Review: Builtrite requires approval for any modifications to be made to the property. I recieved approval for a fence, for which Oza called and harassed me about. She acted as if I had no approval to do so and when I informed her that they had approved it; she stated that she did not have the paperwork. I have submitted two other requests to [redacted] (works for builtrite), one by email, that have gone unanswered ( Shed and storm door.) Furthermore; [redacted] sent me a bill that I mailed a check for in January. I checked to confim if this check was cashed and it was not. I emailed her and this went unanswered. After leaving a message on a Sunday evening, she called within two hours and claimed that she had not recieved the check and that she had checked everywhere to find it. I doubted this as it was Sunday and she had previosly ignored me. As I inquired further she became very confrontational; she began to cut me off, she was short with her answers, answered before my questions were complete, and began to speak to me in a nasty and condesending tone of voice. This continued after I informed her that I would issue her another check for the full amount. I feel she was deliberately escalating the situation because she misplaced the check. The original check has been cancelled; I issued a new check sent by delivery confirmation mail that she recieved on 05/06. She has yet to cash this check or respond to my emails about it and the improvements I am looking to make.Desired Settlement: I want the check cashed promptly. I also would like to recieve a written approvel to my emails as well as the proper paperwork sent to me. Furthermore, I am being ignored and spoken to unproffessionally by [redacted] and [redacted]. I would like to recieve timely written corespondence given their attitudes. [redacted] was very nasty to me over a simple lost check. Please do not contact me by telephone anymore. Please make the necessary changes to your staffs attitude; it is very unnecessary to speak to me in the manner they have over their lack of organization/efficiency.

Review: The builder and hoa have not honored the basic contract guaranteeing me an assigned parking space. [redacted] has refused to address the issue or respond to my phone calls or letters in this issue. She and [redacted] have been rude about the issue.Desired Settlement: They can write me a check for the diminished value of my property, as to their zoning mistake, or they can have the area rezoned to give me my assigned parking.

This firm represents Builtrite Home Developers, Inc, and its affiliated entities. I have been forwarded a copy of your undated letter (received by my client on July 30,2013) requesting an assigned parking space on the street. In your letter, you take the position that you will mot be paying “front charges or HOA fees" until the assigned parking space is established. It also appears that you have recently submitted a complaint to the Revdex.com pertaining to this issue as well

Please be advised that your complaint has no merit whatsoever. Please find attached a copy of Attachment #3 to your contract of sale which, clearly delineates that your third parking space is located on the 20’ parking pad next to your driveway. You are not entitled to a fourth parking space. Please note that you executed Attachment # 3 acknowledging rcceipt.

Please note further that [redacted] County governmental agencies regulate and approve the layout of the parking spaces at the time of site plan approval. There are three comer lots in the subdivision with this same parking configuration.—each having obtained County approval. Moreover, my client has previously explained all of this to you. If you choose not to pay HOA fees or front foot fees, you will be subject to enforcement actions and other remedies as set forth in the instruments recorded in the Land Records of Calvert County which establish such obligations. Please contact me with any questions you may have.

I am rejecting this response because:

This document shows that I do have two spaces on my property. This extra space is part of my lot and an additional option on my home and the assigned parking is marked on the street for every other resident. The document submitted by builtrite, and referenced by both builtrite and the lawyer representing them, does not state that this second spot takes the place of my assigned parking space as guaranteed me in the atached document. Your letter also stated that the county approved your layout. Go tell them that you neglected to assign me a space, submit a new drawing, have them aprove it and fix your mistake. The other option is to compensate me for the diminished value of my property. Furthermore, the countinous avoidance of the issue is rude and you and your affiliates have made alterations to my property in the past without my consent and avoided the issue in those instances. Do not come back on my property or make an alterations; with the exception of the current issue.

Review: My family and I purchased a new construction home in [redacted], MD from Built-Rite homes in March of 2013. Just prior to closing it was discovered that the contractor Built-Rite used to poor our front porch slab made a mistake and poored the porch a couple inches too thin making the step from the porch into the home greater than the height allowed by [redacted] County building code. In order to remedy the issue in time for our scheduled closing date, 22 Mar 2013, Built-Rite's project manager elected to poor 2 small stoops in front of the doorways on our porch so the step heights passed [redacted] County inspect. At the time, both my wife and I explicitly and in writing on pre-closing inspections noted the defects and our dissatisfaction with it. We confirmed with the Built-Rite project manager, Mike L[redacted], that the porch would be torn off completely and repoured after closing but agreed to proceed due to time constraints. We are now 17 months post-closing and Built-Rite is now renegging on the promise to fix it in total and is only offering to patch a small section still leaving stoops on the porch. When the Built-Rite concrete subcontractor came out to address the issue and determine a path forward he agreed that it was his mistake but said he could not afford to fix it because "it will put me under." All this said, Built-Rite has been dishonest and did shotty work on our new home but won't fix their mistake. My wife and I are being forced to seek expensive legal means to cajole them into fixing the issue.Desired Settlement: My desire outcome is for Built-Rite homes to come and completely replace the concrete slab on our front porch as promised at closing and numerous times since.
