soil settlement was out of our control it wouldn't be covered by the warranty.
Now if he feels that the piers have failed causing the foundation to continue to settle then I'd be more than happy to excavate one or all of the piers to do a load test and confirm the piers haven't failed.

I do not accept this response because I'm not in need of Buildet Foundation Repair's sympathy. I'm in need of a resolution for the work that they did. Spring is approaching and I fear the holes left behind from their work will only hold water causing more stress on my already weak foundation wall. Furthermore, I never stated that there were issues with the piers they installed. Due to the lack of proper back-fill technique, I questioned their ability to properly install the piers. I only mentioned that if the structural engineer found issues related to the piers, that Buildet Foundation Repair make the proper corrections. The structural engineer has not found any issues related to the piers at this time. In conclusion, as a business, Buildet Foundation Repair should stand behind the products they sell and their workmanship. I am not the homeowner that hired them but that shouldn't matter. They offer a 20 year warranty for the services provided on the property, regardless of who owns the property. The services were completed 9/11/15 and in that short period of time, large holes from improper back-fill technique presented themselves. They claimed that they can't help how the ground settles. My argument to that is the ground didn't have large holes before they disturbed it. I also fear that they may have damaged the draining system that runs through the area where they installed the piers.

will help or could stop the water from entering the basement but most importantly it will help prevent more costly repairs such as foundation settlement and inward movement of foundation walls.  The only way to guarantee that the basement wouldn't have any future water intrusion would be to install an interior or exterior footing level drainage system.  Had one of these drainage systems been installed the proposal would've stated that the work guaranteed that the water intrusion would be eliminated. The issue with the unevenness of the re-laid sod was due to the lack of moisture in the ground while the sod was being cut.  [redacted] was made aware that if she wanted the sod to be cut and re-laid that the area had to be heavily watered several days prior to our work being started so that this could be done.  Otherwise we would just seed and straw the area after the swell was formed.  She stated that it wouldn't be an issue for her to water the yard and so the contract was written to re-lay the sod.  I personally went back and added more soil to the areas she said had holes from the thickness of attached soil to the sod being uneven due to improper watering and she said that was satisfactory.  The other issues she mentioned in her complaint have never been brought to my attention and if the water is in fact still not draining properly to the designated area then that would be covered by the warranty.
