Review: We hired Builtright Renovations to complete a full renovation of our 1800 sq ft. Cape Cod style home. To date they have received payments in excess of 130 thousand dollars. In September of last year as the job came to a close, the contractor claimed we owed him approximately 20k dollars. We disputed this fact. After asking repeatedly for the signed invoices we received an email listing the charges. Several of them we had never seen before. We requested to view the change orders themselves which purported to contain our signatures. After going back and forth for weeks the contractor removed several of the purported change order charges. Subsequently, we reviewed the records and discovered that even if the contractors records were correct, which we still dispute, he was still owed less than 3K. In addition because of repeated mistakes made during the construction the contractor owes us various credits. As of this date they are in excess of 8k. After making the contractor aware in writing of this fact, he agreed he had made a mistake, then he essentially ceased work on the job. In the past three months we have received 5 half days of work from his company. Our permit is set to expire in less than a month, and we are not able to pass inspection. Further, the contractor has failed to pay the electrical subcontractor he hired, a final payment of several hundred dollars and now the electrician will not release the electrical certificate. The contractor told us if we want the certificate we should pay for it, since he is now losing money on this job. This is unacceptable, my family has certainly paid more than enough money to Builtright Renovations.Desired Settlement: We are respectfully requesting that the contractor pay his electrical subcontractor, finish the job and close the permits out so we dont incur fines from the Village and can enjoy our home without these constant issues. Further we are requesting copies of all contracts that bear our signature so that we can come to an accurate number for the cost renovations and for the contractor to remit back to us any overpayment.

I have reviewed the response made by the business in reference to complaint ID# [redacted], and have determined that my complaint has NOT been resolved because:

BuiltRight is falsely claiming they are owed money, and are not acknowledging the extent of the work to be completed. Additionally, Builtright seems to be attempting to deflect stating they are the second contractor and giving a list of subcontractors who have left the job. Builtright is correct, they are the second contractor but they have been paid in excess of $130,000.00 for their work. In addition, two plumbers and two electricians referenced in their response were sub contractors hired by Builtright Renovations themselves, and my understanding is that both electricians quit working for Builtright when BuiltRight did not pay them. The first plumber Builtright hired quit as well and they subsequently hired another plumber, whom also informed that he was having difficulty getting paid by Builtright Renovations. For BuiltRight to insinuate that there is a subcontractor issue on the job site that is not related to them is typical of their disingenuous behavior. Please see my letter belowDear [redacted], I am in receipt of your letter dated 1[redacted].15, however there are several outstanding issues that you letter does not address. For ease of understanding I have enclosed a list of all agreed upon contracts and change orders. Additionally, I have included a tally of the monies paid your company and the outstanding credits you owe us which tally $6810.00 as of today’s date. There appears to be an error in your letter with regard to the sealing of the bathroom and backsplash tile. At [redacted]’s request I purchased sealer. It was installed in the downstairs bath. The only tiles left to seal are the tiles that [redacted] broke when he was reinstalling the shower seat, which had been incorrectly installed prior. That work must be completed and as you can see, has been paid for. The remaining items are;Kitchen cabinettrim.Install upstairsbacksplash vanity.Repairfurniture console to the satisfaction of the homeowner.Repairdrywall damage from water leak due to incorrect window installation.Installand wire two additional thermostats.Repairexterior door lock at side door.Repairwindow lock in master bath.Footing forbasement beams, missing column installed.Further, there is the issue of the structural beam in the basement which I have been advised is not correctly supported. There is no footing, and the bolt that [redacted] installed does not meet the structural requirements necessary for the house. In addition I spoke with [redacted] two weeks ago. He requested that I contact the electrician, get the electrical certificate, submit it to the Village of [redacted] and call for a final inspection. I contacted the electrician repeatedly and was informed today that he no longer works with your company due to your failure to pay him for his work. He informed me that he held my certificate “for ransom” and that you were forced to pay him his outstanding balances on several jobs in order to get the certificatefrom him. I spoke with [redacted] this afternoon, who informs me that he has received the electrical certificate for my home. However, he will not file it with the Village of [redacted] without receiving three thousand dollars from us.As you can see no sum of money is due to your company. Our permit expires on February **, 2015, and our job is still not complete. We have structural issues that must be addressed as well as various projects your company has left incomplete. As the structural issues create an unsafe condition I expect to hear from you immediately as to how you plan address this issue. If I do not hear from you within 5 business days I will be forced to begin the process of contracting with another vendor to repair this unsafe condition and will seek to recover any and all expenses related to this repair “and the completion of the job you were paid to do” from you and your company. I have enclosed Emails exchanged with [redacted] as you will clearly see she is not telling the truth. we are willing to complete work missed on plan however, only work in which we charged for not beyond scope of approved plan of village of [redacted] as per our email.we have requested a meeting with her architect whom drew the plans to show us what she is talking about because we have expressed what will be corrected and she is stating we will not come this is untrue.as I previously expressed Built Right Renovations inc are here by requesting a formal arbitration this has become completely unessacery we have made numorus attemps to resolve this with the customer and now we have untrue statements being made about our company to your office and we want this to resolved. sincerely: [redacted]

Dear [redacted], As you are aware my home has FAILED inspection by the Village of [redacted] Building Department. ?The Village began the inspection in the basement, and immediately failed the house due to the inadequate and dangerous condition you have created in my basement. ?After [redacted] contacted your company. I was subsequently contacted by [redacted], who agreed to complete the repair the week of March [redacted]. ?Shortly thereafter I was again contacted by [redacted] who attempted to explain the shortcomings of the installation. His new claim is that the additional support column for in the basement is not on the blueprint and therefore I haven’t been charged for it. I haven’t been charged for it because it has only recently become necessary due to your failure to uphold our original agreement.??Per our agreement [redacted] was to weld the existing beam to the newly installed support column, no addition column was to be installed. Many months into the job when I asked why that wasn’t done yet, [redacted], told me that his “steel guy” was unwilling to weld the beam due to the close proximity of the wood joist, and he would solve the problem another way. Unfortunately, his “solution” of an inadequate bolt has compromised the structural integrity of my home. ?After, discussing this issue with the architect and [redacted], they informed me that there are two options. Either, your company can complete the weld as you were initially contracted to do. Or in the event that you are unable to do what you promised; an alternative is toinstall a secondary support column. Please contact the architect to confirm whichever option you choose will meet any and all requirements in order to be SAFE and pass inspection. I would be pleased to schedule a meeting between yourself, [redacted] and arepresentative from the Building Department of the Village of [redacted], so [redacted]may discuss your structural defects in person. Please let me know if you have any interest in such a meeting and what your availability is, so we may schedule as soon as possible. Review: The bath room was completed two years ago April.since the job was completed we have been complaining about the Grout cracking all over the place. They sent us a survey asking us how we like for completed job and I said the job was never completed. 2 months ago a shelf fell off the wall in the bathroom that was complete By Built Right. we have left several messages complaining that we need them to come fix the work and I have not responded. Tonight the shower handle broke And water would not shut off.Desired Settlement: The bathroom contract states there's a lifetime guarantee on the work. I would like them to come fix the grout problems and the shelf that fell off the wall that they installed and faucet the is broken. We spent a lot money on this bathroom for it to fall apart after 2 years is ridiculous.

In response to complaint: We spoke to [redacted] on phone and he stated the work was done 5 years ago. He described grout cracking and tiles falling off. We asked him for a copy of bill of sale. [redacted] could not locate bill of sale, just a work guarantee which can be printed off our website. I am not sure [redacted] has the right Built Right Renovations. We are Built Right Renovations, Inc. [redacted]. He also is now stating that the work was done two years ago. We keep records of our customers. We have no record of this customer. Without a bill of sale, we cannot fix work. Also we only guarantee work for one year and that does not include maintenance items such as grout. Grout will crack over time. Bathroom needs to be cleaned and dried after use in order to insure grout stays in tact. There are different grades of grout, some are stronger than others. We have no idea what was purchased without a bill of sale. Generally, the grout is customer supplied, which therefore we can not guarantee this product. Please contact manufacturer of grout. Built Right Renovations will take a look at the area and discuss how it can be fixed, but this comes at cost for labor. Without a copy of bill of sale signed by [redacted] and Built Right Renvoations, we cannot just assume this is the company [redacted] has dealt with.

Please see attached documents which is our proof that we are complaining about the correct company. Apparently I guess I keep better records then the [redacted]. When my husband called to make a complaint about the work done, he spoke with a [redacted] who told him the company just switched hands recently and the employees that did my bathroom no longer work for Built Right. I also want to add that when the shelf fell off the wall, it chipped my bath tub. I just want this to stay on record so other people do not have to go through the same pain as we have. If I took pictures and posted them on Built Right's page as a review of the "Great work they perform", other customers would think twice about using them. Also if I took pictures, you would notice that they installed the wrong type of window as per our contract. As far as the type of grout we purchase, we bought the type of grout that the "[redacted] recommend as he was our shopping companion. Is it sad that they are blaming the grout company for their poor quality of work.

We initially asked for proof of purchase, that couldn't be supplied. Now proof of purchase has been supplied. With this new information, we attempted to make an appointment with [redacted] and [redacted]. That appointment had to be rescheduled. Instead of rescheduling the appointment, they opened up the complaint again. Built Right Renovations will go to the job and see if the problem can be fixed under warranty. Maintenance jobs such as grout in tile are not covered under warranty. These items need to be maintained properly by cleaning and drying the area after each use. If this is not done, any grout will crack overtime. We would like to make a service appointment to look over the job.
